Letter To Undertaking

This letter is an undertaking by Umi Kalsom binti Saonel to Public Bank Berhad. Umi Kalsom owns a piece of land and house in Selangor, which she is selling to Sanmukavel a/l Narayanasamy. Public Bank is providing Sanmukavel a loan of RM100,000 to complete the purchase. Umi Kalsom undertakes that if the transfer of the property to Sanmukavel cannot be registered for any reason, resulting in Public Bank's charge on the property also not being registered, she will refund the RM100,000 of the loan amount paid to her immediately upon demand.

Taman Dato Hormat, 42500 Telok Panglima Garang, Selangor Darul Ehsan is the registered owners of a
piece of land held under held under individual No.Hakmilik: Geran: 174290, Lot 43, Seksyen 3, Mukim
Bandar Telok Panglima Garang, District Kuala Langat, State of Selangor Darul Ehsan measuring
approximately 89 square meters together with a Double Storey Terrace House erected thereon and
bearing postal address at No.15, Jalan Indah 6, Taman Indah Jaya, 42500 Telok Panglima Garang,
Kuala Langat, Selangor Darul Ehsan (hereinafter referred to as “the said Property”) refer to the loan
sum of Ringgit Malaysia One Hundred Thousand (RM100,000.00) only (hereinafter referred to as
“the Loan Sum”) granted by you to SANMUKAVEL A/L NARAYANASAMY [Nric No. 700411-10-
5921] of No.141, Jalan Pendamar Indah 1/KS5, Taman Pendamar Indah, 42000 Pelabuhan Klang,,
Selangor Darul Ehsan (hereinafter referred to as ‘the Borrower”) to complete the purchase of the said
Property from us.

In consideration of you releasing part of the Loan Sum of Ringgit Malaysia One Hundred Thousand
(RM100, 000.00) only to us towards the payment of the Balance Purchase Price due and payable to us,
WE HEREBY UNDERTAKE TO REFUND to you immediately on demand the Loan Sum so released
by you to us in the event that the Memorandum of Transfer in favour of the Borrower cannot be registered
for any reason whatsoever resulting in the non- registration of the Charge in your favour.
