RENTAL AGREEMENT
This memorandum of agreement is entered into at Chennai on this 24rd day
of December 2020, Between Thirun R.Rajasekar, Son of late Thiru
K.Rajaram, Hindu aged about 57 years, residing No.1, Masilamani Street,
Seethammal Colony Ⅲ Main Road, Alwarpet, Chennai -600 018,
hereinafter called the “LESSOR” of the ONE PART.
                                 AND
Mr.Sundaram S/o.Moorthy aged 33 yrs, residing at No.34/130, Perumal
Kovil Street, Sathy Taluk, Kembanaickenpalaiyam, Erode, Tamilnadu,
Aadhar No. 8173 9881 4151 hereinafter called the “LESSEE” of the
OTHER PART which term shall mean and include whatever the context so
admits and permits his legal heirs, legal representatives, executors,
administrators and assigns of the OTHER PART.

WHEREAS the LESSOR herein is the sole and absolute owner of the
Property: Shantha Nilayam, No.1, Masilamani Street, Seethammal Colony,
3rd Main Road, Alwarpet, Chennai -600 018.
WHEREAS the LESSEE has approached the LESSOR for granting the
lease of the Entire First Floor of the said property for a period of 11 months
on the terms and conditions hereinafter mentioned and the LESSOR has
also hereby agreed to demise the SCHEDULE mentioned FLAT to the
LESSEE on a monthly rental on the following terms and condition.
TERMS AND CONDITIONS:
1. This rental agreement is for a period of 11 months with effect from 24 th
   December 2020.
2. The LESSEE has deposited with the Lessor a sum of Rs.2,40,000/-
   (Rupees Two Lakhs Forty Thousand only) towards Earnest Money
   Deposit for the due performance of the conditions hereunder. This
   amount the lessor shall return without interest to the Lessee either on
   the expiry of the Lease herein granted or any determination as the case
   may be subject any lawful deductions that the lessor may be entitled to
   make.
3. The term of the Lessee under these presents shall be period of
   11   Months only commencing from            24.12.2020      unless   fresh
   agreement is entered between the parties hereto, on or before
   24.12.2021, it shall be deemed the present agreement would stand
   determined automatically without any obligation on the part of the
   parties to do or cause to be done anything for the determination of
   the agreement .in such an event ,the parties shall carry out their
   respective obligations as contemplated under these presents within
   a period of one month from the close of 11 Months contemplated

  under these presents. The fresh agreement shall be on terms and
  conditions that may mutually agreed between the parties.
4. The LESSEE further agrees to pay a monthly rent of Rs.45,000/-
  (Rupees Forty Five Thousand only). The rent for each month shall
  be paid on or before 5th of every month (after completion of the
  month). Such Payments shall be made by the Lessee either to
  Lessor or to his authorized representatives.
5. The Lessor under takes to pay the property tax and other taxes due
  and payable by him in respect of the said property.
6. In case the LESSEE wants to vacate the premises before the period
  available to them, they should give one month notice, in writing, or
  one month rent in lieu of the notice period. The LESSOR also
  shall give one month notice to the LESSEE for terminating the Lease
  period.
7. The LESSEE shall not have any right to claim deduction of rent from the
  security deposit amount. On the other hand the LESSEE shall keep
  paying the rent as agreed.
8. lf the LESSEE commits any default to pay the rent regularly on due
  dates or commit any default to observe or perform any of the terms
  here to agreed, the LESSOR hereby reserves the right to terminate
  the LEASE hereto granted and take over possession of the schedule
  premises.
9. The LESSEE shall bear and pay the electricity consumed to the TNEB
  Directly.
10.   The LESSEE agrees not to sub-let or under-let the schedule
  premises in whole or part to any third person party.

11.     The LESSEE shall keep and maintain the schedule premises clean and
     in good condition if any damage shall be borne by the LESSEE.
12.     The LESSOR shall have the right to terminate the tenancy if the
     LESSEE fails to pay the rents regularly for a consecutive period of two
     months or commits breach of any of the terms herein and take
     possession of the scheduled premises.
13.     The LESSEE should keep the demised premises in good and
     tenantable condition, as any prudent person would do with his/her
     property.
                       SCHEDULE OF PROPERTY
The property situated at Shantha Nilayam, No.1, Masilamani Street,
Seethammal Colony, 3rd Main Road, Alwarpet, Chennai -600 018.
Consisting of area to an extent of 2000 Sq.ft. thereabouts and parking
area for parking two cars in the open area of the ground of the above
said property.
IN WITNESS WHEREOF THE LESSOR and the LESSEE have set
their hands and signed this agreement of lease on the day, month
and year first above written in the present of:
