LEASE AGREEMENT
THIS AGREEMENT is made at Chennai on 06th February 2021.
BETWEEN
Mrs. Amudha W/o Late K. Rangasamy aged about 57 years residing at No.24A/45, Ellai
Muthamman Koil Street, Pazhavanthangal, Chennai - 600 114 (hereinafter referred to as "the
LESSOR") which expression shall wherever the context so requires or admits, mean and
include his legal heirs, executors, administrators and assigns of the ONE PART.
AND
Mr. Raj Kumar S/o Saravanan (Aadhar No. 4704 2301 5109) aged about 24 years, residing at
No.5, 3rd Street, Thirumullaivoyal, Thenral Nagar, Vellanur, Tiruvallur, Tamil Nadu 600 062
(hereinafter referred to as "the LESSEE ") which expression shall, unless repugnant to the
subject or context thereof include its successors and assigns of the SECOND PART;

I.WHEREAS the LESSOR/s is/are the absolute owner of immovable property for the
building situated in No.24A/45, Ellai Muthu Amman Koil Street, Pazhavanthangal,
Chennai - 600 114.
II.WHEREAS the LESSEE has approached the LESSOR/s requesting the LESSOR/s to lease
out the Schedule Premises for residential purpose and the LESSOR/s has agreed for the
same on the Terms and Conditions hereinafter contained;
III.NOW THIS DEED OF LEASE WITNESSETH THAT for and in consideration of the
mutual covenants and promises hereinafter set forth the parties hereto agree as follows
1) DURATION OF LEASE:
The Lessor/s hereby gives on lease and the Lessee hereby takes on lease the Said Property
for the period of of 11 months based on mutual consent.
1.1)RATE OF RENT:
The Lessee shall pay to the Lessor/s a monthly rent of Rs.6,000/- (Rupees Six Thousand
only) for the Said property and in addition lessee shall pay the Maintenance of Rs.500 every
month. Further the Lessee shall pay the monthly EB bills, and water charges (if any)
applicable directly to the concerned authorities.
2) REPRESENTATIONS, WARRANTIES AND INDEMNITIES:
A. LESSOR’S REPRESENTATION:
2.1 The LESSOR/s covenants that the LESSOR/s has a valid Title and is the absolute
owner of the Schedule Premises, and no other person has any interest, claim or title
whatsoever in the Schedule Premises and the LESSOR/s has a good right, full power and
absolute authority to grant to the LESSEE the Schedule Premises in the manner herein
appearing.
2.2 The LESSOR/s assures that the Lessee will have quiet and peaceful possession of the
Schedule Premises at all times through the duration of the Lease.
B. THE LESSEE REPRESENTATION:
The Lessee shall always observe and perform all the terms and conditions, covenants and
provisions on which the Premises is agreed to be given on lease and shall not do, omit or
suffer to be done anything whereby the right of the LESSOR/s to the Schedule Premises is
violated or forfeited or jeopardized or extinguished. The Lessee shall indemnify and keep

indemnified the LESSOR/s against any direct and actual loss or damage suffered by the
LESSOR/s by reason of any negligent act, deed or omission of the Lessee.
3) SECURITY DEPOSIT:
3.1) The Lessee shall pay the security Deposit of Rs.15,000/- (Rupees Fifteen Thousand
Only) as interest free Security Deposit to the Lessor. The Lessor acknowledge the receipt of
the said Security Deposit and the same will be refunded to the Lessee at the time of the
termination or determination of the lease and the Lessee shall handover the physical
possession of the Said Property simultaneously on receipt of the advance paid under this
agreement.
3.2) The LESSOR/s shall on expiration or earlier determination of the lease, refund the
Interest Free Security Deposit, subject to deductions towards any arrears of rents and
electricity charges. The LESSEE shall hand over vacant possession of the premises to the
LESSOR/s.
4) SALE / MORTGAGE:
In the event of the LESSOR/s disposing of the Premises other than to the Lessee, then in that
event, such sale of the Premises shall be subject to the leasehold rights of the Lessee, and the
LESSOR/s shall inform such Purchaser of the leasehold rights of The Lessee herein and the
Lessee shall then be required to pay the lease rent to the new owner. The terms and
conditions of this lease shall continue to bind the Lessee and the new Landlord/s as it is;
5) TERMINATION OF LEASE:
5.1) By efflux of time;
5.2) The Lessee and Lessor may if they so desire to terminate this lease will be entitled to
do so after giving 1 month advance notice in writing for the intention to terminate the lease
without assigning any reasons.
6) ARBITRATION:
Any dispute, difference or question, issues arising out of this agreement including matters
pertaining to the validity, enforce-ability of the terms of the agreement shall be referred to
the Arbitration of a sole Arbitrator to be appointed by Kovise Foundation Conflict
Resolution International (KFCRI) on the request of either of the parties.
Lessor/s Lessee
The award of the Arbitration shall be final and binding on the parties. The Arbitration
proceedings shall take place at Chennai and shall be governed by the Arbitration and
Conciliation Act, 1996 and the rules appended thereto or any statutory modification or
amendment thereof for the time being in force and this arbitration shall be held in English
Language. Each party shall bear its own cost of Arbitration.
7) LANGUAGE, JURISDICTION AND ARBITRATION VENUE:
The proceedings shall be held at Chennai and conducted in the English language. The
Courts in Chennai shall alone have jurisdiction with regard to this Lease.
8) GENERAL:
No part of this Agreement shall be amended, varied substituted or changed in any manner
except by a written instrument duly signed by both parties.
9) WHOLE AGREEMENT:
The Parties acknowledge that this Agreement and these conditions contain the whole
Agreement between the parties and it has not relied upon any oral or written
representations made.
10) NOTICE:
No notice shall be deemed to have been served unless delivered under Acknowledgement
