RENTAL AGREEMENT

The Rental Agreement is entered into at Chennai, on this Day of 01-03-2022 between
HOLDER residing at Valli Garden ,Vijayanagar North Extension Road 600041,
now at Chennai; hereinafter called the “LESSOR” (which terms shall mean and include
wherever the context so requires or admits their heirs, successor, executors, attorneys and
assigns).
AND
Mr. K. HARI PRASATH , residing at Valli Garden ,Vijayanagar North Extension Road
600041 2nd Floor, Chennai-600041, hereinafter called the “LESSEE” (which terms shall
mean and include wherever the context so requires or admits their heirs, successor,
administrator, executors, attorney and assigns).
LESSOR LESSEE
1. I, The LESSOR do hereby lease a portion of the 2nd-Floor, at plot Valli Garden ,Vijayanagar
North Extension Road 600041 (hereinafter referred to as the premises) in favor of the LESSEE.
2. The LESSEE agrees to pay the LESSOR monthly lease rent of Rs. 20,000/- (Rupees Twenty
thousand only) on monthly lease amount being payable on or before 5 th of every succeeding
month.
3. The LESSEE has already paid to the LESSOR advance of Rs. 15,000/- (Fifteen thousand) as
security deposit as advance for the said portion. The advance security amount shall not carry
any interest and shall be refundable to the LESSEE at the time vacating the premises after
deducting the arrears/claims, if any.
4. Before expiry of the said lease period both the LESSEE and LESSOR agree herewith to issue
advance notice period of three months in the event of whoever decides to vacant the aforesaid
premises. The advance amount should be returned to the LESSEE on the date of vacating the
premises if the LESSEE vacates the flat during a part of the month full month rent should be paid
to the LESSOR.
5. The LESSEE shall not be entitled to sub-let, assign or transfer their rights under this lease deed to
other party or parties directly or indirectly without the prior written consent of the LESSOR.
6. The LESSOR shall be entitled to demand and collect from the LESSEE, adequate compensation
for any damage or loss to the said demised portion, fittings or loss of any items or equipment
and the LESSEE shall pay such compensation amount on proof or repair/damages/loss.
7. The LESSOR further covenants with the LESSOR:
a. Not to do or suffer to be done in our about the said demised portion anything which may
become a nuisance, damage or annoyance to the other occupants of the said building or in
any way interfere with the quiet or comfort of the cotenants or occupants in the building or
to prejudice the rights to the LESSOR, as the owner of the said demised building.
b. To permit the Lessor or his agent or any person authorized from time to time and all
reasonable times of the day during the terms of the lease hereby granted, to enter upon the
said demised premises and to inspect the premises for any repairs that are necessary by
giving notice to the lessee and call upon him to execute the repairs.
c. Not to make any structural alternation in any portion of the said demised premises or part
thereof.
8. At the end of 11 months lease herein granted, an increase in lese rent of Rs.1000/- (Rupees
Five Hundred) for another lease term of another 11 months will be extended.

In witness whereof he parties hereto have set their hands hereunto in full agreement of the terms
and conditions set forth herein above the day and year hereinabove first mentioned.
