LEASE AGREEMENT

THIS LEASE AGREEMENT IS EXECUTED at 18th day of july,2025

BETWEEN

a) Mrs Rossy gupta( AADHAR NO : 5286 9740 4912) hereinafter referred to as the
"LESSOR" which term shall where the context so admits include her heirs, executors,
administrators, assignees and legal representatives.
AND

b) Mr.Vijay pal singh (AADHAR NO :7963 9027 2609) (hereinafter referred to as


"LESSEE") which term shall also where the contexts so admits include his heirs,
executors, administrators, assignees, and legal representatives.
"LESSOR" and "LESSEE" herein after in this Agreement are referred individually as
"Party" and collectively as "Parties".

WHEREAS the Lessor is the sole and absolute Landlord having full and
unfettered rights to lease out and is in possession of 4bhk duplex flat no 2193,
star enclave,sector 48,Chandigarh (hereinafter called the Demised Premises).
WHEREAS the Lessee approached the Lessor to take on lease the above said
apartment Ground Floor of flat No 2193, Star enclave,sector 48,Chandigarh for
residential purposes only and the Lessor has also agreed to give on lease the
said Premises consisting of 4 bedrooms with attached washroom,drawing
room,kitchen and inventory:, fans-4, on rent and now both the parties have
mutually agreed to enter into this Lease Agreement for a period of 11 months
from 22/08/2025 to 21/7/2026 on the following terms and conditions:-

NOW THIS AGREEMENT WITNESETH AS FOLLOWS:

1. LEASE PERIOD
The Lease of the SAID PREMISES shall be for a period of 11 months.

2. LEASE RENT

The LESSEE agrees to pay a monthly rent of Rs. 39000/- per month. The rent shall
be paid in advance on or before the 7th day of each English calendar month.

3. COMMENCEMENT OF LEASE
The date of commencement of Lease shall be 22 nd day of august 2025 and valid till
21st day of july,2026. The tenancy shall commence on 22nd August 2025, and the Tenant agrees
to pay rent for the period 22nd August 2025 to 31st August 2025, calculated on a pro-rata basis for
10 days. Thereafter, rent shall be payable on a monthly basis, and the Tenant agrees to pay the rent
on or before the 7th day of each English calendar month.

4. SECURITY DEPOSIT : lessee shall pay a security deposit of Rs.39000/- to the


LESSOR due upon signing of the lease. If the Lessee surrenders the said premises
at the end of the Lease Term in good and clean condition, the deposit shall be
returned in full to the tenant right after vacating the property.

At the end of the Lease term, on inspection, if it is found that there is damage to said
premises including fixtures thereto, resulting from the Lessee's move-in, occupancy
or move-out to, the LESSOR deduct the same from security deposit.

5. COVENANTS OF THE LESSEE

The LESSEE covenants with the LESSOR that the LESSEE shall:-

a). Pay all the electricity charges, Gas and water charges that are payable to the
authorities concerned from date of commencement of Lease Before the Due Date.

b).The said premises shall be used only as permissible under law and it shall be
used in such manner as not to create damage to the structure, and inconvenience to
other people.

c).Not to make further any rent or lease deed of the SAID PREMISES with any other
company or person.

d).Not to commit any act, which is likely to materially impair the value and utility of the
SAID PREMISES. The LESSEE shall not do or cause to be done in or upon the SAID
PREMISES or other parts of the said building anything whatsoever which may be a
nuisance or annoyance in any way or interfere with the quiet and comfort of the
LESSOR.

e).The LESSE shall use the SAID PREMISES for residential purposes only, and will
not do any type of business in it.

f).The LESSEE shall hand over possession of the SAID PREMISES to the LESSOR
on the expiry of the period of lease fixed herein or on the expiry of the period of
option should the LESSEE avail itself of the same, in the same state and condition as
on the date of occupation with the exception to natural wear and tear due to ordinary
use and lapse of time.

g). That the rental increase every year would be 7.5% of the exisiting rent.

h). That the LESSEE agrees to mantain a quiet and peaceful environment ,as the
house is located in a residential neighbourhood that values peace and decorum.
Loud noises,disturbances ,or activities that disrupt the tranquility of the
neighbourhood are strictly prohibited.

i). That if the Lessee vacates the property before completion of six (6) months from the
commencement of tenancy, the security deposit of ₹39,000/- (Rupees Thirty nine Thousand
only) shall stand forfeited. However, if the Lessee intends to vacate the property after
completion of six (6) months, he/she shall serve the Lessor with a one (1) month advance
written notice, whereupon the security deposit of ₹39,000/- shall be refunded, subject to
deductions, if any, for damages or unpaid dues.
On the other hand, if the Lessor requires vacant possession of the property after completion of
six (6) months, the Lessor shall also be bound to serve the Lessee with a one (1) month
advance written notice.

7. JURISDICTION OF COURTS

All disputes and differences between the parties hereto regarding the interpretation
scope or effect of any of the terms and conditions herein contained or in any way
touching or concerning these presents shall be resolved amicably and failure will
lead to the referral of the same to the Courts at Chandigarh.

IN WITNESS WHERE OF THE PARTIES HAVE SET FORTH THEIR SIGNATURES
