RENT AGREEMENT
This Lease Agreement is made at Gurgaon on this 28th day of September 2024
Between Mr. Radhey Shyam, (AADHAR NO. 5286 5894 2634) S/O
Shamsher Singh, house n 1109, preet nagr,Barara, Ambala, Haryana
-133201 (hereinafter called the lessor/Owner which expression shall include her/his
successors, Administrations, executors and legal representative of the on part.)
AND
Anjana Bajaj (AADHAR NO. 7062 6034 0235) D/O: Kashi Prasad Bajaj,
HAYATGANJ CHOWK, Tanda, Ambedkar Nagar, Uttar Pradesh -224190
(hereinafter called the second Party/Lessee which expression shall unless excluded
by or repugnant to the context include her heirs, successors, executors, administrators,
legal representatives and assignees) of the OTHER PART.
1. That the Lessor is the legal right full authority of Flat no. 1101, Tower 09 ( full
furnished flat ) Pyramid Urban Homes-3, Sector 67A, Distt. Gurugram,
Haryana. That the Lessee agrees to hold the said premise with appurtenance for a
period of 11 Month commencing from 01- 10-2024 to 31-08-2025.
2. To pay the Lessor by lessee during the term a monthly rent Rs. 33000/- (Rupees
thirty three thousand Only) including maintenance charges in respect of the
demised premise, by cash / cheque on or before 10th day of each English Calendar
month.
3. That the Lessee has paid a sum of Rs. 33000/- (Rupees thirty three thousand only)
as security deposit (Interest free security ) to the Lessor which is refundable after
deducting the electricity charges and any other pending bills/charges/repairs etc. at
the time of handing over the peaceful vacant possession of the property to the Lessor.
4. There will a lock in period of 6 Month i.e. the LESSEE shall not vacate the premises
before the expiry of the 6 Month of the lease period or if he does so he shall pay full
rent for the said period.
5. That the LESSEE shall use the demised premises for Residential purpose
only.
6. That the Lessee shall pay for electricity charges as per the reading of the Meter or the
bills issued against the consumption of electricity by the concerned authorities.
7. That the lessee shall at the time of occupation see that all the, electrical and other
fittings and fixtures are in perfect condition. Natural wear and tear and the damage
caused to the property due to riot, commotion, natural calamities earthquake
exempted.
8. That the Lessee shall not have any right to make any structural additions or
alterations in the Demised Premises.
9. That the Lessee shall have no right to sub-lease the whole or any part of the
Demised Premises without prior written consent of the Lessor.
10. That the Lessee shall comply with and abide by all the rules and regulation of the
local authorities and the governments with may be enforced form time to time.
11. That the LESSOR or LESSEE shall be entitled to terminate the lease at any
time, during the initial or renewed term(s) of the lease upon serving One
month prior notice in writing of his/their intention to do so.
12. That if the Tenant fails to pay the monthly rent to the Owner as hereby
agreed upon in time this rent will be terminated/cancelled automatically and
the Tenant have no right/claim for the premises or rent and the Owner can
have the possession of the said premises in his control without any process
of law and the Tenant shall have no objection to the same nor have any
claim over its goods lying in the said premises at such time.
13. That on the expiry of lease Eleven Month the lessee shall vacate the demised
premises and handover the vacant and peaceful possession to the Lessor without any
delay, with the mutual consent of both parties the lease can be extended for another 11
Monthwith increase of 10% in the monthly rent and maintenance charges as decided
by Lessor or by the mutual understanding of the both parties.
IN WITNESS WEHEROF THIS AGREEMENT IS SIGNED BY THE
CONTRACTING PARTIES IN THE DAY MONTH AND THE YEAR FIRST
MENTIONED ABOVE.
