Dear purchaser,
I hope this letter finds you well. I am writing to address a matter of great concern regarding
the sale of [Description of Land] located at [Address of Land], which was registered on [Date
of Registration].
As you are aware, we entered into an agreement for the sale of the aforementioned land,
and in accordance with this agreement, you provided me with a post-dated cheque as
payment for the transaction. However, when I attempted to deposit the cheque at my bank,
it was not accepted due to it being post-dated.
I would like to bring to your attention that, as per the West Bengal Registration Act, a sale
does not become complete until the full payment for the land has been made by the
purchaser to the vendor. Since the cheque could not be liquidated, it is evident that the
conditions for completing the sale have not been met.
This unfortunate incident has raised concerns about the breach of trust and the risk
associated with continuing the sale agreement. Therefore, I have decided to exercise my
right as the vendor to cancel the sale of the land. I kindly request you to adhere to this
cancellation and take necessary actions to rectify the situation.
Please be informed that any further attempts to complete the sale without fulfilling the full
payment obligation will be regarded as a violation of the terms of the agreement and may
result in legal consequences.
