DEED OF SALE with
SIMULTANEOUS DEED OF PARTITION
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF SALE WITH SIMULTANEOUS DEED OF
PARTITION is entered into by and between:
________________, widow, of legal age, Filipino Citizen, with residence
and postal address _______________________, Philippines, herein after referred
to as the VENDOR;
-AND-
____________________, married to ___________, of legal ages, both
Filipino Citizens, with residence and postal address at
________________________, herein referred to as the VENDEE.
W I T N E S S E T H
WHEREAS, the VENDOR is the registered owner of that parcel of land
covered and embraced by TRANSFER CERTIFICATE OF TITLE No.
___________________, situated in ___________________________________,
PHILIPPINES, containing an area of SEVENTEEN THOUSAND ONE
HUNDRED THIRTY THREE (17, 133) Square Meters, more or less, a copy of
which is hereto marked and attached as ANNEX “A”, hereof.
WHEREAS, the VENDEE is interested to buy a portion of the described
parcel of registered land of the VENDOR and the latter is willing to sell the same.
NOW THEREFORE, for and in consideration of the amount of FIFTY
THOUSAND PESOS (P50, 000.00) Philippine Currency, which is hereby
acknowledged by the vendor from the vendee to her full satisfaction, the vendor
hereby SELLS, TRANSFERS and CONVEYS unto the said VENDEE his heirs
and assigns the following parcel of land, free from all liens and encumbrances, to
wit:
LOT No. ____________, Psd-CAR-_______________, with an
area of SEVEN THOUSAND TWO HUNDRED SIXTEEN (7,
216) SQUARE METERS, more or less, to
____________________________, with residence and postal
address at JE-032 Shamolog, Pico, La Trinidad, Benguet,
Philippines.
That the VENDOR heretofore declares that she complied with the provision
of Arts. 1621 and 1623 of the New Civil Code of the Philippines. The vendor
further hereby warrant peaceful possession and use by the vendee, his heirs and

assigns of the said property bought, and shall defend the same against any or all
claims from third persons whomsoever.
BY WAY OF SIMULTANEOUS PARTITION
WHEREAS, the VENDOR and VENDEE for their convenience and
benefit have voluntarily agreed and covenanted by virtue of this agreement for
extrajudicial partition to subdivide/partition among them said parcel of registered
land as follows, to wit:
1. LOT No. 1-C-1-A, ______________, with an area of SIX THOUSAND
SEVEN HUNDRED SIX (6,706) SQUARE METERS, more or less,
shall APPERTAIN and BELONG EXCLUSIVELY to
___________________, of legal age, Filipino Citizen, with residence and
postal address at _, Philippines, a copy of the technical description is
hereto marked and attached as ANNEX “B”, hereof;
2. LOT No. 1-C-1-B, ______________, with an area of SEVEN
THOUSAND TWO HUNDRED SIXTEEN (7, 216) SQUARE
METERS, more or less, shall APPERTAIN and BELONG
EXCLUSIVELY to _________________________, Philippines, a copy
of the technical description is hereto marked and attached as ANNEX
“C”, hereof; and
3. LOT No. 1-C-1-C, Psd-CAR-030612, with an area of with an area of
THREE THOUSAND TWO HUNDRED NINE (3, 209) SQUARE
METERS, more or less, shall APPERTAIN and BELONG
EXCLUSIVELY to _________________________t, Philippines, a copy
of the technical description is hereto marked and attached as ANNEX
“D”, hereof;
NOW THEREFORE, for and in consideration of the above agreement, the Parties
herein shall have the aforementioned by TRANSFER CERTIFICATE OF
TITLE No. ___________________ CANCELLED by the Register of Deeds, and
in lieu thereof to THREE (3) new TITLES for the THREE lots in favor of the
respective new owners mentioned herein.

SALE with SIMULTANEOUS DEED OF PARTITION involving a ONE (1)
parcel of land covered and embraced by ______________________ and that they
acknowledged to me that they have executed the instrument as their free and
voluntary act and deed.
