LEASE AGREEMENT

THIS LEASE AGREEMENT made and executed at Jaipur Dated 08/07/2019 between;

Mrs. Snehlata Tater W/o Moti Lal Tater R/o C-88, Ramprastha, Flat No. C-3, Agarwal Sweet, Chander
Nagar, Ghaziabad-201011, Uttar Pradesh Hereinafter together referred to as the “the Lessor” (which
expression shall unless repugnant to the context shall mean and include their successors,
administrators, executors, legal representatives or assigns) of the ONE PART

And

(1) Mr. Vishal Sharma S/o Pritam Sharma R/o Ward No. 09, Jaitsar, Sri Vijyanagar, 1 GB-A, Jetsar,
Ganganagar, Rajasthan-335702 and (2) Mr. Amanpreet Singh Bhullar S/o Balkar Singh R/o Jassar,
Makowal, Amritsar, Punjab-143103 with hereinafter together referred to as “the Lessee”, (which
expression unless repugnant to the context shall mean and include their successors, administrators,
executors, legal representatives or assigns) of the OTHER PART.

WHEREAS the Lessor is the lawful owner and in-possession of premises situated at Flat no: SB- 306 at
Urbana Jewels, SEZ road, Opp. Muhana Terminal Market, Sanganer, Jaipur, 302029 (Raj.) India, a Semi
furnished Two-bedroom apartment on 3rd floor, together MODULAR KITCHEN, Two bathrooms, 2
Wardrobes, lights, fans and curtain rods and with all fixtures & fittings as described in Annexure I (the
apartment together with the fixtures & fittings is hereinafter referred to as "the Premises").

WHEREAS the Lessor has agreed to let out to the Lessee and the Lessee has agreed to take on rent the
Premises subject to and on the terms and conditions contained in this Agreement.

WHEREAS the Lessor has represented that the Premises are free from all encumbrances and the Lessor
has unrestricted right to the Premises and is legally competent to enter into this House Lease
Agreement (the “Agreement”) on the terms and conditions contained herein. And

WHEREAS the Lessee wants to take on rent the Premises for his own personal residential use and whose
KYC documents are attached as Annexure II (02 photographs, self attested copy of aadhar card).

NOW THIS LEASE AGREEMENT WITNESSETH AS FOLLOWS:


1. That the Lessor hereby grants on lease to the Lessee, the rights to use the Premises for
residential purposes subject to the conditions contained in this Agreement.

2. That the lease/rent agreement is effective for a period of 11 months, commencing from
4/07/2019 and ending on 03/06/2020 and subject to the other provisions in this Agreement.

3. That the Lessee shall pay to the Lessor for the residential Premises a monthly rent of Rs 9,500/-
(Rupees Nine Thousand Five Hundred only) It may be mentioned that, Lessee shall pay monthly
maintenance charges with GST, proportionate insurance premium charges of the complex,
electricity bill, power backup if any, cable/dish, (hereafter “Utilities”) which will also be directly
paid by the Lessee to the association/service provider. The rental shall be payable on the first of
each month in advance during the period of the lease while all other bills of the association and
Utilities will be paid within 7 days of being received by the Lessee. In case the Lessee delays any
of the due payments beyond 30 days, the Lessor may pay the same and claim from the Lessee.
Any delays in such reimbursements or in lease rentals will attract interest @ 18% pa.

The Lessee will co-operate with the Lessor and will get the Lease deed registered in the Jaipur
courts and costs for the same will be borne equally by the Lessor and the Lessee.

4. That the Lessee shall pay each and every payment to the Lessor in favour of

Mrs. Snehlata Tater

5. The Lease may be extended for a further period at mutually agreeable terms & conditions on
the basis of a renewed lease agreement or amendment, such renewal to be agreed upon
mutually at least one month prior to the expiry of the present lease i.e. by 03/06/2020. In case
the renewed lease agreement is not signed on or before this date, the lease shall be deemed
automatically renewed for a further period of 11 months with a increment of 10% and all other
conditions of this lease deed shall apply mutatis-mutandis to the revised term. The Lessor at
that time plans to move in to the Premises for his own use.

6. The security deposit of Rs 9,500/- (Rupees Nine Thousand Five Hundred only) paid vide point 3
above shall be promptly refunded by the Lessor to the Lessee upon handing over the Premises
to the Lessor after deducting any damages to the Premises including for furniture, fixtures and
electrical items/equipment, except for normal wear and tear at the time of termination and
handing over the peaceful possession of the Premises back to the Lessor, for any delays the
Lessor will pay interest @ 18% pa.

7. The Premises shall be used for the exclusive purpose of residence of

Mr. Vishal Sharma and Mr. Amanpreet Singh Bhullar

8. The Lessee shall not sub-let, assign or otherwise part with the possession of the Premises to
anyone or use the Premises for purposes other than for residential use.

9. The Lessee shall not be liable for outgoing of any kind whatsoever for the period prior to the
commencement date of this Agreement or after the expiry / termination thereof unless not
terminated by the Lessee. The Electricity Meter reading at the time of handing over the
premises is attached as Annexure III and Lessee shall be liable for the same thereafter.

10. That the Lessee shall be entitled to install and use one or more telephones, television sets and
other normal residential electrical equipment and kitchen appliances in the Premises as may be
convenient to the Lessee without damaging any walls or interiors of the Premises and the Lessee
alone shall be responsible for all charges thereof. At the time of termination of the lease, the

Lessee will remove the appliances and restore the Premises in the same condition as at the time
of handing over by the Lessor.

11. That the Lessee shall not carry out any structural additions or alterations to the Premises
without the written consent of the Lessor.

12. That the Lessee shall comply with all the rules, conditions and regulations, laws and bye laws of
the resident welfare association, local authorities, municipal authorities or any statutory
development authority or a Government department or agency with relation to the Premises.

13. That the Lessee shall on expiry of the lease period or earlier termination of the lease, handover
the vacant possession of the Premises to the Lessor in good and tenable condition as the
premises was when let out subject to normal wear and tear arising from day to day use.

14. SIX MONTH LOCKIN PERIOD AFTER SIX MONTH In case of vacating the flat during 11 months of
lease period lessee shall inform the lessor with the prior notice of one month.

15. During the last one months of tenancy (including renewal period, if any), the Lessee shall co-
operate in good faith in allowing the Lessor to show the Premises to other potential tenants
during reasonable daytime hours, provided Lessee gives at least a one day prior notice.

16. All communications and notices under this lease deed are to be issued as under:

To the Lessor Mrs. Snehlata Tater W/o Moti Lal Tater R/o C-88, Ramprastha, Flat No. C-3,
Agarwal Sweet, Chander Nagar, Ghaziabad-201011, Uttar Pradesh

To the Lessee : (1) Mr. Vishal Sharma S/o Pritam Sharma R/o Ward No. 09, Jaitsar, Sri
Vijyanagar, 1 GB-A, Jetsar, Ganganagar, Rajasthan-335702 and (2) Mr. Amanpreet Singh
Bhullar S/o Balkar Singh R/o Jassar, Makowal, Amritsar, Punjab-143103.

17. That in the event of dispute, if any, the Lease Agreement is subject to the jurisdiction of the
Courts in Jaipur.

IN WITNESS whereof the Lessor and the Lessee have hereunto subscribed their hands on the date stated
above.
