LEASE AGREEMENT

This Lease Agreement is made and executed at New Delhi on this 14th day
of October 2014 between:

NEERU SHARMA, WIFE OF MR. BALBIR SHARMA resident of BE-


336,STREET NO.6 HARI NAGAR, New Delhi-1100064 (Hereinafter called
"the Lessor", which expression shall, unless repugnant to the context and
meaning include his heirs, successors, administrators and assigns) of the
ONE PART;

AND

MRS. CHANDER PRABHA, Wife of Mr. G.K. Malik, Resident of WZ-40, Gali
No. 2, Shiv Nagar, New Delhi-110058 (Hereinafter called "the Lessee", which
expression shall, unless be repugnant to the context and meaning, include
its successors, administrators and assigns) of the OTHER PART.

WHEREAS Lessor, is the owner of shop no. 2 forming part of the Ground
Floor portion of the property bearing no. BE-336, Street No. 6, Hari Nagar,
New Delhi – 110 064 (hereinafter to be referred as the “Premises”) bounded
as under:

AND WHEREAS the Lessor is interested in giving the premises on rent and
the Lessee is interested in taking the premises on rent.

AND WHEREAS the Lessee has seen the title documents of the Lessor and
has satisfied himself about the ownership and competency of the Lessor to
let out the premises.

AND WHEREAS the Lessor shall let to the Lessee the premises above
mentioned from 14th October 2014 to 13th September 2015 only, on the
following terms and conditions:-

1. That the Lessee admits that the Lessor is the owner of the Premises,
and the Lessor is competent to let out the same to the Lessee.
2. That the Lessor is letting to the Lessee the premises above mentioned
at a monthly rent of Rs.8000/- (Rupees Eight Thousand only) per
month payable in advance on or before the 5 th day of every month.

3. That the Lessee has paid and the Lessor has accepted cash for an
amount of Rs. 16,000/- (Rs. 8,000/- as interest free security
deposit + one month advance rent).

4. That the month of tenancy shall be that of the British Calendar starting
from the start of each month and ending with the close of each
month. The month of tenancy shall not be changed by any of the
parties.

5. That the Lessee shall use the premises for lawful purpose and shall
comply with the rules and regulations of the statutory authority. In
case the Lessee infringes any law and in consequence thereof any
penalty is levied upon the Lessor, the Lessee shall be liable to
indemnify the Lessor or make the payments of the same directly to the
statutory authority. It is clarified that the payment of penalty or misuse
charges either to the Lessor directly or to the statutory authority shall
not amount to the condonation of the breach of the terms of the Lease
Agreement.

6. That the Lessee shall not sublet, assign or part with the
possession of the premises to anyone.

7. That the Lessee has inspected the premises and is satisfied about the
condition of the premises and fixtures and fittings contained therein.

8. That the Lessee shall carry out all the day to day maintenance and
repairs including white washing, wiring of meters, replacement of
electrical tubes and bulbs, stoop cock, pipes, electric meters, wiring
sockets and so on. The Lessor shall make the repair on their own cost
to permanent fittings such as leakages concealed water pipes and seepage
of any manner which is a resultant of construction defect so on, so long
as the repairs are not occasioned due to any wrongful act or negligence
of the Lessee.

9. That the Lessee shall pay directly to the Lessor all charges for the
electricity. For this purpose, a sub-meter shall be installed in the
premises from which the Lessee shall draw electricity. The Lessee shall at
the time of surrender of possession clear all the dues and charges for the
electricity consumption from the date of commencement of the tenancy
till the surrender of possession.
10. That the Lessee shall not cause any damage to the premises (normal
wear and tear accepted) and to the fixtures and fittings in the premises.
The Lessee shall have no right to make any structural additions or
alterations in the premises whatsoever. However, the Lessee shall be
entitled to fix air conditioners and other gadgets so long as the Lessee
does not damage the premises. The Lessee however, may erect temporary
cabins for more convenient utilization of the premises so long as it does
not amount to a work of a permanent character or otherwise alters the
identity of the premises.

11. That the Lessee shall permit the Lessor and any of her
agents/workman to inspect the premises or for carrying out any
essential major repairs on receipt of previous 24 hours notice in writing.

12. That in the event the Lessee fail to pay any amount, which become due
including rent, electricity and water charges, the Lessee shall become
liable to pay interest @ 12% p.a. on the due amount. It is however,
clarified that the payment of interest will not amount to condonation of
the breach committed by the Lessee.

13. That in the event of Lessee committing any breach of any of the terms
of the Lease Agreement, the Lessor shall be entitled to terminate /
forfeit the Lease notwithstanding the period of the lease is yet to be
expire. The Lessor coming to known of any breach shall be entitled to give
a notice to the Lessee requiring the Lessee to rectify and remedy of the
breach within four weeks of receipt of such notice. In the event of Lessee
fails to do so, the Lessor can terminate / forfeit the lease by giving a
notice by Registered A.D. requiring the Lessee to remove their belongings
and hand over the actual vacant peaceful physical possession of the
premises in its original condition to the Lessor within two weeks from the
date of receipt of the notice of termination/ forfeiture. In the event the
Lessee fails to vacate the premises on receipt of a notice terminating
the lease, the Lessor shall be entitled to disconnect the electricity
connection of the Lessee.

14. That the Lessee shall pay all taxes, which are presently existing or
which, may come into existence during the period of lease except
property tax. The property tax shall be paid by the Lessor.

15. That it is further agreed between the parties that upon completion of
tenure of present lease agreement, the tenancy may be renewed subject to
the concequerence of both the parties and further subject to an escalation
in the monthly rent payable to Lessor by not less than 10%.

16. That any notice required to be given by any of the parties, shall be
given by Registered A.D. Post as well as Speed Post at the address
mentioned in this Lease Agreement. Any notice given as such to the Lessee
at the address of the demised premises shall be deemed to have been
served on the Lessee.

17. That the Lessee shall be entitled to quiet and peaceful possession of
the premises if the Lessee perform and comply with all terms and
conditions of this lease.

18. That the Lessee shall be duty bound and has agreed to hand over the
peaceful and vacant possession of the premises in original condition to
the Lessor on the expiry of the Lease agreement. No notice to quit or for
termination of tenancy shall be required to be given to the Lessee for
vacation of the premises either under the Transfer of Property Act 1857
and or any other law except to the extent indicated in this Lease
Agreement.

19. This Lease Deed may be terminated by either party on giving a written
notice of not less than one month to the other party.

20. That the Courts of Delhi alone shall have the exclusive jurisdiction to
try any dispute between the parties and the law prevalent to Delhi shall
prevail.

this Lease Agreement, on the day, month and year first above written, in the
presence of the following witnesses:-
