LEASE CUM RENTAL AGREEMENT

This LEASE CUM RENTAL AGREEMENT is made and executed on this 21st day of
June, 2022 by -
Mr. GHOUSE AHMED ABDUL JALEEL
Residing at No.17, 1st Cross,
Muniswamy Layout, Hidayathnagar,
Kadugondanahalli, Bangalore - 560045,

hereinafter referred to as “OWNER” of the ONE PART

AND

Mrs. MUBEEN BEGUM,


Aged 47 years, W/o Mr. Nayaz
Resident of No.17, 2nd Floor, 1st Cross
Muniswamy Layout, Hidayathnagar,
Kadugondanahalli, Bangalore - 560045,
Aadhaar No. 8878 9119 0726

hereinafter referred to as ‘TENANT’ of the OTHER PART.

The terms OWNER and TENANT shall mean and include their respective heirs,
executors, administrators, legal representatives, successors, and assigns of their part as
parties wherever context admits it and includes the same.

WHEREAS the OWNER is the sole and absolute owner of the residential property which
is more fully described in the SCHEDULE hereunder and at the enjoyment of the
OWNER

WHEREAS the TENANT for want of residential purpose approached the owner to let out
the same on a monthly rental basis and, the OWNER has agreed to let out the said
premises under the following terms and conditions:

. The TENANT has paid a sum of Rs.3,00,000/- (Rupees Three Lakhs only) being
security deposit, by way of cash on which the receipt of the same is herewith
acknowledged by the OWNER. The said deposit shall not carry any interest at the time of
refund. (Infact the OWNER has let the said premises to the TENANT since 01 st April
2022, but the agreement could not be made and executed, hence the RENTAL
AGREEMENT is made and executed on this 21st day of June, 2022)

02. The TENANT shall pay the OWNER a sum of Rs.1,000/- (Rupees One Thousand
Only) on or before 5th of every succeeding English calendar month as Monthly Rent.

03. The term of this agreement of rent commence from 21-06-2022 and it will remain in
force a period of 24 months

04. During the term, the Security Deposit amount will not carry any interest and this
amount fully refundable to TENANT by OWNER while termination of this agreement
after deducting arrears of dues of TENANT such as electricity Bill, damages, rent & etc.

05. The TENANT is liable to hand over intact, good tenantable condition house property
to OWNER at the time of termination of this agreement of rent.

06. The TENANT shall pay the Electricity Charges in respect of the rented property
during the period of rental agreement before the due dates specified by BESCOM.

07. The TENANT shall not sub-let or under let or part with the possession of the
schedule premises with any other third party without the consent of the OWNER.

08. The TENANT is liable to allow the OWNER or his representatives to inspect the
house premises at any reasonable hour, in the daytime, with prior intimation, to view the
conditions thereof and to effect such repairs as the OWNER is required to do, and to
carry out any work and the TENANT shall allow the same to be done without any
objection

09. The TENANT shall be entitled to fix temporary fittings, fixtures and appliances in the
rented property with the consent of the OWNER and shall be liberty to remove them
while vacating the rented property without causing damage to the construction and walls.

10. The TENANT shall replace at their cost all the fittings, electrical installments etc.,
damaged by the TENANT and all expenses for the maintenance of these items shall be
borne by the TENANT.

11. The TENANT shall not make any structural additions or alteration to the rented
property.

12. If any damages occurred due to the negligence of the TENANT, such damages will
be borne by the TENANT OR such charges will be deducted from the security deposit
amount

13. The OWNER shall pay the Urban Tax, Municipal Taxes and other taxes and outgoing
both present and future in respect of the rented property up to date and ensure
uninterrupted occupation by the TENANT during the period of rental agreement.

14. On termination of this RENTAL AGREEMENT the TENANT shall hand over vacant
possession of the rented property along with the permanent fixtures listed to the OWNER
in good condition only.

15. Either the OWNER or TENANT shall be at liberty to give 2 months prior notice for
vacating the premises

16. The TENANT shall not do any act or deed in contravention to any Government Acts,
rules & regulations, or conditions or rules imposed by any local bodies like the
corporation, BBMP etc..

17. The TENANT shall not create any untoward disturbance or nuisance and shall not
allow any anti-social person in the said premises.

18. The TENANT shall not keep or store any illegal inflammable article or explosives
that endanger life and property

SCHEDULE

The premises of Rent Portion is situated at No.17, 2nd Floor, 1st Cross, Muniswamy
Layout, Hidayathnagar, Kadugondanahalli, Bangalore - 560045, consisting of One Bed
room, Hall, Kitchen, Bathroom with Electricity and water facilities & fittings

In witness whereof the parties above named have set their hands and signature on this 21 st
day of June, 2022 written at Bangalore in the presence of witnesses
