ABSOLUTE AGREEMENT OF SALE

This agreement of sale is made and executed on this the 15th day of February
2016 at HYDERABAD T.S.

MR. SYED SABER ALI S/O LATE SYED MAHMOOD ALI, aged about: 48
years occupation: Business R/O H.NO.3-28, KOMPALLY VILLAGE,
QUTUBULLAPUR MANDAL, RANGAREDDY DIST, TELANGANA.

(Herein after called the VENDOR which terms and expressions shall unless
repugnant or inconsistent, mean and include all his legal heirs, executors’
successors, administrators, representative, assignees, G.P.As, S.P.As etc of the
FIRST PART)

Whereas the VENDOR is the sole absolute owner and the peaceful Possessor
of property i.e. OPEN PLOT ADMEASURING: 100.00 SQ YARDS, in Survey
No: 101 (OLD) (NEW) 25/1, 25/2 Part, Situated at Kompally Village, Pet
Basheerabad, Qutubullahpur Mandal, R.R. District, Telangana State.

Whereas the VENDOR offered to sell the property i.e. OPEN PLOT
ADMEASURING: 100.00 SQ YARDS, in Survey No: 101 (OLD) (NEW) 25/1,
25/2 Part, Situated at Kompally Village, Pet Basheerabad, Qutubullahpur
Mandal, R.R. District, Telangana State. Which is more fully described in the
schedule is referred to below as the “SCHEDULE PROPERTY”.
NOW THIS AGREEMENT OF SALE WITNESSES AS UNDER:-
Thus the VENDOR herein have now offered to sell the schedule property to the
vendee for a total sale consideration of RS. 5,00,000/-(RUPEES FIVE LAKHS
ONLY) and that the vendee having accepted the offer of the VENDOR agreed to
purchase the same for the said sale consideration.

IN PURSUANCE of the said offer and acceptance the vendee has paid the full
sale consideration amount of RS. 5,00,000/-(RUPEES FIVE LAKHS ONLY) in
cash thus the VENDOR do hereby admit and acknowledges the receipt of the
full sale consideration of RS. 5,00,000/-(RUPEES FIVE LAKHS ONLY)
having received the Same from the vendee and hereby transfer, convey and
assign the schedule property in favor of the vendee absolutely and forever with
all ownership rights and privileges, etc.

THAT the VENDOR this day delivered the peaceful, physical and vacant
possession of the schedule property to the vendee to have and hold the same
absolutely and forever with all ownership rights and privileges etc., without
any obstruction or interference from any person or authority in any manner
whatsoever.

THAT the VENDOR hereby declares that the schedule property is free from all
encumbrances, attachments, prior sales, mortgages, gifts, securities and
sureties whatsoever and thus the VENDOR has got full right and absolute
authority to enter into this agreement of sale and to receive the full sale
consideration a detailed above from the vendee herein
THAT all rights, titles, interests, easements, privileges, property claims,
demands appetence, liberties, enjoyments, possessions and hereby transferred
and subsist in favor of the vendee which the VENDOR enjoying the same in
respect of the schedule property.

THAT the VENDOR has this day handed over all the original papers and
documents pertaining to the schedule property to the vendee to have and hold
the same and may use the same as documentary evidence and be useful in
times of all applications and representations for mutation and transfer of the
schedule property in favor of the vendee of his nominee/s.

THAT the VENDOR shall indemnify and keep the vendee always indemnified
from and against all the losses, costs, expenses and third party’s claims, and
in the event of the vendee sustaining any losses or damages due to any defect
in the VENDOR title or from any claims in any manner, the VENDOR agreed
to fully indemnify and compensate the vendee from all against the losses,
costs and expenses in every manner from his person and other properties.

THAT the VENDOR hereby agree and undertake to provide, arrange and
support by way of all reasonable means to the vendee in maintaining his clear
and undisturbed title over the schedule property whenever required.

THAT the VENDOR had declared that all the original documents of the said
property had handed over to the said vendee and assures that it is true and
free from all the litigations or any other types of securities or sureties

THAT the property is not an assigned land within the meaning of AP & TS
assigned lands (Prohibition of Transfers) Act of 2 (1) 9 of 1977.
SCHEDULE OF THE PROPERTY

All that the property i.e. OPEN PLOT ADMEASURING: 100.00 SQ YARDS, in
Survey No: 101 (OLD) (NEW) 25/1, 25/2 Part, Situated at Kompally Village,
Pet Basheerabad, Qutubullahpur Mandal, R.R. District, Telangana State. Are
bounded by: -

SOUTH : DEAD ROAD 25’ FEET WIDE AND PART
EAST : NEIGHBOUR’S PROPERTY

Towards the sale of property i.e. Agriculture Land Bearing in Sy. No.
64/ /2, an extent 0-10 Gts, Situated at IBRAHIMPALLY VILLAGE AND
GRAMPANCHAYATH, CHEVALLA MANDAL, RANGA REDDY DIST,
TELANAGANA State. The property having Pass Book no: T0504200191,
Katha No. 409 and Sub Registrar Chevalla having acquired through sale
deed document no. 10727 of 2007, Dated: 14-11-2007, registered at
Tahsildar Chevalla, Ranga Reddy Dist, Telangana.
The vendee’s have already paid an amount of RS. 25,00,000/- (RUPEES
TWENTY FIVE LAKHS ONLY) on the 5th of September 2022 through
agreement of sale. Hence the total amount received till date is RS.
35,00,000/- (RUPEES THIRTY FIVE LAKHS ONLY) and the remaining
balance amount of RS. 65,00,000/- (RUPEES SIXTY FIVE LAKHS ONLY)
shall be paid within the period mentioned in the agreement of sale made on 5th
of September 2022.

Hence this receipt is made and executed on this the 13th day of January
2023.
