DECLARATION
I, DIPAYAN NANDY (EPIC No. GRL3423845), son of Mr. Prasanta Nandy, by faith-
Hindu, by occupation - business, by nationality – Indian, resident of Manoharpur,
Malikpara, Uttar Subhashpally, Post Office & Police Station - Dankuni, District -
Hooghly 712311, do hereby declare and say:-

1. That by a Deed of Sale dated 03.09.2021, Mr Nar Bahadur Pradhan (EPIC
   NO. WB/04/022/045044), son of Late Prabhu Narayan Pradhan, by faith-
   Hindu, by occupation - cultivation, by nationality – Indian, resident of Lower
   Dalep,   Pedong, in the Post Office- Pedong,     Police Station   and District
   Kalimpong 734311 sold, conveyed, transferred a plot of land measuring
   about 20 decimal in favour of me, and the said Deed of Sale was duly
   registered in the office of the Additional District Sub Registrar, Kalimpong,
   and recorded in Book No.-I, Volume No. 2104-2021, pages from 28341 to
   28361, being No. 210401124 for the year 2021.
2. That due the inadvertent omission certain mistake and inaccuracies crept in
   the principal Deed, which is required to be correction.
3. That in the plan which is annexed the said principal Deed of Sale wherein
   measurement of the said property has been written as “ON THE EAST: 87
   feet length instead of Land 105 feet length and ON THE WEST: 76 feet
   length, instead of 105 feet length and, ON THE NORTH: 105 feet length,
   instead of 87 feet length and ON THE SOUTH 105 feet length instead of 76
   feet length”. It is pertinent to mention here that no change in the area of
   total land, which has been sold out by the Vendor.
4. That by this correction the nature and character of the original deed
   remains the same.
5. That this Deed of Declaration shall be treated as a part and an integral
   portion of the said principal Deed of Sale, wherein the incorrect plan as
   mentioned above that had by inadvertence crept in the said Principal Deed
   of Sale shall be deemed to have been replaced by the correct plan, as
   mentioned above.
6. That there is no change in physical position of the said property and only
   the correct plan in the said Principal Deed of Sale stands incorporated in
   these presents.
7. The said Declarant declare that henceforth, the said Principal deed of Sale
   shall always be read in conjunction with these presents and it shall always
   be deemed that this Deed of Declaration is part and parcel of the said
   Principal Deed of Sale.
8. That said Declarant declares that save to the extent as modified by this Deed
   of Declaration, the said Principal Deed of Conveyance shall remain
   unchanged and unaltered. Be its expressly stated that this deed of
   Declaration does not make any material alteration to the contents of the said
   Principal Deed of Sale as well as it does not make any material change to the
   said property entered into the said Principal Deed of Sale.

     9. That the physical and geographic location of the said property is not
        changed through this Declaration and it remains the same.
     10.That the name of the vendor, name of the purchaser, area of land and
        Schedule property, area of structure and other contents of the said Principal
        Deed of Sale remains unchanged.
     11.That by this Deed of Declaration, no Government revenue is lost.
     12.That as corrected and modified as aforesaid the Principal Deed shall remain
        in force and effect.
