RENT AGREEMENT
This Rental Agreement entered into at Belagavi on this the 28th day of October 2020, Between: M/S.
G B Patil, a Partnership firm, represented by its partner Shri. Prakash S. Patil LESSOR and
M/s Vedant Distributors, a partnership Firm, represented by its Partner Mr. Suraj Ranjit Patil,
hereinafter referred to as the LESSEE.
WITTNESSES AS FOLLOWS:
WHEREAS the LESSOR is the absolute owner of the premises at Plot no i-9, APMC Market Yard,
Belagavi. 590010.
WHEREAS the LESSEE has approached the LESSOR for taking the premises on rent for carrying on its
legal business activities.
WHEREAS the LESSOR has agreed to let out the ground floor of the said premises on a monthly rent
of Rs. 2000 [Rs two thousand only] and whereas the LESSEE has agreed for the same,
THIS RENTAL AGREEMENT IS DRAWN SETTING OUT THE FOLLOWING TERMS AND CONDITIONS:
1) The LESSOR shall let out and the LESSEE shall take on rent the ground floor of the premises
at Plot No. i-9, APMC market yard, Belagavi. 590010
2) The LESSEE shall pay a sum of Rs. 2000 (two thousand only) as rent per month. The same
shall be paid on or before the Dash day of every succeeding English Calendar Month.
3) The LESSEE has agreed to pay deposit of Rs 10,000/ (Rs Ten thousand Only) in the month of
October 2020 as a security deposit. The foresaid security deposit is refundable to LESSEE
without interest at time LESSEE handling over vacant possession of the scheduled property
and at the completion of this agreement to the LESSOR.
4) The tenancy will be effective from 28 October 2020 onwards.
5) The LESSOR shall be eligible for increase in rent at the rate of 5% once in a year only
6) The LESSEE shall use the premises as an office and godown only and not for any other
purpose.
7) The LESSEE shall be liable to indemnify the LESSOR the cost incurred for any damages and
repairs that may be caused by the LESSEE.
8) The LESSEE shall be liable to pay the electricity charges incurred for their portion under
occupation and should make the due clear if any before vacating the premises.
9) The LESSOR is responsible to pay the corporation tax of the premises regularly.
10) The LESSEE or the LESSOR if due to any reason want to cancel the rent agreement one
should inform the other party in advance of two months.
11) The LESSEE is totally responsible the activities within the rented premises during the tenure
and is also legally resolve any of the cases or matters on their own regarding court matters,
sales tax, police station etc,.
12) This agreement shall be valid for a period 36 months after which it may renewed with
mutual consent.
