KNOW ALL MEN BY THESE PRESENTS:
That WE, JUAN DELA CRUZ married to MARIA DELA CRUZ, Filipinos, and residents of Maganda Subdivision, Cebu City hereinafter called the SELLERS, for and in consideration of the sum of ONE MILLION ONE HUNDRED THOUSAND PESOS (P 1,100,000.00), Philippine Currency, in hand paid to my entire satisfaction, receipt of which is hereby acknowledged from Mia Poite, of legal age, Filipino citizen, married to John Poite, of legal age, Australian citizen, and with residence at Mauga, Cebu City, hereinafter called the BUYERS, hereby sell, cede, transfer, and convey unto said BUYERS, a parcel of land including the improvements thereon situated in Maganda Subd., Kasambagan, Cebu City, or more particularly described as follows, to wit:
Transfer Certificate of Title No. 8888816
“A parcel of land (Lot 000899, Block 3, of the consolidated- subdivision plan (LRC) Pcs-9999, of the consolidation of Lots 007 and 1490, Segovia Estate; LRC Rec. No. 11111), situated in the City of Cebu, Island of Cebu x x x; containing an area of TWO HUNDRED THIRTY FIVE (235) Sq. Meters, more or less.”
We hereby certify that the above-adverted sale of the land and improvements has no tenants and the provision of Article ---- of the New Civil Code of the Philippines has been complied with;
We hereby warrant valid title to, and peaceful possession of, the property herein sold and conveyed, and further declare that the same is free and clear of all liens and encumbrances of any kind whatsoever;
