DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Sale made and executed by and between:
GARMA GAY A. DEVEZA, of legal age, single, Filipino citizen and a resident of PH 3, Lot 1 Blk 1, Deca Homes, Tungkil, Minglanilla, hereinafter referred to as the SELLER;
- and -
CIELO JOY, ARPON, of legal age, Filipino citizen and resident of PH 3, Lot 1 Blk 1, Deca Homes, Tungkil, Minglanilla, hereinafter referred to as the BUYER;
WITNESSETH:
1. That the SELLER is the owner of a parcel of land consisting of EIGHTY-TWO
(22) square meters, more or less, located at Block 1, Lot 1, Phase 3 of Deca Homes Tungkil, Talisay City, Cebu and covered by Transfer Certificate of Title No. 102- 2010002459 issued by the Register of Deeds for Cebu, the house built located therein, and all its improvements;
2. That for and in consideration of the sum of ONE HUNDRED THOUSAND
PESOS (P100,000.00) Philippine Currency, paid in cash by the BUYER receipt in full thereof is acknowledged by and to the full satisfaction of the SELLER, the latter does by these presents hereby SELL, CEDE, TRANSFER and CONVEY absolutely and unconditionally unto the BUYER, her heirs and assigns, the above-mentioned property, free from all kinds of liens and encumbrances whatsoever;
3. That all the requirements provided for under Act 1623 of the Civil Code had been complied;
4. That by virtue hereof, the SELLER does by these presents hereby WAIVE and RELINQUISH any and all rights that she has over the above-mentioned property herein sold in favor of the BUYER and shall defend her rights against all kinds of claims of whomsoever.
