In this study, the renovation works of structures within BARD campus were investigated in order to observe the methods and technology being applied for the renovation works and to assess if the appropriate methods and technology are being applied for the works and to provide any suggestions or alternate techniques, if applicable. For the purpose of this study, each of the sites where renovation works are being carried out was visited and the previous conditions and the problems before renovation works were noted down. In our case, we mainly used observation technique. Interviews of Key Informants (KII) were also taken including the engineer in charge of supervision, Deputy Project director of “BARD Modernization Project”, contractors in charge of the renovation works, laborers and users of the structures. The technical problems at each site were noted down and the methods of renovation works to overcome the problems at each site and to maintain an optimum service- level were observed and assessed according to the prepared checklist. Better alternative techniques or adjustments were suggested for the renovation works, where applicable.

Placement of openings in building construction has significant implications in modern building industry. In modern building construction, utility ducts and pipes are fitted in the space above the false ceiling, leading to a more economical design. However, openings within the web of a reinforced concrete beam can give rise to high stress-concentration in the corners of the openings and reduce the load-carrying capacity of the beams. An experimental study was conducted where a total of eight beams were analyzed in a loading frame of 400 kN capacity under single point loading. One of the eight beams was cast without any openings and was used as a control. The remaining seven beams had rectangular openings (size 50.8mm x 50.8mm) placed at different depths and locations within the beams. Some of the beams with openings were strengthened by the use of corner reinforcement around the openings, while others were left non-strengthened. The initial crack load, the ultimate failure load, the maximum deflection and the cracking pattern of each beam were analyzed and compared. The comparative impact on overall load-carrying capacity of each beam was analyzed depending on the depth and position of openings within the beams. It was found that placement of openings within compression zone of the beam has a greater impact on the overall load-carrying capacity of the beam compared to openings in the tension zone. Moreover, use of corner reinforcement was found to increase the ultimate failure load of strengthened beams compared to non-strengthened beams with openings.
