TECHNICAL SPECIFICATIONS AND GENERAL CONDITIONS

SCOPE OF WORK

The work under this heading consist of the furnishing of all materials, tools, and
equipment, and the performance of all necessary labor and services required to permit
the construction of the proposed renovation of showroom, in accordance with the
attached plans and specifications.

SITE CLEARING

The immediate site of the building shall be cleared of all destruction which shall impede
the construction operations.

USE OF MATERIALS

No other materials shall be used in the construction unless the same are subject to the
Architect/Engineer’s and or Owner’s approval.

All door hardware will be furnished by the Contractor. A schedule of hardware is


shown on drawings

Install hardware in accordance with manufacturer’s recommendations, using proper


templates.

Do not install surface-mounted items until finishes have been completed on the
substrate.

Set units level, plumb, and true to line and location. Adjust and reinforce the attachment
substrate as necessary for proper installation and operation.

Drill and countersink units which are not factory prepared for anchorage fasteners.
Space fasteners and anchors in accordance with industry standards.

Through-bolt all door closers.

Screw thresholds to substrate with No. 10 or larger stainless steel screws of the proper
type for permanent anchorage of threshold.

Clean operating items as necessary to restore proper function and finish of hardware.
Adjust door control devices to compensate for final operation of ventilating equipment

PAINTING

Dry Wall partition - 3 coats Latex paint Boysen or


approved equal (as per desired color).

Metal 1 coat metal primer, 3 coats QDE paints as


per desired color

Provide labor, materials equipment and related items required to complete the exterior
and interior items and surfaces throughout the project including filling, sealing, priming,
and finishing.

Electrical work to be painted include the following (but not limited to):

a. Exposed piping and/or pipe insulation,inside and out side building.

b. Exposed conduit, boxes, panel fronts.

Ensure surface temperature and the surrounding air temperature is above 50 degrees F.
before applying paint materials.

Provide adequate continuous ventilation and sufficient heating facilities to maintain


temperatures above 45 degrees F. for 24 hours before, during and 48 hours after
application of paint and materials.

Acceptable manufacturer:

A. Boysen

Perform preparation, filling, sealing, sanding, and cleaning of surfaces scheduled


to be painted in accordance with paint manufacturer’s instruction.

Remove hardware and accessories, fittings and fastenings, electrical plates,


lighting fixture and similar items. Reinstall removed items after completion of
painting.

Do not paint over dirt, dust, stains, rust, scale, oil grease, moisture, scuffed
surfaces, or other contamination or conditions detrimental to formation of a
durable paint film.
Apply paint in accordance with paint manufacturer’s instructions and as herein
specified.

Apply each coat of paint at no less than spreading rate indicated in the manufacturer’s
instructions.

Sand lightly between enamel coats.

Comply cover items/surfaces scheduled to be painted to provide a smooth surface of


uniform finish, color, appearance and paint material coverage free from cloudiness,
spotting, holidays, laps, brush marks, runs, streaks, sags, ropiness and other surface
imperfections.

All Plumbing works and materials shall conform to the provisions of the latest
edition of the National Plumbing Code.

Materials:

Sanitary Waste Line – PVC Pipes and Fittings, conforming to ASTM


2729 or ISO R-161, Use “Neltex-Saniguard” Series 1000 or approved
equal.

Water Line – Vesbo Pipes and Fittings, brand or approved equal.

Valves and Faucets – Bronze material, use “American Standard”,


“Price Pfister” brand or approved equal.

Water Closet and lavatory – use “American Standard” brand.
