PROJECT TITLE: A PROPOSED JANITOR’S CLOSET
SUBJECT: TECHNICAL SPECIFICATION & SCOPE OF WORK
Division 01- General Requirements
1.1 General Project Information
1. The project involves the construction of a Janitor’s Closet beside the Drafting Classroom on
the 8th floor of a university building.
2. The closet measures 1.50m x 2.30m, with a floor-to-ceiling height of 3.5m.
3. Construction includes drywall partitions with a metal stud and furring framing system and a
marine plywood ceiling.
4. The interior will be finished with white and gray paint, dark terracotta vinyl floor tiles, and
other necessary components.
1.2 Administrative Requirements and Submittals
1. The contractor shall coordinate with the university’s building management and engineering
department.
2. Weekly progress meetings shall be conducted to track construction milestones and resolve any
site issues.
3. The contractor shall submit the following for approval before proceeding with work:
● Drawings for the drywall and ceiling framing system.
● Product data and material samples.
● Construction schedule and method statements.
4. The contractor shall obtain all necessary work permits from the university and comply with
local building codes and fire safety regulations.
1.3 Quality Requirements
1. All materials and workmanship shall comply with the National Building Code of the
Philippines and the construction industry standards.
2. Fire-resistant materials shall be used where required.
3. Installation shall follow manufacturer’s guidelines and best practices.
Division 02- Site Construction
2.1 Site Preparation
1. The contractor shall coordinate site access through university administration.
2. Protective barriers shall be installed to prevent dust and debris from affecting adjacent spaces.
3. Surrounding areas, including the drafting classroom, shall be protected from construction
impact.
4. Any existing obstructions in the designated construction space shall be safely removed.
5. Debris shall be disposed of in accordance with university waste management regulations.
6. Flooring and surfaces shall be cleaned and prepared before new installations begin.
2.2 Utility Services
1. Electricity and water shall be provided by the university; contractors shall use existing utility
connections responsibly.
2. Temporary lighting shall be installed if required for construction work.
2.3 Final Inspection
1. A final walkthrough shall be conducted with the university’s engineering department to
confirm compliance with specifications.
2. Any necessary adjustments or touch-ups shall be completed before final approval.
Division 03- Concrete
Materials
● Use Portland Cement with the ASTM C150/C150M-22 type compliant for sink and
mop sink construction.
● Use clean aggregate, well-graded sand and gravel.
Application
● Concrete shall be mixed and placed in accordance with ASTM standards.
● Proper curing procedures shall be followed to ensure strength and durability.
● The sink and mop sink shall have a smooth, sealed finish for water resistance.
Division 05- Metals
5.1 Metal Studs & Furring
Materials & Dimensions
● Use galvanized steel studs, 0.55mm thickness, 64mm width.
● For furring channels use galvanized steel, 0.55mm thickness, 38mm width.
● Use self-drilling screws suitable for metal framing and drywall attachment.
● Expansion bolts or suitable fasteners for securing metal framing to the floor and
ceiling.
Installation
● Metal studs shall be installed at 400mm center-to-center spacing.
● Furring channels shall be installed at 600mm intervals for ceiling framing.
● Studs and furring shall be securely fastened to the building structure to ensure
stability.
● Joints shall be aligned and properly secured to prevent movement or misalignment.
Division 06- Wood and Plastics
Materials
● Use marine plywood with a 12mm thick, water-resistant, high-quality grade for
ceiling.
● For drywall use Fire-rated gypsum board mounted on metal studs.
● Self-drilling drywall screws and adhesive suitable for plywood and drywall
attachment.
● Marine plywood 18mm thick, moisture-resistant use for the cabinet panels.
○ First Cabinet: 2000mm (L) x 900mm (W) x 400mm (T)
○ Second Cabinet (Two Units): 2300mm (L) x 910mm (W) x 400mm
Installation
● Cabinets shall be securely fastened to the wall or floor structure.
● Doors and drawers shall be aligned properly for smooth operation.
● Cabinet interiors shall be treated with protective coating for longevity.
Division 07- Thermal and Moisture Protection
7.1 Moisture Protection
1. For wall sheathing use Install Moisture-Resistant Gypsum Board (MR Board), 12mm
thickness.
2. Use Non-slip Ceramic Tiles, 300mm x 300mm, with waterproof grout to prevent water
penetration.
3. Apply Silicone-based Sealant at all joints and intersections to prevent moisture infiltration.
4. Use Elastomeric Waterproofing Coating on floors and lower wall sections.
○ Up to 1.2m height
7.2 Installation
1. Apply two coats of waterproofing membrane on the floor and lower portion of walls before
tiling.
2. Ensure all wall joints, corners, and floor-wall transitions are properly sealed to prevent
moisture seepage.
Division 08- Doors and Windows
8.1 Doors
Material
● Solid core wood door with a metal frame, stainless steel hinges, lever handle lockset,
door closer. With the dimension of:
○ Length = 2000mm, Width = 760mm.
Application
● Installed with proper weatherproofing and secure anchoring to the opening of the
room.
8.2 Windows
8.2.1 Materials & Application
Material
● Aluminum-framed sliding glass window. Use glazing with a 6mm thick tempered
glass. With the dimension of:
○ Length = 1200mm, Width = 800mm.
Application
● Installed with rubber gaskets and sealants to ensure airtight and watertight fitting.
Division 09- Finishes
9.1 Materials & Dimensions
1. Wall Finish:
○ Apply semi-gloss epoxy paint on moisture-resistant gypsum board for durability and
ease of cleaning.
2. Lower Wall Protection:
○ Install 300mm x 600mm glazed ceramic tiles over cement board up to 1.2m height,
with epoxy grout for moisture resistance.
3. Floor Finish:
○ Apply non-slip epoxy coating over waterproofing membrane for added protection and
seamless cleaning.
4. Ceiling Finish:
○ Use anti-mold latex paint over moisture-resistant gypsum board to prevent mold
growth.
9.2 Installation
1. Wall Tiles:
○ Secure with thin-set mortar and finish with epoxy grout to prevent moisture
penetration.
2. Paint Application:
○ Apply two coats of epoxy paint on walls and anti-mold latex paint on the ceiling.
3. Floor Coating:
○ Apply two layers of non-slip epoxy coating to ensure durability and waterproofing.
Division 12- Furnishings
12.1 Fixtures
1. Built-in Cabinet
● Marine plywood with laminate finish.
● Dimensions:
○ First Cabinet: L = 2000mm, W = 900mm, Thickness = 400mm.
○ Second Cabinet: Two units, each L = 2300mm, W = 910mm, Thickness =
400mm.
● Installed with heavy-duty hinges, soft-close mechanisms, and stainless steel handles.
2. Built-in Sink
● Stainless steel sink with ceramic countertop.
● Secured with waterproof sealant, installed with faucet and drain system.
3. Mirror
● Tempered glass mirror with aluminum frame. Proportional to sink area.
● Mounted securely above the built-in sink with concealed fasteners.
Division 16- Electrical
16.1 General Requirements
1. All electrical work shall comply with the Philippine Electrical Code (PEC) and local
regulations.
2. A licensed electrician shall perform all installations.
16.2 Power & Lighting
1. Two (2) LED ceiling lights, each measuring 300mm x 300mm, installed for general
illumination.
2. One (1) GFCI electrical outlet near the sink for janitorial equipment.
3. Standard light switch installed near the entrance.
4. Electrical wiring shall be enclosed in PVC conduits and securely fastened.
16.3 Testing & Commissioning
1. All electrical components shall be tested for functionality and safety before handover.
2. The contractor shall provide an as-built electrical plan for reference.
