EXECUTIVE SUMMARY
The Optima Estate and Modern Home is real estate development
and investment firm focused on high-quality residential and
commercial properties. We are seeking a financial loan of
N250,000,000 (Two Hundred and Fifty Million Naira) to fund the
development of our upcoming project, The Optima, located Along
Okun Ajah Community Road, Ogombo Eti-Osa Local Government
Area, Lagos State.
OBJECTIVE
Our objective with this loan is to complete the acquisition,
development, and initial operations for this property, which is
strategically positioned to generate high returns due to growing
market demand in the Lagos State. Our projected revenue will
support loan repayment and meet growth targets for both short-
term gains and long-term asset appreciation.

Founded in 2020 and registered under the Nigeria Law in 2024, The
Optima Estate and Modern Home has established a solid reputation
for developing high-quality real estate properties that meet market

Project Description
The proposed project, The Optima, is a mixed-use residential and
commercial complex located Along Okun Ajah Community Road,
Ogombo Eti-Osa Local Government Area, the rapidly developing
downtown district of Lagos State. This location is ideal due to its
high demand for luxury apartments and retail spaces and the city
growth in population and economic development.
Market Opportunity
The demand for modern residential units and commercial retail
space in Lagos is rising, driven by such as increased employment,
urban expansion, etc in Lagos State. We expect more increase in
population rate due to the recent modernization of rail and increase
in rental income potential which positions this project as a lucrative
investment with solid cash flow.
LOAN REQUEST DETAILS
Loan Amount Requested
We are seeking a loan of N250,000,000 (Two Hundred and Fifty
Million Naira) to finance land acquisition, construction, and
marketing.
Proposed Loan Terms
We propose the following terms, open to adjustment based on
lender recommendations:
- Loan Duration: 3 years
- Interest Rate: 3%
- Repayment Schedule: Quarterly
Use of Funds
The funds from this loan will be allocated as follows:
- Land Acquisition: N150,000,000.00 (One Hundred and Fifty
Million Naira)
- Construction and Development: N60,000,000.00 (Eighty Million
Naira)
- Marketing and Pre-Leasing Costs: N20,000,000.00 (Twenty
Million Naira)
- Contingency Fund: N20,000,000.00 (Twenty Million Naira)
This distribution will ensure that we have the capital needed to
complete all phases of development and prepare the property for
leasing or sale.
Financial Projections
We project that The Optima will generate sufficient cash flow to
cover loan repayments, with anticipated returns as follows:
- Year 1: Revenue – 180,000,000
- Year 2: Revenue – 450,000,000
- Year 3: Revenue – 370,000,000
Based on current market rates and demand, we expect a return on
investment (ROI) of 250 – 300% over 3 years and anticipate full loan
repayment within the agreed term.
COLLATERAL AND RISK MITIGATION
To secure the loan, we are prepared to offer a personal guarantee as
collateral. Additionally, we have included a contingency fund in the
budget to mitigate potential project risks and ensure that loan
obligations are met even if unforeseen challenges arise.
RISK MITIGATION STRATEGY
- Market Analysis: We’ve conducted a comprehensive market
analysis to ensure demand.
- Contingency Fund: A reserve of N20,000,000 (Twenty Million
Naira) has been allocated to manage unexpected expenses.
- Experienced Management Team: Our team has a proven track
record in successful project completion and effective risk
management.
