RENTAL AGREEMENT 2nd RENEWAL

THIS DEED OF RENTAL AGREEMENT is made on this the 5th day of April 2024 at

Hereinafter called the TENANT of the one portion East side in 2 floor, (which term shall
mean and include his legal heirs, executors, representatives, administrators and assigns)

Whereas the OWNER is the lawful and absolute owner of the schedule premises situated at
Ground Floor, Pl. No.8 `Murugusakthi Illam’, 4th Cross Street, Rajalakshmi Avenue,
Perungudi, Chennai – 600 096. Whereas the Tenant who is in need of an accommodation,
has approached and requested the owner to let-out the said premises on a monthly rental
basis and the owner hereby agrees to do so under the following terms and conditions:

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

The tenant has agreed to give a monthly rent of ₹.16,550/- (Rupees sixteen thousand
five hundred fifty only) and ₹.500/- (Rupees five hundred only) for maintenance. The
tenancy month shall be the English calendar month and the rent and maintenance for each
month shall be paid before 3rd of every succeeding month without fail.

The Tenant given a sum of ₹.50,000/- (Rupees fifty thousand only) to the owner as
security deposit and the owner hereby agree to refund the said sum free from interest at the
time of the tenant, vacating & delivering the said premises in the same condition in which it
was let-out or on termination of this agreement and after deducting the dues payable if any
by the Tenant to the Owner.

THIS AGREEMENT SHALL BE IN FORCE FOR A PERIOD OF 11(ELEVEN) months


commencing from 05-04-2024. However the same could be renewed for a further period by
mutual consent under fresh terms and conditions. In the event of tenant continuing for a
further period hereby agrees to pay a higher rent by 5% over the last rent paid.

In consideration of the security deposit given and the rents reserved the Tenant is put into
peaceful possession and occupation of the schedule premises and the Tenant is hereby
entitled to use the said premises for the purpose for which it has been mutually agreed upon
by & between the parties hereto and shall not use the same for any offensive or Illegal
trade/business/activities etc., punishable under law and also shall not stock any
Inflammable/Explosive/Harmful materials in the said premises.

THE TENANT HEREBY AGREES WITH THE OWNER TO:


k) Pay the Electricity charges separately as per bills to the concerned authority.

l) Pay the 1/3rd Electricity charges for stairs and OH water supply charges of separately
as per bills to the concerned authority. 1/3rd maintenance changes stairs.

m) Keep and maintain the said premises clean and in good tenantable condition without
causing any damages in whatsoever manner nor shall make any structural

n) Additions or alterations nor without causing any damages in whatsoever manner to
the said premises.

o) Use the said premises without causing any nuisance to others and other users of the
schedule property of which the said premises in your portion.

p) Not to sub-let or re-let or under-let or in any way part with the possession or sell the
tenancy to any third person/party in whatsoever manner.

q) During the period of stay Tenant should keep the house in good condition if any
damage found on rough usage the charges will be recovered from the advance.

r) At the time of vacating the tenant shall bear the painting charges or the owner can
deduct the painting charges amount in security deposit.

s) The owner or his/her authorized agents shall be entitled to inspect the house at any
reasonable hours with prior intimation.

t) Either party shall give three months notice in advance for termination of this
agreement.

SCHEDULE

All that piece and parcel of the schedule property situated in 2nd floor, at Pl. No.8
`Murugusakthi Illam’, 4th Cross Street, Rajalakshmi Avenue, Perungudi, Chennai – 600
096.

Consisting of a Hall, Kitchen, 2 Bed Rooms, Pooja Room and one common toilet with
fittings like Tubelights – 6 No. CFL lights – 5 No. Wardrobes – 2 No. Ceiling Fan – 4
No. Exhaust Fan – 1 No.

INWITNESS WHEREOF the Owner and Tenant have signed this Rental Agreement in
the Presence of the attesting witnesses on the day, month and year mentioned.
