RENTAL AGREEMENT
This Rental agreement entered into at Chennai, On this 1st Feb 2025, Between
Mr. K.Sridhar S/o C.krishnasamy , aged about 44 years residing at No. 10/99,
Vinayapuram 2nd Street, Arumbakkam, Chennai – 600 106 hereinafter called
the LANDLORD of the First Part.
And
Miss. Gayathry Rajiv Daughter of T.V. Rajeev Mon aged about 27 years
residing at Amra 11, Thaiparambil, Ambadimoola, Kakkanad PO, Ernakulam,
kerala – 682030 hereinafter called the TENANT, Witnesses As Follows:

Whereas the Landlord is the owners of the Schedule mentioned property.
And Whereas the Tenant herein approached the landlord and requested
him to let out a 1BHK at 20/54, 2nd Floor, Vinayapuram 2nd Street,
Arumbakkam, Chennai – 600106. In the Schedule mentioned property on
Monthly rental basis.
And Whereas the landlord herein agreed to let out the schedule
mentioned property, to the tenant herein for residential purpose subject to the
terms and conditions, that are mutually agreeable to each other and that the
same may be reduced into writing; Hence his Rental Agreement:
NOW THIS RENTAL AGREEMENT WITNESSES AS FOLLOWS
1. The tenancy under this agreement has come into effect, from 01-02-2025
to 31-01-2026 for a period of eleven months.
2. The tenancy shall be purely for residential purpose only.
3. The monthly Rent has been fixed of Rs 10,500/- ( Rupees Ten thousand
five hundred only ) Maintenance charges is included in the Rent
4. The tenant has Today Paid a sum of Rs.40,000/- ( Rupees forty
Thousands only ) towards security deposit for the tenancy, which
amount bears no interest and would be returned only in the event of the
tenant handover vacant possession of the schedule mentioned property.
5. The tenant shall pay the monthly rent on or before the 5 th day of every
succeeding English calendar Month.
6. The tenant shall pay the electricity consumption charges, separately as
per the bill to be by Govt.
7. The tenant shall not sub-let or over the schedule mentioned property,
without the written consent of the Landlord;
8. The tenant shall not demolish, modify or construct any part in the
schedule mentioned property, without the written consent of the landlord
9. The tenant shall keep the demised portion in a good condition and in no
way impairing the value of the property.
10.This tenancy shall be renewed after expiry of this agreement for further
extension with mutual consent.
11.If during the tenancy, either party intends to terminate the tenancy, there
shall be issuance of written notice within 3 months time, to the other side.
