The security deposit may NOT be used as the rent of the last month, only be used for the purpose of
repairing damage for which the tenant is responsible (beyond normal wear and tear), or paying
unpaid rent or utilities. The landlord and the tenant shall conduct a pre-move in inspection of the
rental and a pre move-out inspection BEFORE the tenant moves out at which time the landlord shall
inform the tenant of any needed repairs (to bring it back in the original handover state bearing for
wear and tear). At time of the tenant moving out, or latest immediately at completion of any
required repairs, the deposit is immediately refunded to the tenant by the landlord, less any
deductions the landlord is entitled to under this agreement, if any.

Yearly Raise of Rent

Landlord has the right to raise the rent per 1 July each year according to Dutch law. The rise of the
rent will be discussed with the tenant and generally it will be between 2-5%. (There will be no raise
of rent in the first year of renting)

Quiet Enjoyment

Landlord covenants that on paying the rent and performing the covenants herein contained, the
Tenant shall peacefully and quietly have, hold, and enjoy the premises for the agreed term.

Condition of the Premises

Tenant stipulates that he has examined the rental premises at the time of signing this lease.

Notice, Termination, and Deposit Refund

1. Termination Notice: Both Tenant and Landlord must give one month's written notice for
termination, regardless of the reason, including during the first rental period.

2. Deposit Refund: The Landlord will return the security deposit immediately upon the handover or
immediately after completion of any contractually required repairs to bring the room back in its
original state after the tenant moves out.

This Agreement will only be valid when signed by both Landlord and Tenant(s) with the deposit paid
by the Tenant(s):
