CONDITIONS
1. Payment terms:
Three monthly Rents Fee payable by the Tenant upon execution of this Agreement. This amount
shall be regarded as the January,February,March/2024 month Rent Fee upon commencement of
the Rental Period.
1.1. Security deposit amounting to one monthly Rent Fee, payable by the Tenant immediately upon
execution of this Agreement.
The security deposit shall be refundable to the Tenant upon expiry of the Rental Period, unless the
Rental Period in extended subject to agreement between the Parties hereto. The Landlord shall
have the right to withhold the security deposit in case of early termination of the Rental Period
(i.e. before expiration of rental period as indicated above and subsequent extended period, as the
case may be) by the Tenant or through the fault of the Tenant, and/or for compensation for any
amounts (rent, other fees and dues, including those under utility bills, and other bills) due from the
Tenant, for compensation for any damage caused to the Property, including without limitation to
any furniture, appliances, electronics, sanitary-ware, sewage system, décor elements attributable to
the Property through the fault or negligence of the Tenant.

The Landlord shall continue to hold the security deposit in the event of extension of the Rental
Period, Security deposit must be returned if tenant gives adequate notice as stated in the agreement
and not before the termination, under this or other agreement between the Parties hereto.
1.2. The next ( April 2024) and each subsequent Rent Fee shall be paid as an advance payment on a
month-to-month basis during the Rental Period not later than 7 days from the 01st day of each
month, payable cash or bank account.
1.3. Electricity bill payed by the tenant , water and garbage collection fees , at his own expense when
due, directly to providers of the relevant services, unless otherwise is agreed between the Parties
hereto.
2. The Landlord will deliver the keys to the Tenant on or immediately before commencement of the
Rental Period, subject to receipt of the Security deposit. The Tenant must return the keys to the
Landlord or the person indicated by the Landlord not later than on the last day of the Rental Period.
3. The Property shall be used only for dwelling purposes of the Tenant and only by the Tenant and his
family.
4. The Tenant is not permitted to sublet or transfer or give permission to any third party to use the
Property, in whole or in part.
5. The Tenant is obliged to keep the Property in good condition as received and undertakes to allow
the Landlord or his/her representative at a predetermined time to enter, inspect the condition and
repair any damage on the Property.
6. No modifications or repairs may be carried out by the Tenant on the Property without written
permission of the Landlord.
7. The Landlord shall at his/her own expense carry out any repairs, modifications or additions that
have been ordered by the competent public authority. Any damage caused to the Property as a
result of natural tear and wear shall be fixed by the Landlord’s within the period of two weeks
unless Parties agree otherwise.
8. Any damage caused to the Property, including without limitation to any furniture, appliances,
electronics, sanitary-ware, sewage system, décor elements attributable to the Property, through the
fault or negligence of the Tenant shall be fixed at the Tenant’s expense with the prior notification
and approval of the landlord.

9. When this agreement is near to expiry or termination date, the Tenant should allow the Landlord or
his/her representative to visit and show the Property to interested potential tenants at mutually
convenient times, each time and day.
10. If neither contracting party gives to the other at least two months notice in writing prior to the
expiration of the term hereby created, of his/her desire not to renew the term then the contract of
lease shall be automatically renewed for a period of one year from the day of its expiration under
the same terms and conditions.
11. If the Parties wish to discuss the change of the rent amount for a period of next year this should be
done at least one month before the end of this lease agreement. If no rent amount change was
initiated at least one month before the end of this contract the rent amount stays the same for next
year. After the expiration of the first year, the Tenant can end this lease agreement at any time,
with one month written notice to the Landlord.
12. In case the Tenant refuses to vacate the Property, and equally to remove his/her own items and/or
return the keys to the Property or otherwise hinder any Landlord’s free use and disposal of the
Property, the Tenant will pay the Landlord EUR 100 (One Hundred Euro) per day for as long as
the Property remains in the occupation and/or under control of the Tenant.
13. The Landlord shall have the right to terminate this Agreement with immediate effect and demand
for the Tenant’s eviction from the Property in case of material violation by the Tenant of his/her
duties and obligations as provided in this Agreement.
14. In particular, any Tenant’s delay in payment of the Rent Fee constituting at least 7 days shall be
considered as material violation of this Agreement. The Tenant shall be responsible for any
outstanding amounts and as well as damages caused to the Landlord accrued as of the date of
termination or expiration of this Agreement irrespective of expiration or termination of the
Agreement.
15. If by the end of the year everything is in order, as provided in this agreement, and the landlord is
satisfied as to the condition of his property, then the deposit is returned when the keys are
transferred
16. Any extension of this Agreement shall be negotiated by and between the Parties hereto in writing.
