SPECIFICATION FOR THE CONSTRUCTION OF
HOUSE-ON-STILTS RESIDENTIAL BUILDING
SECTION 1.00 - GENERAL PROVISION
Work under this section include the furnishing of all materials, labor and
equipment and performance of all construction works necessary to complete the building
as shown on the drawing and plans.
SECTION 2.00 - CLEARING
The development shall clear the building site for a distance of two meters in all
directions outside the building.
The developer shall at all times keep the premises from the accumulation of waste
materials or rubbish caused by his employees or work, and at the completion of the work
shall remove all his rubbish, scaffoldings and surplus materials and shall leave the
premises clean.
SECTION 3.00 - CONCRETE AND MASONRY
MATERIALS
Aggregates shall be of correct grading, clean and free from Loam, Alkali, organic
matter or other deleterious substances. It shall be stored in such a manner to avoid the
inclusion of foreign materials.
Water to be use shall be reasonably free from oil, acids, Alkali or other
deleterious substances.
Cement shall be stored immediate upon arrival at the site of the work in a
substantial weather proof bodega with a floor raised sufficiently from the ground to be
free from dampness.
PROPORTIONS
Class “A” (1:2:4) concrete shall be used for foundations, columns, wall footings,
beams and concrete slab, if any. Class “A” concrete shall attain and ultimate compressive
strength of 20.7 Mpa.
SECTION 4.00 - FORMS
Wood forms shall be of sound, free from large, loose knits or other defeats.
Lumber used in forms for exposed surfaces shall be dressed to a uniform thickness, for
unexposed surfaces and rough work, undressed Lumber may be used.
Forms shall be substantial and sufficiently braced or tied together so as to
maintain correct position and shape.
SECTION 5.00 - REINFORCEMENTS
Reinforcement shall be of the size, numbers and spacing as indicated in the
drawings and plans. They shall be accurately spaced and secured against displacement by
the used of No. 16 G.I. wires.
SECTION 6.00 - WORKMANSHIP
Concrete shall be mixed only in such quantities as maybe required for immediate
use. Any concrete which has developed initial setting shall not be used. Repairing of
concrete which has partially hardened or re-mixing it with additional cement, aggregate
or water should not be permitted.
Concrete shall be deposited continuously and as rapidly to avoid separation or
loss of ingredients. Exposed surfaces of concrete shall be kept moist for a period of at
least seven (7) days after being poured. In hot weather condition, exposed concrete
surface shall be thoroughly wet thoroughly the day.
SECTION 7.00 - CONCRETE FLOOR ON FILL
Concrete floor on fill shall be four inches (4”) in thickness and shall be laid on
foundation prepared as follows. The earth or sand filling materials shall be built up to the
required elevation and placed in layers not exceeding six inches (6”) in thickness, each
layer to be thoroughly wetted, rolled or tempered. Filling shall be made as soon as the
concrete in walls, columns and foundations have sufficiently set to withstand the
resulting pressures. On top of this filling, shall be placed four inches (2”) layer of gravel
which shall be rolled or tempered.
The concrete shall be poured in alternate strips about one (1) meter in which and
the concrete must have consistency and required tampering to bring water to the surface.
SECTION 8.00 - FINISHING WORKS
Concrete floor shall be plain cement finish, if any.
SECTION 9.00 - CONCRETE HOLLOW BLOCKS
All concrete hollow blocks shall be laid with a mortar composed on one part
Portland cement and three parts sand. Horizontal and vertical joints shall be ¾ thick.
Course shall be laid straight, with faces plumb and set true to line. The first course of
blocks shall be securely anchored to the wall footings.
Horizontal reinforcement for 4” walls shall be 8 mm dia. Deformed bars every
third layers .all horizontal reinforcements shall be tied to be vertical reinforcement at
their intersections. Dowel bars properly spaced shall be placed into columns and slabs
leaving twenty (20) diameters exposed to splice with the reinforcement of the hollow
blocks walls. Such dowel bars shall be hooked and tied to the reinforcement of these
members before pouring.
Block cells with the reinforcement shall be solidly filled with class “A” concrete.
SECTION 10.00 - SEPTIC VAULT
Septic vault shall be constructed with all the fittings and pipe inlets as indicated in
the drawing and plans. The outlet pipe shall be installed in accordance with the actual
condition and sanitary requirement of local health authorities.
SECTION 11.00 - CARPENTRY
GENERAL PROVISIONS
Work under this section includes the finishing of materials, labor, tools, and
equipment performing the operations required to complete carpentry and joinery works as
shown on the drawing or as specified herein.
MATERIALS
Lumber must be of good quality, well seasoned, thoroughly dry and free from
knots, cap, shakes, or other imperfections which may impair its strength, durability or
appearance and of dimensions and specifications as indicated in the plans. Any lumber
equally good for the purpose intended may be substituted for the kinds specified subject
how ever to approval of the engineer. Framing lumber shall be of rough dimensions as
shown on the drawings. Lumber shall be carefully piled to the ground and insured proper
drainage, ventilations and protection from the weather.
WORKMANSHIPS
Execute all rough carpentry in the most substantial and workman-like manner.
Joining shall be accurate. All expensed woodwork shall be smoothly dressed and well
sundered.
Nell molding shall be true to profile and made perfectly smooth on exposed
surfaces.
SECTION 12.00 - DOORS AND WINDOWS
All doors shall be1/4 inches thick Lawanit board swing door.
WINDOWS
All windows shall be 1/4 thick Lawanit board swing out window.
SECTION 13.00 - ROOFING
SCOPE OF WORK
Work under this section includes the furnishing of all materials, labor, tools,
equipment and performing operations needed to complete the roofing installation as
shown in the drawing plans or as specified herein.
MATERIALS
Roofing sheets shall be gauge 26 corrugated Galvanized Iron and ridge-rolls,
flashing and other structures shall be of gauge 26 plain or as specified herein.
INSTALLATIONS
Roofing sheets shall be laid with a side lap of 21/2 corrugations and an end lap of
eight (8) inches .start each course in such a manner that side laps in adjoining purse shall
be staggered.
Roofing sheets shall be secured by means of 2 ½ roofing nails. Ridge rolls shall
lap eight (8) inches over the rooming sheets
SECTION 14.00 - HARDWARES
Work under this section includes the furnishing of all rough hardwares nails, bolls
and steel bars required for the completion of the work and shall provide and fit in place
all finish hardware herein specified. The developer shall provide and fit in place all
hardware not specifically mentioned herein but necessary to complete the work.
SECTION 15.00 - PLUMBING WORKS
All works pertaining to the installation of plumbing fixtures shall comply with
latest plumbing code as specified by the local government. Use PVC standard for new
roughing installation.
Use UPVC blue pipe schedule 40 for water supply. Toilet bowl shall be flush
type.
SECTION 16.00-ELECTRICAL WORKS
All workers pertaining to the installing of system shall comply with the latest
electrical code as specified by the local government and local electric code.
