SCOPE OF WORKS & TECHNICAL SPECIFICATIONS

DIVISION 1 GENERAL

SECTION 01100 INTRODUCTION

The Drawings and the Specifications are complementary to each other.


Drawings are graphic means of showing work to be done. They are
particularly suited to showing where materials are located. Thus, drawings
exist essentially to show dimension, location and placement. Not all works,
however, can be presented in the drawings. Generalized works are usually
in statement form and hence, the Contractor is required to read the
specifications carefully.

Specifications, on the other hand, are used to describe the materials,


construction techniques, samples, shop drawings, guarantees and other
contract requirements. Together, the drawings and the specifications are
used to inform the Contractor. In cases where the specified brand carries
with it the manufacturer's specifications, the manufacturer's specifications
shall hold precedence over these specifications.

The Specifications are of the abbreviated type and include incomplete


sentences. The selection of sentence structure depends on the underlying
principles of Specifications:
A. That the Technical Specifications are only one part of the Contract
Documents.
B. That the Contract is between the Owner and the General Contractor
and
C. That the General Contractor is the only party responsible for
completing the work in accordance with the Contract Documents.

Therefore:
A. Only the General Contractor is referred to in the Specifications so
as not to violate the intent of the Contract and so as not to
undermine the proper chain of command.
B. Any reference to Specialty Trade Contractors in the Technical
Specifications is made only in so far as selection of Specialty Trade
Contractors is made through bidding. Once the Specialty Trade
Contractors are selected and assigned to the General Contractor,
the General Contractor assumes all the responsibilities for the
execution of the whole project in accordance with the Contract
Documents. Therefore, in the contract between the Owner and the

General Contractor, the Specialty Trade Contractor is not referred to.


In all contract
Documents, the work "Contractor" means the General Contractor.
C. The omission of the phrase "The Contractors shall" is intentional
because the whole Specifications is directed to the Contractor.
Omitted words or phrases shall be supplied by inference in the same
manner as they are when a "note" occurs on the drawings.
D. Where "as shown," "as indicated," "as detailed" or words of similar
import are used, it shall be understood that reference to the
drawings accompanying the Specifications is made unless otherwise
stated.
E. Where "as directed," "as required," "as permitted," "as authorized,"
"as approved, “accepted" or words of similar import as used, it shall
be understood that the direction, requirements, permission,
authorization, approval or acceptance of the Architect is intended
unless otherwise stated.
F. As used herein, "provided" shall be understood to mean "provided
complete in place," that is, "furnished and installed”.
G. Most sentences are in the imperative mood. This style is specially
suited for instructions covering installation of products and
equipment.
Example:
"Spread adhesive using notched trowel"
"use a notched trowel"
"install flooring with textured side up"
The verb is the first word of the sentence clearly defining the action
to be performed. This style is readily understandable and concise.

DIVISION 2 SITEWORK

A. EARTHWORK
1. Coarse-grained fill materials: Stone fragments, sand and gravel
mix, fine sand, silt or clayey sand and gravel, shall be laboratory
approved from off site source, passing a 75 mm (3") sieve. The
fraction passing a 0.425 mm (no. 40) sieve shall have a liquid limit
not to exceed 35% and plasticity index not exceeding 12%. Only
coarse-grained fill materials shall be used inside buildings and
under parking areas, driveways and walkways.
2. Fine-grained fill material: Silt, clay, silt clay for clayey silt shall be
laboratory approved from off site source passing a 0.425 mm (no.
40) sieve and shall have a liquid limit not less than 40% and a
plasticity index not less than 11%. Only fine grained fill material

shall be used outside the limits of the buildings, for landscape


purposes.
3. Granular fill to form a capillary water barrier: Clean, crushed,
non-porous rock; crushed or uncrushed gravel, uniformly graded
and of a size which will pass a 1-inch mesh screen and be retained
on a No. 4 mesh screen.
4. Excavated material approved for use as backfill: Free of stones
larger than 2 inches in longest dimension, roots and organic
materials.

B. PAVING AND SURFACING


1. Cement shall be as per ASTM Standard Specifications for Portland
Cement (ASTM C-150: latest revision) for Type 1 Portland Cement.
2. Concrete Aggregates
a) Aggregates shall be well-graded, clean, hard particles or gravel
or crushed rock conforming to the STANDARD SPECIFICATION
FOR CONCRETE AGGREGATES (ASTM Designation C-33: latest
revision).
b) Sand -- shall be coarse sand free form injurious materials such
as shells or earth or organic materials. Sand from salt water is
not allowed.
3. Water -- shall be clean and free from injurious amounts of oils,
acids alkali, organic materials or other deleterious substances.
4. Forms -- shall be either wood or steel.
5. Controlled Strength of Concrete -- Concrete shall develop a
minimum of 28-day cylinder strength of 17.2 Mpa (2500 PSI).

C. SEWERAGE & DRAINAGE


1. Drainage Pipe:
a) PVC pipes and fittings 100 mm (4") diameter: T & G conforming
to ASTM C-14-59.
2. Building Storm Drain Connection to Main: Concrete wye branch
and clean out, T & G or use junction boxes.
3. Area Drain Catch Basin: Load-bearing 750 PSI, 150 mm x 200 mm
x 400 mm (6” x 8” x 16”

DIVISION 3 CONCRETE

A. CONCRETE FORM WORKS


Plywood: Free from warp and gross deformities, sufficiently braced
with solid lumber and applied with form release agent at its casting
surface before each casting. For unexposed beams, columns use 12
mm (1/2”) thick plywood. For exposed reinforced concrete such as

underside of media agua, exposed beams, columns and slabs, use 19


mm x 100 mm (3/4” x 4”) T & G.

B. CONCRETE STEEL REINFORCEMENT


As manufactured by NATIONAL STEEL CORPORATION, PAG-ASA STEEL
CORPORATION or approved equal.
1. Steel Bars: Reinforcing steel yield strength ( fy ) = 276 MPa
(40,000 psi) for 10 mm, 12 mm, and steel yield strength ( fy ) =
345 MPa (50,000 psi) for 16 mm, 20 mm Structural Grade
deformed steel conforming with ASTM A615 / PNS 49 standards.
For concrete and masonry reinforcements. Upgrade to next bigger
size if specified standard sizes are unavailable.
2. Use Ga.16 Galvanized Iron (G.I.) tie wires at joints or laps or placed
reinforcements as indicated in the plans.

C. CAST IN PLACE CONCRETE


1. One (1) Portland Cement: As manufactured by RIZAL, DRAGON,
CONTINENTAL,) brand for the whole work.
2. Aggregates:
a) Gravel: Well graded, clean, hard particles of gravel or crushed
rock. Use 38 mm (1-1/2”) maximum for slabs and 19 mm (3/4”)
for columns and beams and retaining walls.
b) Sand: Clean, washed sand, strong, durable and free from
organic materials
3. Water: Fit for drinking, free from injurious amount of oil, acids,
alkali, organic materials and other deleterious.
4. Concrete Mixtures:
a) For concrete compressive strength ( fc’ ) = 20.7 MPa (3000 psi)
for footings, beams, columns and suspended slabs, concrete
gutter, reinforced concrete walls, canopy and retaining walls.
b) REPUBLIC, ISLAND, FORTUNE Portland Cement or approved
equal. Use only For concrete compressive strength ( fc’ ) = 17.2
MPa (2500 psi) for slabs on fill or grade.

5. Concrete Admixtures:
Integral Waterproofing Compound - SAHARA or approved equal.
For all concrete gutters, and suspended toilets and shower
rooms. Use one kilo pack per forty kilo bag of portland cement.

DIVISION 4 MASONRY

A. MORTAR
1. Portland Cement: ASTM C 150 - 76, Type 1As manufactured by
RIZAL, DRAGON, CONTINENTAL, REPUBLIC, ISLAND, FORTUNE
Portland Cement or approved equal. Use only one (1) brand for
the whole work.
2. Sand: ASTM C 35 - 67Clean, washed sand, strong, durable and free
from organic materials
3. Water: Fit for drinking, free from injurious amount of oil, acids,
alkali, organic materials and other deleterious.
4. Concrete Mortar compressive strength ( fc’ ) = 13.8 MPa (2000 psi)
5. Adhesive Mortar: Use ABC ADHESIVE MORTAR for laying vitrified
ceramic tiles with ABC DISPERSION COMPOUND as an additive to
ABC ADHESIVE MORTAR.
6. Grout: Use ABC GROUT pre-mixed dry wall filler for floor and wall
tile joints either glazed or semi-glazed tiles. Masonry concrete
grout compressive strength ( fc ) = 13.8 Mpa (2000 psi). For
kitchen, toilet works and tile works.

B. UNIT MASONRY
1. Masonry Unit
a) Concrete Hollow Block (CHB): 450 psi or approved equal. Use
100 mm x 200 mm x 400 mm (4” x 8” x 16") thick CHB for
interior walls, as indicated in the plans.
b) Concrete Hollow Block (CHB): 750 psi or approved equal, Use
150 mm x 200 mm x 400 mm (6” x 8” x 16”) thick CHB, steam
cured, for exterior and fire walls as indicated in the plans.
2. Reinforcing Bars: Masonry reinforcing steel yield strength ( fy ) =
230 MPa (33,000 psi), Structural Grade bars, conforming to ASTM
Specification A615 / PNS 49 of size shown in Plans. Use standard
sizes.
3. Wire Ties: Gauge 16 Galvanized Iron (G.I.) tie wires.

DIVISION 5 METALS

A. STRUCTURAL METAL FRAMING


1. Plates, Sheets and Connectors: From mild steel sheets or plates
with standard thickness, size, shape and design as indicated in the
plans. For miscellaneous stiffener, bearing anchorage and
connector plates or straps. Upgrade to next higher/bigger size and
thickness if specified sizes & thickness are unavailable.

2. Standard solid section: Mild steel angles, flat bars, square bars,
channels, U and other sections. For building eaves, framing, C-
purlins, grille works, miscellaneous fabricated mounting brackets,
straps, dowels, frames and connectors as indicate in the plans.
Upgrade to next higher/bigger size and thickness if specified sizes
& thickness are unavailable.
4. Bolt Accessories: Low Carbon steel with type, shape, size,
threading, corresponding nut and accessories as required.
5. E-6013 series for structural welding.

B. MISCELLANEOUS METALS:
1. Black Iron Pipes: 50 mm (2”) ASTM A120-69, Schedule 40.
SUPREME PIPES as manufactured by SUPREME STEEL PIPE CORP.
For railing and post along stairs as indicated in the plans. Paint
with epoxy paint.
2. Steel: 12 mm, 16 mm square bars, 16 mm x 6 mm flat bars as
indicated in the plans. For grille work. Paint with epoxy paint.

DIVISION 6 WOOD AND PLASTICS

A. ROUGH CARPENTRY
1. Ceiling Works: BORAL Plasterboard or approved equal, non-
combustible fixed to galvanized steel furring channel using 25mm
“S” type screws spaced 200mm for butt joints and 300mm in the
middle of the board. Finished with an appropriate Boral
Plasterboard joining compound system.
HARDIFLEX Fibercement Board
Note: For K.D. Tanguile, plywood inner sides and for cut ends or
Apitong joints, nailersm framings, suuplementary termite and rot
treatment to be applied by COLORLESS SOLIGNUM.
Effect butt joint appearance for all T and cross intersections of
exposed frames. When stronger joints are required, introduce half-
laps, doweling or mortise and tenon but still effect a simple butt joint
at the exposed surface.
1. Lumber: PATECO, MATIMCO or approved equal.
a) Finger-jointed Lumber: Sound and thoroughly seasoned, warp
free, treated with colorless SOLIGNUM, or approved equal,
smooth and level on one side or wherever in contact with
paneling. For ceiling joists, nailers and all wooden members
hidden from viewer.
b) Tanguile: Lin-dried, S4S sound, hard and free from defect
lumber. Use one color or shade for assembly framings, which

are exposed. Max. moisture content 12% for lumber with


thickness 1” or less: 16% max. moisture content for all
others. For framing of counter, and cabinets. For drawer
faces and sides.
2. Plywood and Plyboard: UNIWOOD, or apprived equal.
3. Hardware and Fasteners: Use metal nails, screws, bolts, plates,
straps, miscellaneous fasteners or anchorage concealed or
countersunk whenever called for, with size, shaper and type to
ensure a rigid connection for laminated items and at cabinet
framing joints.

B. FINISH CARPENTRY
1. Lumber: Kiln-dried, selected containing not more than 12%
moisture, with same shade, color, and grain configuration. Tanguile,
Narra, single length, sound, warp-free, S4S and fine-sanded lumber.
For doorjamb, heads, transom, sides and stair steps, PATECO,
MATWOOD or approved equal unless otherwise indicated.
2. Plywood and Plyboard: STA. INES VENEER AND PLYWOOD CO. or
approved equal.
Note: Provide solid wood edging for all exposed sides of
plywood 12 mm (1/2”) thick and larger and on all sides of
detachable shelves.
a) 6 mm (1/4”) thick class A Tanguile plywood. For woodworks
needing such material.
b) 12 mm (1/2”) thick class A Tanguile plywood. For woodworks
needing such material.
c) 6 mm (1/4”) thick class A marine plywood for doors exposed to
moisture and weathering and for backing of mirrors.
d) 19 mm (3/4”) thick class A Tanguile Plyboard. For
miscellaneous components of cabinets and closet housing
which are concealed or intended to be painted. For free-span
shelves, dividers and counters.
3. V-cut, 150 mm x 19 mm, for ceiling and eaves.
4. Gypsum Board 10mm, 12mm thick for ceiling and wall partition
5. Fiber Cement Board: 10 mm thk for fascia board, 4.5 mm for
interior ceiling. Use SUPERFLEX, FICEM BOARD, HARDIFLEX or
approved equal.
6. Medium Density Fiberboard – as specified in the drawings
7. Finish Hardware/ Accessories
a) Hinges: self-closing concealed hinge – HAFELE or approved
equal

b) Drawer Guide: bottom or side mounted powder coated full


extension metal guides with nylon rollers – HAFELE or

8. Assembly materials
a) WELDWOOD or approved water-resistant wood glue
b) SELLEY LIQUID NAILS or approved equal.
c) Nails, screws and bolts of appropriate type, shape and
size for all types of joints.

DIVISION 7 THERMAL AND MOISTURE PROTECTION


A. WATERPROOFING
1. BOSTIK, SAHARA integral waterproofing compound or approved
equal. One (1) pack per bag of cement for structural concrete and
topping mixture. Application as per manufacturer’s specifications.
2. BOSTIK, WEATHERKOTE, FLEXICOTE fluid applied elastomeric
waterproofing system with 1 layer polyester mesh by INDEX PHIL.,
INC. or approved equal. Use five (5) coats (60 mils), application as
per manufacturer’s instructions.
3. BOSTIK, WATERPLUG by INDEX PHIL., INC. or approved equal. Plug
all leakages with Waterplug by chiseling 19 mm (3/4”) depth by 19
mm (3/4”) wide in accordance with manufacturer’s instructions.

B. MANUFACTURED ROOFING
Owner / Architect - approved manufacturer / sub – contractor
1. Interlocking Concrete Roof Tiles & Accessories: As manufactured
by Riviera Filipina, Inc.
2. G.I. Undersheathing Roof & Accessories: As manufactured by
PUYAT STEEL CORP. or approved equal.
a) Metal Sheet Roofing: G.I. long-span roofing sheets, For roofing
as required.
Base metal type: Cold rolled steel tempered to 275 MPa
(40,000 psi).
Thickness: 0.40 mm
Width: 915 mm
b) Ridge rolls, flashing, capping, trims, mouldings and awnings:
COLORLUME 0.40 mm thick base metal thickness, pre-formed
with matching shape and fitting provisions for GALVALUME and
as per drawings.

c) Fasteners and Fixation: Use rivets and straps whenever possible


or appropriate connectors as recommended by the manufacturer
and approved by the Architect. Paint same color as roof, all fixation
and fastening devices. Apply fattener in a neat, consistent, even
and standard manner. Apply strip or butyl rubber-based caulking
compound along all end lap joints and passing over pre-drilled
fixation holes. For fixation of metal sheet to built up purlins and
when lapped over another metal sheet. For fixation of flashing and
fascias to wood, metal or concrete support.

C. JOINT SEALANTS
Products as distributed by TAMSONS ENTERPRISES
1. Silicon Sealant: RHODORSIL 668. Use as a general purpose,
neutral cure sealant.
2. Co-Polymer Clear Sealant: SELLEY’S ALL CLEAR. For roofs,
awnings, roof flashings, gutters and downpipes.
3. Solvent-Based Synthetic Rubber Contact Type Adhesive: SELLEY’S
LIQUID NAILS. For bonding wood, plastic laminate, concrete, steel
aluminum and hardwood, rubber and glass.
4. Acrylic Latex Gap Sealant: SELLEY’S NO MORE GAPS. For use
between windows or door frames and walls, between countertops
and splashboard. In corners or between the wall and ceiling or
where shrinkage or movement causes rigid fillers to crack.
5. Acid Cure Silicon: SELLEY’S BATHROOM AND KITCHEN SEALANT.
For use on non-porous surfaces such as glass, ceramics and
porcelain.

DIVISION 8 DOORS AND WINDOWS


Provide and install all owner-supplied doors with complete locksets,
hinges and accessories as indicated in the plans and specifications.
Samples shall be submitted for approval of the Architect prior to
purchase or order for installation.

A. WINDOWS
a. Aluminum Windows as manufactured by Aust-Phils Aluminum
International, Inc.
1) Aluminum Sliding Windows: Use heavy duty brass window
stays, handles and locks.
2) Aluminum Awning Windows: Use heavy duty brass window
stays, handles and locks.
B. WOOD DOORS

1. Wood Doors – textured wood grain surface High Density Fiber


Board as manufactured by PATECO, MATIMCO, INC. or approved
equal.
a. Panel Door:
Single and double-leaf swing door, 44 mm (1-3/4”) thick, as per
drawings. Use Yakal door jambs and heads.
b. Hollow Core Moulded Door:
Single-leaf swing doors, 44 mm (1-3/4’) thick, pre-primed,
textured wood grain surface Medium Density Fiber Board as
manufactured by JOSOL, MATIMCO, INC. or approved equal, as
per drawings. Use Yakal door jambs and heads. For Bedrooms
and Bathrooms as designated in the Plans.
2. Wood Jamb – Kiln Dried selected containing not more than 12%
moisture.

C. HARDWARE
1. Door Locks and Locksets: LONGO, SCHLAGE, U.S. original, or
approved equal or as otherwise specified in the plans. Submit
samples for Owner/Architect’s approval.
Note: Provide Master Key for all cylindrical locksets and deadbolt
locking device.
a. Cylindrical Locksets:
1) SCHLAGE A53PD Entrance Lock, ORBIT, 626 (satin chromium
finish), U.S. original. Turn-button locking-pushing and turning
button locks outside knob requiring use of key at all times
until button is manually restored to unlock position. Push
button locking-pushing button locks outside knob until
unlocked with key or inside knob is turned. For all doors as
indicated in the Door and Hardware Schedule.
2) SCHLAGE A40S Privacy Lock, ORBIT, 626 (satin chromium
finish), U.S. original. Push button locking. Can be opened
from outside by screwdriver or similar tool. For all doors of
toilets as indicated in the Door and Hardware Schedule.
b. Deadlocks:
1) SCHLAGE, B160 Deadbolt Lock, 626 (satin chromium finish),
U.S. original, heavy duty. Deadbolt thrown or retracted by
key from outside or by inside turn unit. Bolt automatically
deadlocks when fully thrown. For Motorpool and LMO as
indicated in the Door and Hardware Schedule.
c. Drawer Locks: ALPHA chrome finish. For all cabinets.
2. Hinges:
a. Loose Pin Hinge: STANLEY, Model U.S. PB 1741 or approved
equal, 88.5 mm x 88.5, (3-1/2” x 3-1/2”) satin chrome finish,

button tip. Use four (4) pieces per door panel for French &
panel doors, three (3) pieces for all hollow core doors.
b. Gravity Pivot Hinge: YANK Gravity Series, U.D. Hinges UD-1787-
L(S) or approved equal. For doors needing pivot hinges.
c. Concealed Hinges: HETTICH or approved equal. For cabinet
doors 0.60 - 0.80 m in height, use two (2) pieces.
d. Pivot Hinges: For kitchen cabinet doors.
3. Door Stop / Door Holder: SPARTAN Art. No. DS-179, chrome finish,
floor / wall mounting or approved equal. Attached securely to floor
/ wall to prevent door knob from hitting the wall.
4. Door Pulls: TAJIMA cabinet pulls No. 101-S, chrome finish or
approved equal. For all cabinet, lockers and drawers.
5. Flush Bolts: YANK SUS 304, chrome finish or approved equal. For
all double-leaf doors. Install at top and bottom at reveal of all
active leaf.
6. Drawer Runners: HETTICH FR 602 L or approved equal. Use
extended design mechanism where necessary. For all drawers.

E. GLAZING
Manufactured by REPUBLIC GLASS or approved equal. Samples of

marble from TERESA Marble Corporation, MALOLOS Marble

3. Solid Surface Countertop: 19mm thick, solid surface countertop by
METASTONE or approved equivalent. For kitchen countertop,
lavatory and vanity counters. VERIFY color with the Owner & the
