TECHNICAL SPECIFICATIONS
SECTION 0001
INTRODUCTION
The Drawings and the Technical Specifications are complementary to each other. Drawings are graphic means of showing work
to be done. They are particularly suited to showing where materials are located. Thus, drawings exist essentially to show
dimension, location and placement. Not all works however, can be presented in the drawings. Generalized works are usually in
statement form, and hence the Contractor is required to read the specifications carefully.
Specifications, on the other hand, are used to describe the materials, construction techniques, samples, shop drawings,
guarantees, and other contract requirements. Together, the drawings and the specifications are used to inform the Contractor.
In cases where the specified brand carries with it the manufacturer's specifications, the manufacturer's specifications shall hold
precedence over these specifications.
The specification herein is presented in the form of Summary of Materials and Finishes which indicates in a concise form the
scope of work and materials for the project, as well as mentioning in a general way the location or placement of construction
elements within the project. As a general guide and in the spirit for which the working specifications are prepared, works and
materials necessary for the project, and which may, or may not be, included herein are expected to conform with sound
construction procedures, and especially as per the minimum requirement of traditional and established institutes, societies, or
associations for specific materials and work trades, and as per the procedures proposed by pertinent governmental construction
bodies whenever applicable.
The Technical Specifications are of the abbreviated type and include incomplete sentences.
a. That the Technical Specifications are only one part of the Contract Documents;
b. That the Contract is between the Owner and the General Contractor; and,
c. That the General Contractor is the only party responsible for completing the work in accordance with the Contract
Documents.

1.01 All applicable provisions of the different divisions of the Specifications for each work trade shall apply for all items cited
in this Summary.
1.02 Materials specifically mentioned in this Summary shall be installed following efficient and sound Engineering and
Construction practice, and ESPECIALLY AS PER MANUFACTURER'S INSTRUCTIONS AND SPECIFICATIONS FOR
INSTALLATION, WHICH SHALL GOVERN ALL WORKS ALLUDED TO IN THESE SPECIFICATIONS.
1.03 Materials and finishes for on-site improvement and facilities as listed below are part of the scope of work and shall be
supplied and installed by the Contractor without extra cost to the Owner.
b. Topsoil stripping and stockpiling prior to excavation and filling, for re-use on planting areas
c. Demobilization, including hauling of debris, obstructions and other unusable materials from
construction area to designated disposal sites
d. Exterior utility lines, raceway system, fixtures, switches, buzzers of controls at their terminals, and including fittings
and accessories as required by the specialty trades under plumbing and electrical works
1.04 Off-site improvements shall generally be under the responsibility of the Contractor, the following shall be part of the
Contractor's work:
a. Concreting of driveway and transitional elements between existing and new walks and
driveways. This work shall make connections neatly with the existing roads or curbs and shall incorporate necessary utility ways
under such as required.
b. Permanent connections to the local utility lines for electrical, water, drainage, and telephone lines including
equipment, facilities, material, and/or work which utility companies or authorities may require of the applicant
owner, such as electrical transformers, meters, etc.
2.01 SITEWORK
1. Earthwork
a. Fill or borrow materials. Granular non-plastic material, laboratory approved, inert materials from off-site source,
b. Excavated materials used as backfill, approved and clean material. Remove stones larger than 50 mm (2") round,
root and organic materials.
c. Capillary water sieves, and barrier; uniformly graded or sized, non-porous aggregates or stones respectively.
2. Batterboards; Second class, pest free lumber assembled and rendered secure for proper delineation of building lines and
grades.
3. Soil poisoning: Product and mixture manufactured by Manila Pest Control Co., Philippines or its approved equivalent. There
shall be no disturbance of treated soil between application of poison and pouring of concrete. See Section 0120.

1.Concrete Form Works: Unless otherwise specified, use plywood, free from warp and gross deformities, sufficiently braced
with solid lumber, and applied with form release agent at its casting surface before each casting. For exposed reinforced
concrete such as underside of media agua, covered walkway, exposed beams, columns, and slabs, use 6 mm (1/4") thick
ordinary plywood.
2. Concrete Steel Reinforcement: As manufactured by PAG- ASA STEEL CORPORATION, NATIONAL STEEL
CORPORATION, MARCELO STEEL CORPORATION or approved equal.
Use steel conforming to ASTM standards, deformed, for concrete and masonry reinforcements. Use Ga.16 Galvanized
Iron (G.I.) tie wires at joints or laps of placed reinforcements as indicated in the drawings.
a. Structural Grade Steel - FY= 36,000 PSI, refer to structural drawings.
4. Aggregates:
a. Gravel - well graded, clean, hard particles of gravel or crushed rock. Use 25 mm (G-1") maximum for slabs and 19
mm (3/4") for columns, beams and retaining walls.
b. Sand - clean, washed sand, strong, durable and free from organic material.
5. Water- Fit for drinking, free from injurious amount of oil, acids, alkali, organic materials
and other deleterious substances.
6. Concrete Mixtures:
a. Class A - 1:2:4, 20.68 MPa (3,000 PSI) for footings, beams, columns suspended slabs, lintel
beams, stiffener columns, reinforced concrete walls.
b. Class B - 1:2-1/2:5, 17.8 MPa (2,500 PSI) for slabs on fill or grade.
7. Concrete Admixtures:
a. Integral Waterproofing Compound - SAHARA or approved equal where necessary. Use
one (1) kilo pack per forty kilo bag of Portland cement.
1. Plates, Sheets and Connectors: From mild steel sheets or plates with thickness, size, shape and design as indicated in
the drawings. For miscellaneous stiffener, bearing anchorage, and connector plates or straps.
2. Standard Solid Sections: Mild steel angles, bars, square bars, channels, U, and other sections. For building roof framing,
purlins, grillworks, miscellaneous fabricated mounting brackets, straps, dowels, frames and connectors.
3. Bolt Accessories: Low carbon steel with type, shape, size, threading, corresponding nut and accessories as required.
4. Bracing Rods: Standard structural grade steel rods with turnbuckles whenever required. For roof framing (sag rods and
bracing).
5. Welding Electrodes: Approved for manual shielded metal arch welding, as required. E-6013 series for structural welding.

1. Concrete Hollow Block (CHB): 350 PSI or approved equal. Use 100 mm (4") and 150 mm (6") thick CHB as indicated in the
plans.
2.05 CARPENTRY
Note: For K.D. Tanguile, plywood inner sides, and for cut ends of Apitong joists, nailers, framings, purlins and truss
members, supplementary termite and rot treatment to be applied by MANILA PEST CONTROL CO., PHILIPPINES or approved
equal.
Effect butt joint appearance for all T and cross intersections of exposed frames. When stronger joints are required,
introduce half-laps, dowelling, or mortise and tenon but still effect a simple butt joint at the exposed surface.
For unexposed assembly framing of counters, closets, cabinets & the like.
For edgings, trims, moldings and baseboards, use machine-cut wood. For drawer faces and sides. For solid wood
component of ceilings. .
Note: Provide solid wood edging for all exposed sides of plywood 12 mm thick and larger and on all sides of
detachable shelves.
a. 3.5 mm (5/32") thick Fiber cement board for all ceiling and eaves.
b. 4.5mm (3/6") thick Fiber cement board for all interior partition other than that 100mm thk CHB.
For miscellaneous components of cabinets and closet housing which are concealed or intended to be painted. For
free-span shelves.
3. Hardware and Fasteners: Use metal nails, screws, bolts, plates, straps, miscellaneous fasteners or anchorage concealed or
countersunk whenever called for, with size, shape and type to ensure a rigid connection for laminated items and at cabinet
framing joints.

1.Lumber:
a. TANGUILE or approved equal, quarter-sawn, sound and free from imperfections impairing its strength and finish.
Kiln-dried, maximum moisture content 12% for lumber with thickness 1" or less;
16% maximum moisture content for all others. Use one color or shade for assembly framings which are exposed.
For framing of counters, closets, cabinets. For edgings, trims, and moldings.
For drawer faces and sides. For solid wood component of ceilings.
b. Guijo or approved equal, single length, sound warp-free, S4S and fine-sanded lumber. For doors, window and
transom jambs, heads, sides and sills.
3. Assembly materials: WELDWOOD or approved water-resistant glue, nails, screws, and bolts of appropriate type, shape and
size for all types of joints.
2.07 WOOD PRESERVATION AND PROTECTION:
Apply with a surface preparation, method of application and density as per manufacturer's specifications.
2.08 ROOFING:
Pre-painted long span GI Roofing distributed by Steel Tech or approved equal.
1. Materials: GA 26 G.I. pre-painted RIB TYPE ROOFING, color Camella Brown/Spanish red. Submit sample for Architect
approval
3. Roofing/Bended Accessories: Ga. 26 G.I. Spanish Gutter, Pre-painted flashing and accessories.
2.09 DOORS:
Provide and install all doors with complete locksets, hinges and accessories as indicated in the plans and specifications.
4. TYPE FHC: (FHC) Flush Hollow Core Swing Door with wd. moldings.
45 mm door thickness, both faces: 6 mm thk Marine plywood; use well-dried Tanguile frames and Guijo door jambs
and heads
5. PVC TOILET DOOR Complete set with jambs locksets , hinges and accessories. Submit sample for approval.

2.10 WINDOWS: Provide and install all windows with complete accessories as indicated in the plans and
specifications.
1. TYPE ASW: Aluminum Sliding Windows
For all windows indicated as "ASW", 50mmX75mm aluminum sections as manufactured by Architect-approved
fabricator. Use 4.8 mm (3/16") thick shaded glass.
2. TYPW AAW: Aluminum Awning Window
For all windows indicated as "AAW", 50mmX75mm aluminum sections as manufactured by Architect-approved
fabricator. Use 4.8 mm (3/16") thick shaded glass.
1. Caulking: DOW CORNING 790 Silicon Building Sealant or approved equal. For all joint gaps between steel frames and
concrete. For joint gaps between kitchen sink/toilet lavatories and tiles.
1. Door Locks and Locksets: YALE, or approved equal or as otherwise specified in the plans.
a. Handle set: STELLAR SERIES 5057. For Main door
b. Lockset Entrance w/ key SURELOC for Service Door and others.
2. Hinges:
a. STANLEY : 88.5 mm x 88.5 mm, 3-1/2" x 3-1/2", dull brass finish, loose pin, button tip, four (4) pieces per door
panel for panel doors; three (3) pieces for all flush hollow core wood doors.
2.14 FINISHES:
1. Plain Cement Plastering: Scratch and finish coats, both consisting of ONE (1) part Portland cement and THREE (3) parts of
clean, washed sand, measured by volume. For all surfaces designated to receive NATION ACRYTEX FINISH, and BOYSEN
LATEX finish and where specifically called for in the Drawings and where plastering is essential to complete the work.
4. 12 mm thk. Glazed Lazio Ceramic Tiles for Nook and Kitchen counter / splash board.
7. 300mmx300mm Nonskid FLOOR Tiles for terrace. Submit sample for approval.
2.15 PAINTING: BOYSEN OR DAVIES PAINT or approved equal. All exposed finish hardware, lighting fixtures and
accessories, glass and the like shall be adequately protected that these are not stained with paint and other painting materials
prior to PAINTING WORKS. All other surfaces which would be endangered by stains and paint marks should be taped and
covered with craft paper or equal.
1. EXTERIOR:
a. BOYSEN PERMACOAT GLOSS LATEX PAINT #710 :
For all plain cement plastered surfaces at the building interior or as designated in the Plans.
Interior Surface Preparation: Clean painting surface thoroughly. New masonry should be treated with Boysen

Masonry Neutralizer #44, following label proportions overnight then rinse with water. Allow surface to dry before applying first
coat.
1st coat: Boysen Permacoat Concrete Sealer #705 White or Boysen Permacoat Latex #701 White. Putty minor
cracks and surface imperfections with Boysen Patching Compound. 2nd and 3rd coats: Boysen Permacoat
Semi-gloss Latex #715. Tint as required with Boysen Latex colors.
For plain cement plastered surfaces and smooth rubbed surfaces or as designated in the drawings.
2. INTERIOR:
a. BOYSEN FLATWALL ENAMEL
Surface Preparation: Interior wood surfaces to be painted must be clean and dry, free from dirt, dust and other
foreign matter. Rough wood should be sanded and then dusted. Putty cracks and minor surface imperfections with Boysen #311
White Glazing Putty, after the 1st coat.
For all ceiling, interior wall partitions, and all wood surfaces intended to be
painted.

b. BOYSEN CLEAR DEAD FLAT LACQUER #1253 (Whitewash and/or Old Classic California Finish)
Surface Preparation: All surfaces to be lacquered must be dry and free from dirt or wax. Open grains of woods
should first be filled with Boysen Natural Wood Paste Filler #60 or Boysen Lacquer Wood Tite #61. Paint lightly with white
lacquer and sand to show grains. Do same procedure as required.
For ceiling moldings and baseboards and all wood trims or as indicated in the Plans
2.16 SPECIALTIES:
1. Toilet Accessories:
a. Toilet Paper Holder: HCG, Roll paper holder Model No. PF 3832. One (1) beside every Water Closet Colored.
2.17 ELECTRICAL:
a. Wall Convenience Outlets: Cream colored plates, NATIONAL, 220v, with amperage as required. For general
building interior use.
b. Switches: NATIONAL appellation switches with amperage as required. Cream colored.
2. Wires: COLUMBIA or approved equal. No conductor to be less than AWG No. 12 in size unless otherwise specified.
3. Conduits: MOLDEX/FLEXIBLE or approved equal conduits, including adapters, elbows, couplings and other conduits and
accessories for conduits embedded in concrete. .
5. Circuit Breaker: WESTINGHOUSE MCB or approved equal. Use NEMA casing or approved equal. Ga. 16, bolt on type pre-
painted, surface mounted, with latch lock.
2.18 PLUMBING
1. Plumbing Fixtures and Accessories:
a. Water Closet: HCG P80 Jupiter Savi 1, with enameled seat cover, metal angle valve, supply pipe, tank fittings
and other required accessories. One (1) set for each water closet stall. Colored.
b. Lavatory: HCG P80 Jupiter Savi 1, complete with the necessary fittings, pedestal type as per manufacturer's
specifications. Including metal fittings; 1-1/4" P-trap, angle valve, supply pipe and accessories, Colored, located where indicated
in drawings.
d. Kitchen Sink: REGINOX Gauge 18, stainless steel, double tub, flat rim type, with faucet, and metal fittings.
e. Floor Drains:, 100mm x 100mm (4"x4"). For all showers and toilets.
e. Shower Head and Valve DELTA: single valve, with spout, chrome finish.
b. Valves: For gate valves and check valves, cast brass, sizes as required in the drawings.
a. Sanitary Pipes: PVC, waste and vent pipes and fittings. For vent and waste lines leading to existing sanitary pipes,
or to septic vault. Use 2" round pipes for all shower drains. Provide supports.
b. Clean-out Plugs:, with size as required. For all drain and sewer lines requiring clean outs.
