Carlo P. Grasya, of legal age, Filipino, married to Karla Abella-Grasya, and a resident of corner
Masangkay and Matabungkay St., Poblacion Santa Potenciana, Carcar City, Cebu, hereinafter referred to
as the VENDOR;
----and----
Manuel L. Cuison, of legal age, Filipino, single, and a resident of Lot 1, Phase 6, Sierra Madre
Village, Santa Elena Pulo-Diezo Road, Cabuyao City, Laguna, hereinafter referred to as the VENDEE.
WITNESSETH:
WHEREAS, the VENDOR is the absolute owner in fee simple of that certain real property, a
parcel of land situated in the Barangay Matuwid, Cabuyao City, Laguna, Philippines covered by Transfer
Certificate Title No. 2345 issued by the Registry of Deeds for the Province of Laguna, and which is more
particularly described as follows:
A parcel of land Lot No. 8893 is situated in the Barangay Matuwid, Cabuyao City, Laguna,
containing an area of 56 HECTARES, more or less.
WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the above-
described property for the price and under the terms and conditions set forth herein below.
NOW THEREFORE, for and in consideration of the premises, and more specifically of the sum
of TWENTY MILLION ONE HUNDRED FIFTY THOUSAN PESOS, Philippine Currency, the
receipt whereof is hereby acknowledged from the VENDEE to the entire satisfaction of the VENDOR,
the said VENDOR does hereby sell, transfer and convey in a manner absolute and irrevocable, in favor of
the VENDEE, his heirs and assigns, the land above-described.
ACKNOWLEDGMENT
BEFORE ME, a Notary Public, for and the City of Cabuyao, Laguna, Philippines this September 18,
2017, personally appeared CARLO P. GRASYA and MANUEL L. CUISON with their Community
Tax Certificates, CTC No. 9837 and CTC No. 9836, respectively, who represented to me to be the same
persons, who executed the foregoing instrument and acknowledged to me that the same is their free act
and voluntary deed.
