OBJECTIVES OF THE UD ACTIVITY
  • To produce a conceptual township development plan or urban design on the
     given UDDA incorporating and addressing the urban design background for a
     new township development.
   •   To synthesize the scenarios in the UDDA and create/develop a UD concept that
       would be appropriate to the program being required in the UDDA.
   •   To develop, create, and produce appropriate presentation drawings reflective of
       the urban design concept as laid out in the conceptual township master plan.
GOALS OF NEW TOWNSHIP DEVELOPMENT PROJECT
   •   Preservation of the resource-attraction of the township (Dacong River),
       developed into a grand canal incorporating a Venice-type style composed of
       linear parks and canal pods.
   •   Mangrove Park Development showcase the foreshore habitats and eco-tourism
       and light industrial development.

DATA GATHERING
  1. Raw (farm) land and is generally flat.
  2. The land is dissected and/or traversed by a freshwater body along its northern and
     southern boundaries.
   3. It is also traversed by existing and proposed major roads which divide the northern
      and southern portion of the property.
   4. The headwater of the river is located on the northern part going to the ocean
      (southern part) which has a mangrove ecosystem that immediately connotes
      nature tourism and industrial development.
   5. Town center which is about 10 kilometers.
   6. Existing roads and proposed road constructions will link to the other parts of the
      region, essential to the urban development activities such as commercial,
      residential, institutional, leisure and entertainment, recreation, tourism and
      industrial.

Wind Orientation
         Northeast Monsoon - during rainy season and typhoons - mangroves act as a
         buffer to strong winds and percolates the flood instead going to the city.
         Southwest Monsoon – Mangroves outside the border of the map acts as a buffer.

Biodiversity - Access to nature and green space, ecosystem diversity.
Townscape - considered and incorporated in designing the spaces on the town, as one
of the goals in designing the concept of the town master plan is preservation and respect
for the organic growth that can be seen through mangrove parks and Venice canal river
parks as the design promotes familiarity and aesthetics offered by visual and cultural
richness of the town.
       Features considered:
             Viscosity - allows the people to appreciate the place as when there are
             movement of people they tend to slow-down, explore and meet other
             people.
             Focal Point - as each area consisting of structures that highlights a view.
             Vista - Scene leads the eye to certain highlights like the river parks and
             mangrove parks, etc.
RELATION OF ZONES AND ITS RELEVANCE
Planning Models that are incorporated in the Town Plan: Concentric Zone Model by Ernest
Burgess, and Sector Model by Hoyt, Neighborhood Unit Concept by C. Perry, Human
Settlement Concept by C. Doxiadis.
   •   CBD: Non-Residential, more of offices and commercial use, includes institutions
       and public spaces.
   •   Zone for better residences: housing projects for middle class
   •   Various sectors emanating from the CBD by a radial transport line.
   •   Growth is highly influenced by transport system. Expansion happens along roads,
       rivers, and train routes.
   •   Explains the pattern of land, concerning the geographical location of economic
       activities.
RESIDENTIAL ZONE
   • Located near the commercial and institutional area for mobility and accessibility
      of users to different needs and demands.
   • Includes: Subdivision, Condominium, Apartment, Town House, Villas, Mixed Used
      Residential
COMMERCIAL ZONES
  • The commercial districts are located near the arterial roads and the Dacong river
    for accessibility and mobility of people and goods.
  • Developing the idea of using other transportation such as the riverbanks and the
    water fronts for business purposes.
  • Includes: Malls, Public Market, Shopping Centers, Private Clubs/Clubhouse, Hotels,
    Restaurant and Fast-food Stores, Retail Stores, Office Building, Dormitories,
    Pharmaceutical Stores
INSTITUTIONAL ZONES
   • Institutional Zones - located in the middle of residential area, commercial area,
       and mixed-use area as these comprises public parks and institutional buildings
       such as hospitals, schools, police stations, fire stations, town hall, etc.
   • Institutional Zone adjacent to Venice Canal Park – for good vista and promotes
       natural cooling system.
   • Includes: Schools, Public Library, Police Station, Fire Station, Convention Facilities,
       Theatres and Facilities, Hospital and Medical Buildings, Recreational Sports Centre,
       Evacuation Center, Nursing Home, Government Buildings, Town Hall
INDUSTRIAL ZONES
   • Industrial Zone is located near the Waterfront at the South East part of the map,
      away from public zone, mangrove forest acts as a buffer between the industrial
      zone and public zone.
   • Adjacent to the waterfront and major thoroughfare such as the major road for
      easy transportation of goods to other region and to local parts.
   • Includes: Research Centers, Port
VENICE CANAL ZONE
   • Adjacent to the institutional zone and the mangrove park. Since rivers are
     susceptible to flooding due to its topography, Public Parks and Mangrove Parks
     will act as a permeable space that will absorb floods, also, promotes good view.
TOURIST PARK ZONE
   • located at the arterial road also it is adjacent to mangrove park at the south part
      of the map.
   • adjacent to the High-End Businesses located at the arterial road. To attract the
      tourists to invest in the town.
Retirement Villages - located at the south part of the tourist park zone adjacent to the
mangrove park - this gives privacy to the elders, away from busy areas that delivers noise
and at the same time it gives a healthy environment.
SCIENCE PARK ZONE
   • Science Park Zone - located The South East part of the map surrounded by
      mangrove trees, for a convenient study on mangroves and other components
      involve in a bio diversified environment.
FUTURE DEVELOPMENT ZONE
   • Future Development Zone - Located at the North West part of the map adjacent
      to residential area, and commercial area, for future development of such areas
      needed.
   • Improve flexibility of the town to such improvements and progress such as
      additional zones like: Telecommunication Zone, Utility Zone, etc.
Conurbation or urban agglomeration was considered and integrated in zoning for future
development of the town and neighboring town.
MANGROVE PARK ZONE
  • divided into four areas: sprinkled along the town to provide mobility, dispersing its
    cooling system that is good for the health of the community.
MANGROVE CONSERVATION ZONE
  • Provided a conservation zone of Mangrove Trees. This will benefit the town as they
    act as a buffer from typhoons, percolation to flood, natural cooling system, etc.
ROAD NETWORKS
Consideration on the Circulation (Vehicular and Pedestrian)
The idea of developing the public transportation and other types of transportation such
as establishing stations on river that acts as a node to different vehicular and pedestrian
paths.
Linkage Theory - the linkage theory is considered and integrated in designing the
circulation of the town, connecting, and linking one element to another from its macro
to micro units such as pedestrian walk, linear open spaces, streets, pattern of movement
of people and goods. Establishing the hierarchy of spaces.
Classification
   • Principal/Primary/Arterial -high volumes of traffic at high speeds
   • Minor Arterial - backbone of urban street network, also can be a tourist route.
   • Collector Streets - transition movements
   • Minor Streets - slow moving traffics and pedestrianization.
