DEED OF DONATION OF REAL PROPERTY
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Donation was made and executed this _____th day of October, 2020, by and
between:
LOURDES VERGEL DE DIOS, of legal age, Filipino, and a resident of Lico, San Rafael,
Bulacan, and hereinafter referred to as DONOR, and ROLANDO D. LIBUNAO, of legal age, Filipino,
and a resident of 18 Lico, San Rafael, Bulacan, and ACE VD LUCERO, of legal age, Filipino, and a
resident of Lico, San Rafael, Bulacan, hereinafter referred to as DONEES ;
WITNESSETH:
WHEREAS, the DONOR is the registered owner of that parcel of land which is more particularly
described as follows:

“A parcel of land (Lot 435-A of the subd. plan psd-03-103992 being a portion of lot 435, Cad
319-D, San Rafael Cad. L.R.C. Rec. no.) situated at the Bo. of Poblacion, Mun. of San Rafael, Prov. of
Bulacan Is. of Luzon. Bounded on the NE., SE, & SW along line 1 to 9 by Lot 435-B of the subd. Plan ;
on the SW and NW., along line 9 to 11, by Lot 10, and on the NW., along line 11-1 by Lot 14, both of
Psd-18342. Beginning at a pt. marked “1” on plan being S. 37 deg. 42’ W., 8513.91 m. from BLLM No.
1, San Ild. Cad. S. 67 deg. 05’ E., 1.90 m. to pt. 2 ; N. 22 deg. 16’ E., 1.37 m. to pt. 3 ; S. 66 deg. 59 ‘ E. ,
5.35 m. to pt. 4 ; S. 25 deg. 12 ‘ W ., 5.99 m. to pt. 5 ; S. 65 deg. . deg. 16’ E., 2.51 m. to pt. 6 ; S. 18 deg.
47 ‘ W., 5.19 m. to pt. 7 ; N. 72 deg. 15 ‘ W., 4.00 m. to pt. 8 ; x –x –x to the point of beginning ;
containing an area of ONE HUNDRED (100) square meters, more or less”
That the DONOR also owns a one story residential house on the above-mentioned property ;
That for and in consideration of the love and strong family ties by the DONOR with the
DONEES, and as an act of liberality and generosity , the DONOR, hereby voluntarily and freely
transfers and conveys , by way of donation to the DONORS, their successors and assigns , all the rights,
title and interest which said DONOR has in the above-mentioned real property/ies, together with all the
buildings and improvements found therein , free from all liens , encumbrances and charges whatsoever ;
That the DONOR hereby warrants for the purpose of giving full effect and validity to this
donation, that DONOR has the legal right to make this donation of said property being to free portion
under the civil code and other existing laws, which she can freely dispose of.
That the DONEES hereby accept the donation and has taken legal possession of the property/ies
and hereby expresses their appreciation and gratefulness for the kindness and generosity of the DONOR.
