SITE PLANNING
CONSERVATION & EFFICIENT
UTLIZATION OF RESOURCES
1>Site Selection
The Site is located in Old Mahabalipuram Road in the suburb Shollinganallur
It measures around 300 by 150 m2
The Site is in a developing region where many colleges & schools are present(Nift,
Satyabama, Jeppiar etc)
It is also close to the railway station (Kasthuribhai Nagar)
The IT parks here are growing at a pace that is beyond measure
House also has considerably developed here with the establishment of township by the
TNHB
2>Preserve and protect landscape during construction /compensatory
depository forestation.
Since there was no landscape in the form of trees none coud be preserved but landscape has b
Added since the construction.
More of grass has been used rather than hard landscape
Bahia grass has been used that is available locally, has high salinity tolerance and can consume
It practically requires no maintenance
3>Soil Conservation
Soil present in this location is shale soil that is shallow, fine textured, acidic and low in nutrient
It is conserved in most places and removed only to provide pathways and only a limited amoun
Of ground floor parking has been given
It was preserved with silt fences and sediment ponds
In order to improve the conditions of the soil, supplements have been given to loosen and aera
The soil to improve the moisture & butrient retention factor
4> Design to include existing site features
Existing site features were only the ground with soil and a few grassy areas that has been pres
The optimum
The existing features were also improved and other landscape in the form of trees, shrubs, plan
Been added
5> Reduce hard paving on site
Hard landscape has been used minimally in the form of gravel, rock stone & concrete only to
Provide pathways thereby reducing the storm water run-off
6> Enhance outdoor lighting system efficiency
The street lamps that have been used have light-sensitive photocells to turn them on at dusk
or activate automatically in dark weather.
These lights have reflectors to make more efficient use of the light source and help reduce ligh
Outdoor Solar lighting has been used in a few places
HPMV Lights have been used for street lighting and Metal Halides have been used in the park a
Pool areas which have higher efficacy
7> Plan utilities efficiently and optimize on site circulation efficiency
Minimum walkways have been provided and the rest have preserved the existing soil and adde
Features in the form of trees, shrubs, plants etc
Corridors around utilities such as plumbing services AC plant etc have been kept to a minimun
HEALTH & WELL BEING
8>Provide, at least, minimum level of sanitation/safety facilities for
construction workers
Toilets were constructed earlier for the workers use
Water was provided for drinking and cleaning purposes
Wastes were disposed of at the end of the day
Some hazardous substances were substituted for safe ones keeping in mind the health of the
For eg Spirit based paints were avoided
Proper training was given to the workers before construction and there was supervision at all t
Personal protective equipment such as respiratory equipment , protective clothing and eye pro
Were provided for the workers
9> Reduce air pollution during construction
Adequate ventilation was provided in the site for the workers
Hazardou processes were seggregated so that it doesn’t harm the workers indirectly
Water supression was used to control dust emission
Proper screening and covering of dusty materials were done when not in use
BUILDING PLANNING &
CONSTRUCTION STAGE
10> Reduce landscape water requirement
Locally available grasses such as Bahia grass was used which is drought
Resistant
Plants have been chosen that require less water for growing thereby
Reducing the maintenance(Lavendor, Rosemary)
Effiecient watering methods have been adopted such as trickle irrigation
Native trees such as oak and pine that requie less water and provide
Good shade have been planted and grown
11> Reduce building water use
Ultra Low water effiecient plumbinf fixtures have been integrated into the building
Water conserving cooling towers were designed with delimiters to reduce drift &
evaporation
Water Sense labeled products used to detect leakage
Annual checks performs for plumbing fixtures, caulking around pipes done
Wastewater treatment done on site
12>Efficient water use during construction
Treated water was only used during construction
Materials that require less water were chosen for construction
13>Optimize building design to reduce
conventional energy demand
Cross ventialtion between main rooms have been provided.
A lot of ooutdoor spaces provided for each unit to let in ample amount of natural lighting
Compact fluorescent lamps have been used to save energy
Heaters worrk from solar energy
14>Optimize energy performance of building
within specified comfort
In rooms where mechanical HVAC was not provided, good thermal comfort has been
ensured by proper natural ventilation through large glass windows and open
Spaces
The outdoor temperature would be quite pleasant due to the presence of water
Bodies in close proximity
ENERGY: EMBODIED & CONSTRUCTION
15>Utilization of fly ash in building structure
Fly ash was used for the construction of bricks, concrete blocks , road construction ,landfill
application and ceramics that were used in the interiors were also made with fly ash
16>Reduce volume, weight and time of construction by
adopting efficient technology
Precast concrete and slabs were brought to the site
The storm water management structures were also made of pre cast concrete
Compressed earth blocks that are made from locally available materials are used
For some parts of construction
17>Use low-energy material in interiors
In many of the apartments bamboo floors , bamboo mats and furniture has been used
which reduced the cost of construction and emission of Co2 level.
Instead of wood flooring vinyl flooring has been used to preserve natural materials
ENERGY RENEWABLE
18>Renewable energy utilization
Have provided renewable energy system with capacity equivalent to 1% of connected load
for lighting and space conditioning.
Meet energy requirements for a minimum of 5% of the internal lighting load (for general
lighting) or its equivalent from renewable energy sources (solar, wind, biomass, fuel cells,
etc).
Energy requirements will be calculated based on realistic assumptions
which will be subject to verification during appraisal.
19>Renewable energy based hot-water system
50% of the annual energy required for heating water is achieved through solar energy.
RECYCLE, RECHARGE & REUSE OF WATER
20>Waste water treatment
A waste water treatment plant is present in the basement where all the domestic /house
hold wastes are
treated
The treated effluents are used for watering plants and in toilets
21>Water recycle and reuse
Rain water harvesting has been done on terraces and on ground
Waste water is used for washing, cleaning drinkin & cooking purposed
WASTE MANAGEMENT
22> Reduction in waste during construction
The formwork used was made of steel which can be reused again
On site sepearation was primarily done in order for recycling to take place
High quality products were used to reduce rejects
Many products used such as masonry, doors, windows, paper wood etc were recycled for
the project
23>Efficient waste segregation
Two chutes have been provided for the residents of the apartment to segregate and dump
recyclable and non recyclable wastes into their respective chutes
These bins have been color coded
24>Storage and disposal of waste
All the wastes are collectively kept in an enclosed space that runs down from the chute
The wastes are removed at regular intervals
25>Resource recovery from waste
Recycled glass, plastic , metal and paper have been effectively used in the exterior and
the interior of the project
Education regarding recycling is also important in order to educate the future generation
Resource recovery systems were employed for biodegradable waste as per the Solid
Waste Management and handling Rules, 2000 of the MoEF.
HEALTH & WELL BEING
26> wasteUse of low - VOC paints/ adhesives/
sealants.
Only non toxic paints that are Low-VOC products perform well in terms of coverage,
scrubability and hideability (covering flaws on previous coats).
These are paints made from natural raw ingredients such as water, plant oils and resins,
plant dyes and essential oils;
natural minerals such as clay, chalk and talcum; milk casein, natural latex, bees' wax,
earth and mineral dyes. Water-based natural paints give off almost no smell. The oil-based
natural paints usually have a pleasant fragrance of citrus or essential oils.
Allergies and sensitivities to these paints is uncommon. T
hese paints are the safest for your health and for the environment.
27> Minimize ozone depleting substances
100% zero ODP (ozone depletion potential) insulation was employed;
HCFC (hydro chlorofluorocarbon)/and CFC (chlorofluorocarbon) free HVAC and
refrigeration equipments and / halon-free fire suppression and fire extinguishing
systemsused
28>Ensure water quality
Groundwater and municipal water meet the water quality norms as prescribed in the
Indian Standards for various applications (Indian Standards for drinking [IS 10500-1991],
In worst cases treatment of raw water for achieving the desired concentration is performed
29> Acceptable outdoor and indoor noise levels
Outdoor noise level conforms to the Central Pollution Control Board–Environmental
Standards–Noise (ambient standards) and indoor noise level conforms to the National
Building Code of India, 2005, Bureau of Indian Standards, Part 8–Building Services; Section
4–Acoustics,
sound insulation, and noise control.
Category of area Limits in dB (A) Leq

INNOVATION IN DESIGN AND PROCESS
34> A Alternative Transportation
Since it is like a gated community a common
mode of transport (buses)running on Compressed
Natural Gas takes the residents to the city at regular
intervals.
This could severely reduce the fuel consumption
Residents travelling from the same place could also try
carpooling to save fuel
Bicycles given out for rent
34> B Environmental Education
Committee/ Clubs formed to stage monthly plays to make
residents aware Environmental hazard, Carbon footprint etc
And teach them how to live sustainably
Distributing Flyers educating them on
>Awareness and sensitivity about the environment and
environmental challenges
>Knowledge and understanding about the environment and
environmental challenges
>Attitude concern for the environment and help to maintain
environmental quality
>Skills to mitigate the environmental problems
