List of Rental Flats TISSstudents 2016
Guidelines for Students regarding Rental Flats Listed on TISS Website, 2016
These are only guidelines issued in the interest of students. TISS shall not be
responsible for agreements between students and the landlords. TISS is not a party
to the contractual agreement.
1. Students and their parents are advised to keep 02 to 03 days at their disposal for selecting and
finalizing the rental flats which are listed on the TISS website.
2. No brokerage shall be applicable on the rental flats which are listed on TISS website. Any
transaction shall be undertaken between the student and the landlord / legal owner of the said flat
and Institute will not be party to the same.
3. The purpose of providing the list of addresses of prospective licensors is purely to facilitate the
admitted students to find rental accommodation in the neighbourhood of the Institute premises.
4. Students/parents are requested not to make the list public by uploading it on facebook/orkut or any
other social networking platforms as brokers might access and use the data and might charge
brokerage from students.
5. Parents and students are expected to make all necessary and complete enquiries to their own
satisfaction before entering into any agreement.
6. Actual ownership of the flat may be verified by student before going ahead with the agreement.
This can be done by checking the name on Electricity Bill & person entering into agreement with,
is same or not. This is to avoid any legal complications later.
7. It is advisable to have a proper legal Leave and License (rental) agreement entered into between the
landlord and the student.
8. The rental agreements are made for a maximum period of 11 months. Normally there should be no
lock-in period in the agreement, instead notice period for closing the contract could be mentioned.
In case a lock in period is made applicable, it should be waived off in the event of health issues,
admission to other colleges and other academic reasons of the student validated by the Institute
authorities concerned, if needed.
9. It is expected that rent per person should be specified in the agreement which shall not alter in the
event of change in number of occupants.
10. In case security deposit is paid then the time frame in which the Landlord should refund the deposit
should be specified in the agreement. Normally the applicable security deposit is specified for all
the listed properties on TISS website.
11. It is the responsibility of the student to get necessary documentary evidence such as rent receipts
for the payment of rent paid. It is advisable to make all payments by cheque and get proper receipt
for the same.
12. All the listed properties are not verified on site by the Institute and hence students/parents are
advised to physically inspect the premises before entering into any agreement.
13. Always insist on proper maintenance of building and old dilapidated buildings should be avoided
for hiring.
14. Students and their parents/guardians are advised to satisfy themselves with the terms and conditions
in the agreement as well as facilities provided before signing the same. The Institute will have no
role in this matter whatsoever.
15. Landlords shall arrange to attend to complaints for matters related to maintenance like leakages
during monsoon, faulty electrical wiring, repair of appliances like geyser, etc., within reasonable
time.
16. It is the responsibility of the landlord to get all statutory clearances and approval of the housing
society, complete the police verification done for offering the premises on rent. Students and
parents/guardians are requested to ensure that all necessary compliances are fulfilled as per the laws
and regulations in force.
17. Leave and License agreement should be renewed on expiry of the term so that there is continuity
and validity, if the student wishes to continue.
18. The Institute shall not take any responsibility for the acts of the students to whom the premises are
rented out.
19. Students/parents opting to go through broker will have to deal with the broker themselves on
brokerage and all other conditions and should satisfy themselves before entering into the final
agreement.
20. Students are expected to abide by the rules and regulations of the concerned housing society.
21. The objective of providing list of brokers is purely to give additional options for finding rental
accommodation.
22. TISS shall not be held liable or responsible for any loss or damage caused either to the
landlord or the student as a result of transaction of leave and license agreement entered
between them with respect to the list of available rental flats on TISS website or through
brokers mentioned on TISS list, since this is only to facilitate and TISS will not take any
responsibility for the same.

1. The publication of this list is a goodwill gesture on behalf of the Tata Institute of Social Sciences to help students to get reasonable and convenient accommodation in the vicinity of the Institute.
2. Landlords are required to get the necessary clearances from the Society as well as obtain necessary police verification as required by the law.
3. Students and their parents are required to ensure that all legal and procedural compliances are fulfilled as per the law and regulations in force.
4. Tata Institute of Social Sciences will not be responsible for any non-compliances, disputes or any other issues that may arise between the students and the landlords.
