GENERAL CONDITIONS
All works shall be done in good workmanship and must conform to the standard practice and the
satisfactory performnce of all works necessary to complete the proposed two storey commercial
building with theplans, detailed drawings, and the specifications prepared by the engineer.
All works hereunder shall comply with the latest National Electric and Sanitary Codes, with rules and
regulations and ordinances of the locality, The city.
All works shall be done under the supervision of the Engineer or his representative or whatever the
outcome of the [Link] the case of straight contract, the construction shall be done the contractor
complying with the details in the plan and as described in the specifications. Any change thereof shall
be with the Approval of the supervising engineer.
Any details shown in the plan but not stated in the specifications shall be considered as existing in both.
In case of conflict in scale, the dimension shall be followed. All details shall be as per the interpretation
of the Engineer.
SCOPE OF WORK
The work herein shall include the following:
1. Clearing and Preparation of Site
2. Excavation and foundation of structures
3. Concret and Masonry works
4. Metal works
5. Electrical and sanitary works
6. Painting and finishing works
7. Cleaning of Debris and Salvage Materials Within construction site

SECTION EW
EARTHWORKS
EW 101 SCOPE OF WORK
101.1 Furnish materials and equipments and perform labor required to complete the following:
a. Excavatin and backfilling
b. Soil compaction
c. Site grading
EW 102 STAKE AND BATTERBOARDS
102.1 Stake out the building accurately and establish grades, after which approval by the
Owner's representative shall be secured before any excavation work is commenced. Be
sure that the basic batter boards are placed in such a way that the will not be disturbed
during construction.
EW 103 EXCAVATION AND FOOTINGS
103.1 make al necessary excavations for foundations to grades as indicated on the drawings.
103.2 Excavate all trenches to a neat size, leveled to a line at the bottom ready to receive the
foundations.
103.3 No footings shall rest on fill, where excavation for foundation reveal that the footings
will rest on fill, excavation shall be carried deeper until the straum is reached for the safe
bearing power of the soil.
EW 104 BACKFILLING AND GRADING
104.1 This filling shall be placed in layers not ot exceed six(6”) inches in thickness, each layer
being compacted thoroughly by tamping or rolling until the correct grades and
compaction are reached.

CONCRETE AND REINFORCED CONCRETE
CRC 101 GENERAL
101.1 The contractor shall provide all item, articles, materials, schedule on drawings, and/or
herein, ncluding labor, materials, equipmentsn and incidentals necessary and required
for their completion.
CRC 102 MATERIALS
102.1 CEMENT: Portland Cement as per “Standard Specifications for Portland Cement
(ASTM C-150 latest version) for type 1 Portland Cement. Use only one Brand of each
type of cement as much as possible.
102.2 CONCRETE AGGREGATES: Well graded, clean, hard particles of gravel or
crushed rocks.
102.3 WATER: Clean and free from injurious amounts of oils, acids, alkali, organic
materials or othe deleterious substances.
102.4 REINFORCING STEEL: For all beams and footings, deformed new and of structural
or intermediate grade.
CRC 103 CONCRETE PROPORTION
103.1 CLASS A([Link]) – for all R.C. Columns, Footings,beams, and Slabs
103.2 CLASS B(1:2 ½:5 – for all steps and driveway slabs on solid fill

CEMENT PLASTERING FINISHING
CPF 101 SCOPE OF WORK
101.1 Scope of work inludes all plastering/sandblasting worj and all ather work required as
specified in this specifications.
101.2 Refer to drawing for extent, location of work and other requirements.
101.3 Protect work of other trades from damage during plasetering work.
CPF 102 MATERIALS
1. Washed river sand or white sand
2. Commercial Portland Cement
3. Water – clean and potable
CPF 103 MIXTURE
1:2 Mixture – 1 part of Cement portland
2 parts sand
CPF 104 APPLICATION
104.1 Clean all surfaces and remove projections, dust, loose particles and other materials,
which would prevent good bond.
104.2 Do not apply plaster directly to:
Concrete and Masonry surfaces coated with bituminous compounds and surfaces
previously painted or plastered.
Wet thoroughly all surfaces before plastering. Workmanship : Finish plaster work
plumb,level square and true within tolerance of 3 mm in 3 meters, without waves, cracks
and other imperfections.
SECTION CHB
CONCRETE HOLLOW BLOCKS
CHB 101 APPLICATION AND PROVISION OF THIS DIVISION
101.1 Provision of this section, shall apply in particular to Concrete Hollw Bocks
[Link] hollow block work for structure and it immediate environs, as called for
by plans and Specifications, involves a number of phases of work
101.2 Except where otherwise definitely specified, furnish and install concrete hollow blocks
as shown on plans, and as herein amplified in detail.
CHB 102 MATERIAL
102.1 Cement: Portland cement
102.2 Water: Clean, reasonably clear, and free from injurious amount of oils, soluble
salts, or other deleterious substances.
102.3 Sand : Natural sand conforming requirements
102.4 Reinforcements
Lintel and vertical reinforcement bars which conforms strictly to ASTM specifications.
102.5 Concrete Hollow Blocks
For walls and partition shown on the drawing requiring concrete hollow block, the load
bearing CHB shall have a minimum compressive of 1000 lbs per sq. inch computed
from the average of five units based on the average gross area; and a minimum of 800
lbs per sq. inch for individual unit. For Non bearing, 350 lbs per sq. inch for 5 units, and
350 lbs per sq. inch for individual unit.
SECTION MW
METAL WORKS
MW 101 SCOPE OF WORK
101.1 This specifications include materials, fabrication, erection and inspection of welded
structural metal work as indicated.
101.2 Materials and workmanship shall be in accordance with the requirement of the American
institute of Steel Construction and the American Steel and Iron Institute. All weding
materials sha ll conform to the requirements of American Welding Society.
101.3 The works include steel structural works complete with two coats of rust inhibitive
paint.
101.4 Where required, the contractor shall prepare shop drawings for approval by the
Engineer.
Shop drawing shall indicate clearly the following:
a. All working and erection dimensions
b. Arrangement and sectional dimension
c. Necessary details, including complete information for making connections
with other works.
d. Kind of m,aterilas and finishes.
101.5 All material shall be handed, shipped and stored in a manner that will prevent distortion
or other damage. Materials shall be stored in a clea location and kept properly drained.
All damaged materials shall be placed with anew material or repaired in an approved
manner by the Engineer.
101.6 Erection
1. [Link] structural steel framing and trusses shall be carried up true
and plumbed and temporary bracing shall be introduced wherever
necessary to take care of all loads to which the structure may be
subjected, including equipment and operation of the same. Such bracing
shall be left in place as long as may be required for safety. Wherever
piles pf materials, erection equipment or other loads are carried during
erection, proper provision shall be made to take care of stress resulting
from such loads.
2. Adequacy of temporary connections. As erection progresses the work
shall be securely bolted or welded, to take care of dead loads, wind and
erection stresses.
3. Alignment. No permanent welding shall be done until as much of the
structures as will be stiffened thereby have been properly aligned.
4. Field Welding. Any shop paint on surfaces adjacent to joints to be field
welded shall be wire brushed to reduce the paint film to a minimum.
5. Gas Cutting. The use of gas cutiing torch in the field for correcting
fabrication errors rill not be permitted on any major member when the
member is under stress and then only when approved.
6. No structural steel shall be erected until the concrete has developed
sufficient strenght to carry the or after the minimum curing period of
seven (7) days , unless otherwise approved by the engineer.
7. Field painting. After erection, all field connections including welds, and
all abraded surfaces, shall be given a coat of rust inhibitive paint.
8. Inspection shall be made promptly to permit immediate coorection of
defects. The Engineer or his authorized representative shall perform the
inspection.
SECTION PaW
PAINTING WORKS
PaW 101 SCOPE OF WORKS
101.1 The work covered by this section consists of proper preparation of surfaces, the
furnishing of all labor, materials, scaffolding and other necessay materials and in
performing all operations in connection with painting.
101.2 This section covers the complete painting and finishing of all wood surfaces,the painting
of plasters, concrete and other surfaces throughout the interior and exterior of the
surfaces.
PaW 102 WORKMANSHIP AND APPLICATION
102.1 All workmanship shall be of the very best. All materials shall be applied under adequate
illumination.,evenly spread and smoothly flowed on without segs.
102.2 All knots, pitch streaks and soppy spots shall first be punched up. For exterior surfaces,
use quality sealer.
102.3 Except where otherwise noted or specified, all paints shall be applied in three (3)
coats(priming, body & finish).
102.4 The use of roller for paint application is required. Except for inaccesible surfaces in
which the painter's brush shall be used.
102.5 All paints and materials shall be of approved brand and must be of the Engineer's
approval
102.6 For both exterior concrete surfaces, use “Davies” or any equivalent applied in two (2)
full even coats, over the primer, the second to be applied over the first coat only after it
has thoroughly dried.
