I. SITE WORKS
A. STAKES AND BATTER BOARDS
Basic batter boards and basic reference marks as directed by the Architect/Engineer
shall be erected by the contractor at such places here there will not be disturbing
curing construction.
B. EXCAVATIONS
The contractor shall make all the necessary excavations to grades indicated on
drawings including all other excavations for drainage system, sewer and water
services systems, etc., required and proper prosecution of the work. Indicated
excavations to level the bottom of the footing, compacting and tamping same are
included in the building contract.
C. BACKFILLING, FILLING AND GRADING
After the forms have been removed from the footings, walls, piers, the materials
from excavations (free from waste and objectionable matters) shall be used for
backfilling around them, upon approval of the Architect/Engineer, otherwise an
approved backfilling materials shall be used. The filling material shall be made in
layers not exceeding 150 mm (6”) in thickness, each layers being thoroughly tamped.
Materials not so used (excess excavated materials) shall be placed and spread on the
immediate premises as directed by the Architect/Engineer.
II. CONCRETE AND REINFORCEMENT
A. SCOPE
All concrete works shall be done in accordance with “Standard Specification for
Concrete and Reinforced Concrete” as adopted by the government and the current
American Concrete Institute Building Code Requirements for Reinforce Concrete”
( ACI318m-56) in so far as they do not conflict, or not inconsistent with the herein.
B. CONCRETE MATERIALS
Portland cement: Cement shall conform to the requirement of the Standard
Specification and Tests for Portland cement of the American Society for Testing
Materials and subsequent revision thereof. To meet local climatic conditions, it will
be necessary to make at least 27 degrees centigrade or 80.6 degrees Fahrenheit.
Fine Aggregate: Fine aggregate used in the composition of concrete, mortar, grout
or plaster shall consist of sand, stone, screenings or other insert materials with
similar characteristics or a combination of thereof, having a clean hard, strong
durable, uncoated grains, and free from injurious amount of dust, lumps soft or flaky
particles, shale, alkali organic matter, loam or other substances and shall not contain
more than 5% of clay.
Coarse Aggregate: Coarse aggregate consist of crushed stone, gravel or other
approved insert materials with similar characteristic having clean, strong, durable
uncoated particles free from injurious amount of soft, friable thin elongated or
laminated pieces, alkali organic or other deleterious matter. Soft stones, limestone
or stone having a distinct cleavage are not allowed in concrete work, unless
permitted by the Architect/Engineer.
C. STORAGE OF MATERIALS
Cement admixture and other materials shall be delivered to the work in the original
sealed container, plainly marked with the name of brand and manufacturer; shall be
protected from damage until used, and stored in water tight, ventilated shed with
tight floor not less than one foot on above ground. Defective cement, showing
partial set or caking shall not be used and shall immediately remove from the site.
Aggregates shall be stored in such a matter as to avoid inclusion of foreign materials.
Steel reinforcements shall be placed in racks above the ground and away from the
moisture and vegetation.
D. MIXING OF CONCRETE
Hand Mixing: Hand mixing shall be only be allowed in case of emergency such as
mixer breakdown and only upon authority if the Architect/Engineer. Materials for
hand mixed concrete shall be mixed in batches of not more than ¾ cubic meter on
substantial water- tight flat from shall be kept entirely from admixture of foreign
matter.
Machine Mixing: Concrete shall be thoroughly mixed in a batch mix of an approve
sixe and type which will ensure a uniform distribution of materials throughout the
mass.
E. PLACING CONCRETE
Depositing of Concrete: Water shall be removed from excavation before concrete is
deposited, unless otherwise, directed by the Architect/Engineer. Any continuous
flow of water in the excavation shall be diverted through the proper side drains to
pump, or be removed by other approved method to avoid washing the freshly
concrete.
Composition of Concrete: Concrete, during and immediately after depositing shall be
thoroughly compacted. The compaction shall be done by mechanical vibrations.
F. FORMS
Wood Forms; Wood forms shall be sound, good quality lumber and / or plywood ,
free from large loose knot and other suitable to facilitate finishing exposed concrete
surfaces as specified.
G. REINFORCING BARS
No steel reinforcement shall be used until it has been thoroughly cleaned of mill and
rust scale and of coating of any character that will destroy or reduced the bond.
Where there is a delay in the depositing of concrete, the reinforcement shall be re-
inspected and, when necessary, cleaned. Reinforcement shall carefully 1/10 the
dimension indicated in the drawings or called in the specifications.
H. CURING AND OTHER CONSTRUCTION DETAILS
Curing be started after placing and finishing, and free water has disappeared from
the surface of t he concrete. Concrete shall be by moist curing method.
III. MASONRY AND OTHER CEMENT WORK
A. SCOPE
The works under the section shall include all labor, materials, equipment, plant and
other facilities and the satisfactory performance of all works necessary to complete
all masonry and other cement work shown on the drawings and specified herein. All
works include under this section shall be subject to the general accompanying these
specification.
B. MORTAR
Cement mortar shall be one part and parts coarse and ( by volume). Add water
produce a good workable mixture. Water should not be more than 9 to 10 ½ ( by
weight) depending on the water content of sand the weather. If more water is
required, the sand should be first tested if there are foreign matters injurious to the
mortar.
C. CONCRETE HOLLOW BLOCKS
For walls and partition shown in the drawings requiring concrete hollow blocks, use
local produced units from an approved source. The blocks shall have a minimum
comprehensive strength of 200 psi for the individual unit.
IV. METALS – STRUCTURAL AND MISCELLANEOUS
A. SCOPE OF WORKS
The work covered by this section of the specification, consist furnishing material,
labor, equipment and in performing all work in connection, with the erection,
fabrication, installation and other operation of all structural metals and other metal
works complete and in strict accordance with the specifications and all applicable
drawings and subject to the terms conditions of the contract.
B. MATERIALS
Materials shall be the same as specified for the Structural Steel by the AISC
Specifications permissible tolerance for out of parallel, depth, width, and symmetry
or rolled shaped shall conform to ASTM Specifications “A”. Overall profile dimension
o built up members shall be adequate to provide for the accumulated permissible
over run of the component parts. The fabricated strengthen tolerances of members
shall not exceed on half (1/2) of the standard camber and weep tolerance in ASTM
A6. Welding rods to be used shall conform to the ASTM and ATSC Specification.
C. WORKMANSHIP
Structural steel truss member shall be aligned plumb, straight in fabrication,,
welding and installation. The structural steel be fabricated, handled and created as
per specification and in conformity with the American Institute of Steel Construction
Specification for the design fabrication and erection of the structural steel for
buildings.
D. FABRICATION
Fabrication shall be performed with a special care and necessary straightening to
maintain the condition of the materials. Shop drawing details shall be submitted to
the Architect/Engineer showing the clearly required fabrication tolerances and the
erection shop drawing details, the anchorage shop drawing details shall show the
required tolerances for setting embedded items. All copes, miters and butt cuts in
surface exposed to view shall be made with uniform gaps of one eight (1/8) if shown
by the Architect/ Engineer to open joints, or in uniform contacts if shown without
gap. Where the fit-up of adjacent members is such that permissible tolerances may
result in a slightly joint. The Architect/Engineer shall specify on the design plans and
tolerances required. These tolerances shall be maintained by the special attention in
detailing the joints necessary fabrication techniques.
E. ERECTION
The Contractor shall use special care in unloading / handling and erecting the steel
to avoid bending, twisting, or otherwise, distorting the steel members. The erector
shall handle the materials in such a way as to minimize the damage to the shop coat
of paint. The Contractor shall plan and execute the erection of the joints, as a whole,
will not be impaired. If temporary braces or erection clips are employed, care shall
be taken to avoid ay unsiteliness upon removal. Took welds shall be ground and
smooth and holes shall be filled with weld metal or body solder and smoothed by
grinding or filling, the contractor shall submit to the Engineer the sequence of
erection approval.
V. CARPENTRY AND JOINERY WORKS
A. SCOPE
The work covered by these section of the specification consist of furnishing of all
items, articles , labor, equipment, appliances, materials and other mentioned or
scheduled drawings, and in performing all operations or methods necessary and
required for the completion of all carpentry and joinery work together with
installation of all exterior and interior finished carpentry in accordance with all
applicable drawings dull sizes details, and subject to the terms as condition of the
contract.
B. MATERIALS
Materials shall be the same as specified for the Structural Steel by the AISC

or rolled shaped shall conform to ASTM Specifications “A”. Overall profile dimension

VI. DOORS AND WINDOWS
A. SCOPE
The work in this section consist of furnishings, all labors, equipment, materials and
performing all operation in connection with the installation of all types of doors and
window, complete in strict accordance with these specification and the applicable
drawings, and subject to the terms and condition of the contract.
B. MATERIALS
Materials shall be the same as specified for the Structural Steel by the AISC
Specifications permissible tolerance for out of parallel, depth, width, and symmetry
or rolled shaped shall conform to ASTM Specifications “A”. Overall profile dimension
o built up members shall be adequate to provide for the accumulated permissible

C. GLASS AND GLAZING
Materials: Glass and mirrors shall be from approved manufacturer, first quality of
their respective kinds as specified, free form any imperfection that affects its
cleanliness and quality.
All glasses shall be factory labeled on each pane and labels shall remain on glass until
final cleaning after being inspected.
VII. SANITARY WORK
A. SCOPE
The Contractor shall furnish all labor, tools, and materials necessary for the
complete installation of the system, including all plumbing, cold water distribution
system, plumbing fixtures and shall be in perfect performing condition and in
accordance wit the drawings and specification and subject to the terms and
conditions of the contract.
B. PLUMBING SYSTEM
The Contractor shall furnish all labor and materials necessary for the complete
installation of the plumbing system, including all fixtures and connections of the
building sewer to the septic vault or sewer main, if any.
C. WORKMANSHIP
All plumbing work shall be done by experienced man only, under the supervisions of
a licensed Master Plumber. All exposed pipes shall be laid out in a manner
acceptable to the Architect/ Engineer and as indicated in the plans. The contractors
shall submit shop drawings where required by the Architect/Engineer and these
shop drawings shall conform to the whole Architectural exposed piping system.
D. CODES AND REGULATION
All work, here under shall comply with the latest edition of the Philippine National
Plumbing Code with the standard rules and regulations of Local Government
Authorities concerned on the enforcement of plumbing/sanitary laws and
ordinances. Any apparent conflict between such rules and this specification shall be
submitted to the Sanitary Engineer in charged designated by the Owner and
Architect/Engineer for final decision.
VIII. BUILDING HARDWARE
A. SCOPE
The work covered by this section of the specification consist in furnishing all labor ,
equipment a tool and material and performing all operation in connection with the
installation of all the building hardware and finishing hardware and accessories if
any, complete in strict accordance with this section of the specification and the
applicable drawings, and subject to the terms and condition of the contract.
B. GENERAL
The Contractor shall provide all rough hardware required for the completion of the
work, including nails, spikes, vaults, log screws, etc. and shall provide and fit in place
al finishing hardware herein after specified in installed in the most approved manner
with screws to match the finish.
IX. PAINTING WORKS
A. SCOPE
The work covered by this section of the specification consists of the furnishing labor,
material, tools and equipment necessary to complete painting works.
B. MATERIALS
All Masonry paints must be free from oil and any foreign substances, concrete a
concrete neutralizer must apply walling. Second coating must be at least 8 hours
interval. A quality painter who had specialized experience in this work must do Alln
work in this section.
X. ELECTRICAL
E. SCOPE OF WORK
The work covered by this section of this specification consist of furnishing all labor,
materials, tools and equipments and all services necessary to complete the
Electrical system ready for operation in accordance with the specification and the
contract documents. The work shall include furnish and installation of the wiring and
with all the necessary accessories the ff.: each complete and proper operating
condition.

c. Feeders and branch circuit
d. Utilization outlet and control devices
F. CODES AND REGULATION
All work, here under shall comply with the latest edition of the Philippine National
Electrical Code with the standard rules and regulations of Local Government
Authorities concerned on the enforcement of electrical laws and ordinances, and wit
the rules and regulation of the local power and technical companies. Any apparent
conflict between such rules and this specification shall be submitted to the Electrical
Engineer in charged designated by the Owner and Architect/Engineer for final
decision.
G. MATERIALS AND SPECIFICATION
All material shall be unused, brand new, and shall conform to the standard of the
Underwriter Laboratories in every case where such a standard has been established
for the particular material to be installed.
