Empty buildings (reuse/renovate)

This project planned to borrows buildings while they might otherwise be sitting empty
and makes them available to artists, creative projects and community groups.
The project needed to make a deal with the owner of empty buildings in order to
borrow those buildings from them.

Also, the owner will receive benets

from the project in the form of increase in property value.

Moreover, the project only borrow those buildings when it is unused,

which mean that it is temporary. And when the agreement is due the building owners
can use the buildings to do whatever they want when the lands value are already increased.

The usages of empty buildings will be divided into dierence type such as

Safety Street
There are many problems of Safety Street
such as crosswalk, street light, bus stop seat,
and sidewalk for disabled person. To improve these issues,
adding more street light can increase the safety of street and
reduce the crime.

- Sidewalk for disabled for person can reduce

the accident and give the comfort for them,

- Crosswalk with luminescent color can reduce

the number of causing accidents,

- Bus stop seat is the problem for bus stop users who are waiting for the bus.
They have to stand or nd some space to sit,
so install seat can change users behavior and

Cooperate new place brand

This place brand project will be support by TCDC and Creative District Foundation.
Both of these organizations already had a vision
to turn empty buildings in Bang Rak creative district into a creative space,
which perfectly intertwined with the project branding plan.

TCDC and Creative District Foundation will have a duty to

negotiate license agreements with buildings owners and
make them allows the projects to access them.

TCDC and Creative District Foundation also need to attract artists

and creative enterprises who want to have a low-costs space to conduct their businesses.

Partnership in improving street safety in Bang Rak creative district

will be the district oce.

The reasons why the district oce will responsible for

the construction of bus stop, crosswalk, street light and side walk for disable person
because street is a public property which mean that it is government
responsibility in improving safety on the street.

Moreover, when pedestrians consider a street to be safe,

the entire district will receive benets from these believe
because more tourists will have condent in the street safety of Bang Rak,
which going to increase pedestrians activities in the entire district.

site analysis
Site9 is located near the general post oce which is historically modernist building now. Site9 starts from Chareonkrung 28 to 32.
Beginning with Chareonkrung 32, this soi has street art with creative grati inside.

However, Taxi drivers and Tuk-Tuk use this area for their parking zone.
Therefore, these vehicles are the barrier for people who tried to use this area for taking photos.

Next to street art at the end of soi32, there is a private pier which is built for receiving the tourists, especially foreigners.
Thai people can buy the tickets, but actually there is just only for the foreigners. At the middle of the soi32, this is an intersection
that is connected with Chareonkrung 30 and general post oce.

The connection of Chareonkrung 32 and 30 represents the warehouse

that is going to be renovated to be the newest brainchild of The Jam Factorys Duangrit Bunnag, FabCafe, Co-working space, design
studio P. Tendercools inventory, clothing line (Lonely Two Legged Creature), dining room with food and drinks, handmade products,
theatre, and ower shop. It will be opened on this June.

For the beginning of the soi32, there are many street venders which are the main street food for this area.
Nevertheless, street venders
cause a lot of waste and create
bad smell. For the street along
the soi30 to soi28,
Sheraton hotel is legible
for tourists and Thai people.
Actually, it is the landmark of site9.

16
site analysis
On the other hand, site9 has a lot of interesting area.
Although this point has some merit,
these interesting place did not use eectively
and also create many problems.
For example, street venders build a high number of wastes.

There is no certain garbage area, so these wastes cause

a dirtiness and create bad odor.
Second, Taxi and Tuk-Tuk use street art for their parking zone.
Not only aect the grati which people are hardly taking photos,
it also creates a trac jam inside which respectively causes CO2
and damages peoples health.
Third, along the soi32, there has few trac lights
which are not enough and cause unsafe during night.
Next, there is no activity in street art.
Lastly, there is unused space in front of Sheraton hotel
which will be a parking zone in the future.

17
site analysis

Luckily, these problems are the opportunities to renovate and develop the site9.
For the rst one, street venders surely exist in soi32.

Then, we can organize and develop these street venders to be more interesting
and attractive which can increase higher number of consumers in the area.

Second, the intersection at the middle of the soi32 can connect people to this area easier.

Third, changing the parking zone for the taxi and Tuk-Tuk can reduce the trac jam which causes CO2.

Moreover, in order to reduce CO2, urban nature such as green wall and green roof can absorb CO2 and change it to be O2.

Therefore, we can use soi32 to be a model by adding urban nature, sustainable street, and sustainable
building to do for the future and be a model for not only Bangrak, but also Thailand.

interior designers, private clients and hospitality leaders.

Their products are hand crafted tables of all kinds

leather chairs and recently sofa's and daybeds).

They use antique or reclaimed wood and honor traditional crafts: sand-cast bronze, French polishing, home-made wax and the works.

The raw materials that they used is like a concept of reuse and recycle

principle 1 : expose design principle
The present day Bang Rak people ignore their natural resource such as the rivers for far too long.
In the past, the relationship between Bang Rak people and water was inseparable,
which cause from the current trade routes of that era
which mainly consisted of water transportation method.

In the sensitive area, design principle 1 is the best to expose and regain
the awareness of Bang Rak people by using the waterlinethat run in the middle of the street
in the shape of Chao Phraya River.

Also, the water that contain in the waterline is coming from waste water that passed
through ltration system of street vendor.

principle 2 : amplify
In the sensitive area there are existing street vendors that provide excellent opportunities to create a pedestrian street out of existing resources.

The current problem of the existing street vendors

is the garbage that they generate constantly that
causes a bad smell and make a bad visual image to the area.

The solution to the problem is creating a pedestrian-only street

and turns the existing street vendor into a permanence store,
which will stimulate a sense of responsibility in street vendor
and reduce the number of garbage in the area.

Moreover, if the numbers of visitors keep increasing

the street vendors have no choice but to try and keep
the area clean if they wanted to keep the consistence income.

28
principle 3 : Replicate design principle
If our plan to create a Pedestrian Street is successful
it should be possible to replicate the success and
implement it into somewhere else in Bang Rak creative district.

There are many street and alley in Bang Rak that

lack social interaction. And, visitors has no reason
to go to those area, which make Pedestrian Street
the perfect attraction point to create activities
and increase the number of visitors.

Make more public space

A parklet is a sidewalk extension that provides more space and amenities for people using the street.
Usually parklets are installed on parking lanes and use several parking spaces.
To make that area has more public space and make a community in that area while people eating and chatting,
they can watch a street art in that area. Parklets not only add greenery and increase public space,
but deliver associated health and economic-development benets.

The reason why we choose parklets is it will increase public space in bangrak. In our area
there are many commercial building, hotel and also embassy.
Charoen krung 32, there is a long path way with a street art along the path.
It is a 3 lane road. Even if it is a 3 lane road, there are many taxi park here and it conceal the street art.
We plann to set up the parklets in this Charoen Krung 32 in order to solve those problem in this alley.
And to make that area has more public space
and make a community in that area while people eating and chatting, they can watch a street art in that area.
By adapting thus case study it will make Charoen Krung 32 has more public space.

Soi 32 that always have tourists doesn't have enough street light so it's not safety area.
This Idea's function is street light come up with sustainability.
when it blooms like a ower it has solar cell inside at day time and it close at night time.
It use power that collected from the sun to turn on LED light.
The LED lights feature motion sensors that are triggered once
the sun sets by individuals walking in close proximity to the light.
If no one is around, the lights conserve energy by remaining o.

Make nature visible

Ghost Arroyos happens in San Francisco, they used a sound of underground creek
in order to bring Hayes creek that disappeared from San Francisco in the late 1800s back.
Also, they used the creeks sound to remind people in the city about the relationship with water that they used to have with Hayes creek.

The reason why we choose this case study is because of the lack of connection between Bang Rak people and water,
most people in Bang Rak dont see rivers and canals as an important water source anymore they perceive the nature elements (water)
as something unrelated to their everyday life.

= We planned to turn our selected area into the place that help local people reconnect with water again by paint a color of blue on the street
and use street arts that depicture the rivers and the ways that past BR people interacted with them in order to remind local people
about the importance of rivers and canals.By adopting this case study it will make nature visible to BR people again especially
the water element of the nature,

- also itll inclined with the principle 1 (Expose) of eco-acupuncture that stated making thing (information)
visible can change people awareness and behavior.

- Blue Mind book found that when human brain associated something with water, itll stimulate the brain to feel calm,
peacefulness, unity and a sense of general happiness and satisfaction with life in the moment. These feeling are inspired by water
and elements associated with water, from the color blue to word we use to describe the sensations associated with immersion.

Then, the street venders will be fully opened at 11 am to 8 pm. There is just only 20 street venders along the road

Aesthetic Improvements
Both parklet and green wall in the sensitive site will provide aesthetic stimulation to the area visitor.
And, create a sense of enclosure at the same time limiting the negative psychological eects
that related to property demarcation.
Reduction of the Urban Heat Island Eect
The vegetation in the sensitive site will promotes the natural cooling processes
such as evapotranspiration process.
Noise Reduction
The vegetated surface of our green wall and vegetation at the parklet will block high frequency sounds
which will reduce the noise pollution that visitor of the site will hear.
Increased Biodiversity
The biophilic design can help minimize the loss of biodiversity due to the eects of urbanization;
also help sustain a variety of insects and plants.

39
social Benefit
Social Benet
The social problem in group09 site is the trash problem that litters the ground in Soi32.
Also, there is the lack of connection between local people and water even though in the past Bang Rak
was the port city and everybody was depended upon the water.
Another problem is the taxi and tok tok that parking blockage entire Soi32.

According to these problems, group09 have a plan to turn Soi32 into Pedestrian Street which going to x the problems of the car blockage.
And for the others problem which is the litter garbage,
the solution is to create a permanent street vendor in order to create a feeling of love and cherish
which will stimulate local people(street vendor) to care about the place that they made their living.
Itll create a sense of belonging in the street vendor mind, which will cause them to feel as if they are the part of the community.

The lack of connection between local people and water is going to be solving by using the waterline design that will expose the waste water,
which is going to connect with waste water system of street vendor stores.

Moreover, after waste water from the vendor is ltrate itll continue along the water line and eventually reach Chao Pharaya River.
