A property transfer system including: (a) a property transfer server including a property transfer database, (b) at least one first action available for bringing about a technical/physical effect, and (c) wherein the property transfer server produces an optimized physical/technical effect.

Description

Title: PROPERTY TRANSFER SYSTEM AND METHOD FIELD AND BACKGROUND OF THE INVENTION
The present invention relates to a property transfer system and method for amalgamating a plurality of physical resources triggering an actuation of a physical transfer or property whereby the a remote hardware device produces a technical and/or physical effect selected from a group consisting of a physical transfer of property, actuating a process of property transfer, a monetary transfer, a matrix of technical and/or physical effects and in particular a property transfer system including a property transfer server and a property transfer database for readily bringing about an optimized technical/physical effect of property transfer.
The ability to amalgamate and process non-digital sources and a technical and/or physical effect selected from a group consisting of a physical transfer of property, actuating a process of property transfer, a monetary transfer, a matrix of technical and/or physical effects either physically and/or in a remote station according to the non-digital resources has remained substantially unobtainable by systems known in the art.
By way of a non limiting example only, getting a contract approved and signed to close a deal is part of every sales cycle, but it can drag on for what seems like forever. There are a number of variables that can cause delays, including losing track of where a contract is, content clarity, compliance with the organization's practices, confusion about the most recent version, interdepartmental politics and bureaucracy.
Moreover, in the many industries, participants, contributors, agents, legal representatives, buyers and sellers hold rights to a particular right in various percentages. In many cases, these rights are described in a contract (or numerous contracts) locked in a drawer somewhere. When an entity seeks to perform a transaction, determining who holds what rights can be a near insurmountable task.
Therefore, there is an unmet need for, and it would be highly useful to have, a reliable property transfer system and method for amalgamating a plurality of sources triggering an actuation of a remote hardware device whereby the remote hardware device produces a technical and/or physical effect selected from a group consisting of a physical transfer of property, actuating a process of property transfer, a monetary transfer, a matrix of technical and/or physical effects.
SUMMARY OF THE INVENTION
The present invention is a property transfer system and method for amalgamating a plurality of physical resources triggering an actuation of a remote hardware device whereby the remote hardware device produces a remote hardware device produces a technical and/or physical effect selected from a group consisting of a physical transfer of property, actuating a process of property transfer, a monetary transfer, a matrix of technical and/or physical effects, wherein the technical and/or physical effect enhances the probable outcome of a property transfer action taken by individual.
According to the present invention, there is provided a property transfer system including: (a) a property transfer server including a property transfer database, (b) at least one first action available for bringing about a property transfer technical/physical effect, and (c) wherein the property transfer server produces an optimized physical/technical effect.
According to further embodiment of the present invention, the optimized physical/technical effect is produced based on a comparison between at least two alternative technical/physical effects.
According to still further embodiment of the present invention, the optimized physical/technical effect is produced based on a comparison between a technical/physical effect and a property transfer database. BRIEF DESCRIPTION OF THE DRAWINGS

FIG 1. is a schematic block diagram of an exemplary embodiment of the property transfer server of the present invention.
DESCRIPTION OF THE PREFERRED EMBODIMENTS
The present invention is a property transfer system and method for amalgamating a plurality of sources triggering an actuation of a remote hardware device whereby the remote hardware device produces a technical and/or physical effect selected from a group consisting of a matrix of technical and/or physical effects, and in particular, wherein the technical and/or physical effect enhances the probable outcome of an action taken by individual.
Preferred embodiments of the present invention enable a plurality of interactions between an individual and the property transfer system and method, including sending an electronic trigger signal to a user device thereby producing a technical and/or physical effect selected from a group consisting of a matrix of technical and/or physical effects.
Referring now to the drawings, Figure 1 shows a schematic view of a first embodiment of a property transfer system and method. As shown in Figure 1, a property transfer system 10 includes a property transfer server 12.
Property transfer server 12 selectively archives information from at least one source, including but not limited to: a form 14, a contract 16, a written communication 18, a computer 20, a manual input 22, a written document 24, a mobile communication device 26 and a property transfer database 28.
Preferably, Property transfer server 12 is attached to or integrally formed with property transfer database 28.
Preferably, archived actions and their physical/technical effect are merged together into a single tree such that property transfer server 12 readily produces an overview 30 of at least one of possible technical/physical effects 32 as a matrix of technical/physical effects 34. Optionally, alternative technical/physical effects 32 are displayed substantially contemporaneously with at least one enhanced technical/physical effect alternative 36.
Preferably, property transfer server 12 compares each of at least one technical/physical effect 32 with at least one enhanced technical/physical effects 36 stored on property transfer database 28.
Optionally, at least one technical/physical effect alternative 32 to at least one technical/physical effect 32 is displayed substantially contemporaneously with available enhanced technical/physical effect alternatives 36.
Optionally, property transfer server 12 compares at least one technical/physical effect 32 with at least one enhanced technical/physical effect 36 from property transfer database 28.
Optionally, property transfer server 12 produces a recommendation document 38.
Preferably, property transfer server 12 includes an actuation signal 40 which is optionally a wireless electronic signal or a data packet.
The term "technical effect" as used herein, shall include but will not be limited to technical effect having a technical character, a consequence of a cause which is substantially tangible, an effect that is more than the simple physical interaction between a program and a computer, and hardware of either a dedicated or non-dedicated nature enabled to perform at least one activity otherwise incapable of performing, qualitatively or quantitatively. Preferably, actuation signal 40 readily actuates a remote station 42 by way of at least one tangible output 44 selected from the group consisting of: a written contract, a transfer of funds, a transfer of ownership of property, a commission transfer, a land conveyance, an execution of a legal document, a completion of a Power of Attorney, a secure distributed ledger ensuring the integrity of a tangible and/or digital transaction, a completion of a land transaction, production of an automated contract, computerized transaction protocol executing the terms of a contract, an actuation of a self-executing contract, activation of contract automation software and the like.
Preferably, property transfer server 12 is geared towards utilizing an executable code responsive to specific conditions within property transfer database 28 are met, thus readily facilitating property transfer server 12 automate activity including but not limited to payment transfers when a task is completed, or even a partial payment when a milestone is achieved.

Preferably, property transfer server 12 realizes the rights and percentages of the various parties as tangible output 44 resulting from actuation signal 40 being sent by property transfer server 12 to remote station 42.
Thus, property transfer server 12 manages land transfer by way of contract management readily integrating a CRM (customer relationship management) platform 46 and readily utilizing property transfer database 28 including a plurality of clauses based on "tried and tested" clauses.
While the invention has been described with respect to a limited number of embodiments, it will be appreciated that many variations, modifications and other applications of the invention may be made.

Claims

WHAT IS CLAIMED IS:
1. A property transfer system comprising:
(a) a property transfer server including a property transfer
database;
(b) at least one first action available for bringing about a
technical/physical effect; and
(c) wherein said property transfer server produces an enhanced physical/technical effect.
2. The property transfer system of claim 1, wherein said enhanced physical/technical effect is produced based on a comparison between at least two alternative technical/physical effects.
3. The property transfer system of claim 1 or 2, wherein said optimized physical/technical effect includes a recommendation document.
4. The property transfer system of claim 1 or 2, wherein said property transfer server produces an actuation signal including a data packet.
5. The property transfer system of claim 2, wherein said property transfer server actuates a remote station by way of at least one tangible output.
6. The property transfer system of claim 5, wherein said at least one tangible output is selected from the group consisting of: a written contract, a transfer of funds, a transfer of ownership of property, a commission transfer, a land conveyance, an execution of a legal document, a completion of a Power of Attorney, a secure distributed ledger ensuring the integrity of a tangible and/or digital transaction, a completion of a land transaction, production of an automated contract, computerized transaction protocol executing the terms of a contract, an actuation of a self-executing contract and an activation of a contract automation software.
7. The property transfer system of claim 1, wherein said property transfer server utilizes an executable code responsive to specific conditions within said property transfer database are met.
8. The property transfer system of claim 7, wherein said property transfer server automates property transfer activity, including but not limited to payment transfers when a task is completed and a partial payment occasioning on a milestone being achieved.
9. The property transfer system of claim 7, wherein said property transfer server and said property transfer database readily facilitate a transaction action selected from the group consisting of: an execution of a land transaction, a registration of a land transaction and a land conveyance, a determination of the rights of parties and participants of a Real Estate transaction.
10. The property transfer system of claim 9, wherein said property transfer server creates a centralized ledger of digital rights and readily automates said transaction actions.
11. The property transfer system of claim 9, wherein said property transfer server distributes payment to all rights-holders in the correct percentages whenever a transaction action occurs.
12. The property transfer system of claim 11, wherein said property transfer server distributes payment on a substantially real time basis.
13. The property transfer system of claim 11, wherein said property transfer server realizes the rights and percentages of the various parties as a tangible output, resulting from an actuation signal sent from said property transfer server to a remote station.
14. The property transfer system of claim 13, wherein said property transfer server includes a CRM platform for readily facilitating and managing land transfers.
15. The property transfer system of claim 13, wherein said property transfer database includes a plurality of contractual clauses.
16. The property transfer system of claim 1, wherein said property transfer database is a "learning" property transfer database.
