Abstract

In a dwelling construction system, a multi-story, multi-family building comprises prestressed concrete pallets which are supported between load bearing walls to form the floors and the ceilings of individual dwellings. Each dwelling includes a service core comprising an enclosure formed on one of the pallets and complete mechanicals for the dwelling. The service cores are fabricated by mass production techniques and are subsequently transported to the building site for installation. In some instances the service core comprises a complete dwelling, in which case the enclosure of the service core may form the exterior walls and the roof of the dwelling.

Claims (4)

1. In a dwelling unit, the improvement comprising: a prestressed concrete pallet supported along two spaced lines and forming the floor of the dwelling unit; at least one wall mounted on the pallet to provide an enclosure for the dwelling unit; means extending through the pallet and attached to the wall for securing the wall to the pallet said means including spring means for allowing relative flexure between the wall and the pallet.
2. The dwelling unit according to claim 1 wherein the wall includes an interior frame and exterior finishing panels mounted on both sides of the frame and wherein the securing means comprises a plurality of fasteners extending upwardly through the prestressed concrete pallet and engaging the interior frame of the wall to secure the wall to the pallet.
3. The dwelling unit according to claim 2 wherein the interior frame of the wall comprises a lower beam extending adjacent the prestressed concrete pallet and wherein the fasteners are threadedly engaged with the lower beam of the wall to secure the wall to the pallet.
4. The dwelling unit according to claim 3 wherein the spring means comprises spring members mounted between at least some of the fasteners and the pallet on the opposite side of the pallet from the wall.
