PURPOSE:To bring a coolant to produce a high-pressure high-temperature liquefied coolant and to accumulate exhaust heat, radiated at a time when the coolant is liquefied, in service water to use it in feed not water, which results in ability to use energy effectively, by a method wherein service water, stored in a closed water tank incorporating a condenser which liquefies a high-pressure high-temperature gas coolant, is heat-exchanged with a high-pressure high-temperature gas coolant. CONSTITUTION:A coolant, brought into high-pressure high-temperature gas by a compressor 1, enters a heat exchanger (condenser) 11 in a closed water tank 9. The closed water tank 9 has an inlet valve 12 for service water at the inside of a lower part thereof and an outlet valve 13 at an upper part thereof, and incorporates a finshaped heat exchanger 11 at the inside thereof so that a coolant and service water are easy to heat-exchanger with each other. A water level in the water tank is normally regulated by a water level regulating switch 14, a coolant enters from above to heat-exchange with service water to produce a liquefied coolant which enters an expansion valve 5 to form a reduced pressure low-temperature coolant. The coolant heat-exchanges with air, fed by a blower 3, at an evaporator 4, and enters the compressor 1 again. Meanwhile, service water, heated to high temperature by a coolant, is fed as hot water to each room through the outlet valve 13.
