Part 1 – Cleaning the Condensate Drain & Using Vinegar
Locate the Drain Line: Usually PVC pipe connected to the air handler. Find the primary and
emergency lines. Turn Off Power: Shut off at thermostat and breaker to prevent electrical
hazards. Pour Vinegar: Use 1 cup of white distilled vinegar to kill algae, mold, and bacteria. Seal
with Cork: Insert rubber cork for 30–60 minutes so vinegar can dissolve buildup. Flush: Remove
cork, flush with warm (not boiling) water, check flow outside. Extra Tip: Use wet/dry shop vac on
outdoor drain end if clogged. Avoid: Bleach (damages metal, creates fumes) and boiling water
(warps PVC).
Part 2 – Choosing & Using the Right Air Filter
Understand MERV Ratings: Low MERV (5–8) = good airflow; High MERV (11+) = finer filtration
but can restrict air. Low MERV Benefits: Steady airflow, less strain on blower motor, prevents
frozen coils. Risks of High MERV: Over-restriction can shorten motor life and increase energy
bills. Replace Filters: Every 1–3 months (more often with pets or dust). Check Manufacturer
Specs: Don’t exceed max MERV rating. Install Correctly: Airflow arrow points toward blower.
Avoid Mistakes: Not replacing filters regularly, using highest MERV “just because,” installing
backward.
Part 3 – Cleaning the Outdoor Condenser Coils
Turn Off Power: Shut off at service disconnect or breaker. Clear Area: Trim plants/weeds at least
2 feet from unit. Remove Debris: From around base and inside coil housing. Remove Fan
Assembly: Gently lift without stretching wires. Brush Dirt: In direction of fins, avoid bending.
Apply Cleaner: Non-acidic coil cleaner, follow instructions. Rinse: Low-pressure water rinse from
inside out. Fin Care: Straighten bent fins with fin comb. Inspect for Leaks: Oil spots indicate
refrigerant leaks. Avoid Mistakes: High-pressure spraying, harsh chemicals, ignoring interior coil
dirt.
Part 4 – Seasonal Preventive Maintenance Checklist
This checklist combines all critical steps into a seasonal plan for maximum efficiency, reliability,
and longevity.
1. Condensate Drain & Algae Prevention (Quarterly)
Turn Off Power Shut off at thermostat and breaker to prevent accidents.
Access Drain Line Remove cap on PVC drain near air handler.
Vinegar Treatment Pour 1 cup white distilled vinegar to kill algae/bacteria.
Seal & Soak Insert rubber cork for 30–60 min to allow vinegar to work.

Remove Debris Leaves, sticks, dirt from base & housing.
Access Coils Remove fan assembly gently, avoid wire strain.
Brush & Clean Brush dirt in fin direction; apply non-acidic cleaner.
Rinse Safely Low-pressure water rinse from inside out.
Fin Care Straighten bent fins with fin comb to restore airflow.
Inspect Look for oil spots—possible refrigerant leaks.
4. Pre-Season Start-Up Inspection
Thermostat Check settings, test cooling mode.
Electrical Inspect breaker/fuse connections.
Ductwork Check for leaks/disconnections—seal with mastic or foil tape.
Insulation Replace deteriorated refrigerant line insulation.
Sound Check Listen for grinding, squealing, or rattling noises.
Temperature Drop Ensure 16–22°F drop across evaporator coil.

a smart thermostat for optimal cooling cycles. Shade the outdoor unit (without blocking airflow) to

weatherstripping around doors/windows to reduce AC load.
