SECTION 1
1.1 INTENT
It is the intention of these specifications and drawings to call for finished work, tested, and ready
for operation. Wherever the word "provide" is used, it shall mean "furnish and install complete and ready
for use".
Minor details not usually shown or specified, but necessary for the proper installation and operation, shall
be included in the work, the same as if herein specified or shown.
The mechanical contractor shall give all necessary notices, obtain all permits and pay all government
sales taxes, fees, and other costs, including utility connections or extensions, in connection with his work;
file all necessary plans, prepare all documents and obtain all necessary approvals of all governmental
departments having jurisdiction; obtain all required certificates of inspection for his work and deliver same
to the Construction Manager before request for acceptance and final payment for the work.
The mechanical contractor shall include in the work, without extra cost to the Owner, any labor, materials,
services, apparatus, drawings, in order to comply with all applicable laws, ordinances, rules, and
regulations, whether or not shown on drawings and/or specified.
The mechanical contractor shall base all measurements, both horizontal and vertical from established bench
marks. All work shall agree with these established lines and levels. Verify all measurements at site and
check the correctness of same as related to the work.
Should the mechanical contractor discover any discrepancy between actual measurements and those
indicated, which prevents following good practice or the intent of the drawings and specifications, he
shall notify the Construction Manager, and shall not proceed with his work until he has received
instructions from the Owner.
1.4 DRAWINGS
Drawings are diagrammatic and indicate the general arrangement of systems and work included in the
contract. Although the drawings are scaled, all critical dimensions shall be verified and confirmed with
reference to other trade drawings and exact locations of bench marks at the jobsite. Where they are not
definitely located, this information shall be obtained from the Construction Manager.
The mechanical contractor shall follow drawings in laying out work and check to verify spaces in which
work will be installed. Maintain maximum headroom and space conditions at all points.
Where headroom or space conditions appear inadequate, the Owner shall be notified before proceeding with
installation.
If directed by Owner, the mechanical contractor shall, without extra charge, make reasonable
modifications in the layout as needed to prevent conflict with work of other trades or for proper
execution of the work.

Prior to delivery of any substitute or "equivalent" material to the job site, and sufficiently in advance of
requirements to allow Owner ample time for checking, submit for approval detailed, dimensioned drawings
or cuts, showing construction, size, arrangement, operating clearances, performance characteristics and
capacity. Each item of equipment proposed shall be a standard catalog product of an established
manufacturer and of equal quality, finish, and durability to that specified.
Samples, drawings, specifications, catalogs, submitted for approval, shall be properly labeled indicating
specific deviation or service for which material or equipment is to be used, section and article number of
specifications governing, contractor's name, and name of job.
Catalogs, pamphlets, or other documents submitted to describe items on which approval is being requested,
shall be specific and identification in catalog, pamphlet, etc. of item submitted shall be clearly made in ink.
Data of a general nature will not be accepted.
Approval rendered on shop drawings shall not be considered as a guarantee of measurements or building
conditions. Where drawings are approved, said approval does not mean that drawings have been checked
in detail; said approval does not in any way relieve the mechanical contractor from his responsibility or
necessity of furnishing materials or performing work as required by the contract drawings and
specifications.
Failure of the mechanical contractor to submit shop drawings in ample time for checking shall not entitle him
to an extension of contract time, and no claim for extension by reason of such default will be allowed.
1.6 DEVIATIONS
Where the mechanical contractor proposes to use an item of equipment other than that specified or
detailed on the drawings, which requires any redesign of the structure, partitions, foundations,
piping, wiring, or any other part of the mechanical, electrical or architectural layout, all such
redesign, and all new drawings and detailing required therefore, shall be prepared by the mechanical
contractor at his own expense and approved by the Owner.
Where such approved deviation requires a different quantity and arrangement of ductwork, piping,
wiring conduit, and equipment from that specified or indicated on the drawings, the contractor shall
furnish and install any such ductwork, piping, structural supports, insulation, controllers, motors, starters,
electrical wiring and conduit, and any other additional equipment required by the system, at no
additional cost to the Owner.
The mechanical contractor shall give full cooperation to other trades and shall furnish in writing to the
Owner, with copies to the HVAC Consultant, any information necessary to permit the work of all trades
to be installed satisfactorily and with the least possible interference or delay.
Where the work of the mechanical contractor will be installed in close proximity to, or will interfere with
work of other trades, he shall assist in working out space conditions to make a satisfactory adjustment. If so
directed by the Owner, the mechanical contractor shall prepare composite working drawings and
sections at a suitable scale not less than 1:50 M, clearly indicating how his work is to be installed in

relation to the work of other trades. If the mechanical contractor installs his work before coordinating
with other trades, or so as to cause any interference with work of other trades, he shall make the
necessary changes in his work to correct the condition without extra charge.
The mechanical contractor shall furnish to other trades, as required, all necessary templates, patterns,
setting plans, and shop details for the proper installation of work and for the purpose of
coordinating adjacent work.
1.8 PROTECTION
The mechanical contractor shall protect all work and material from damages by his work or
workmen, and shall be liable for all damages thus caused.
The mechanical contractor shall be responsible for work and equipment until finally inspected, tested, and
accepted; he shall protect work against thefts, injury or damage; and shall carefully store materials
and equipment received on site which are not immediately installed. He shall close open ends of work
with temporary covers or plugs during storage and construction to prevent entry of obstructing materials.
The mechanical contractor shall furnish all scaffolding, rigging, hoisting, and services necessary for
erection and delivery into the premises of any equipment and apparatus furnished. Remove same from
premises when no longer required.
All materials and apparatus required for the work, except as specifically specified otherwise, shall be
new, of first-class quality, and shall be furnished, delivered, erected, connected and finished in every detail, and
shall be so selected and arranged as to fit properly into the building spaces.
When no specific kind or quality of material is given, a first-class standard article as approved by the
Construction Manager shall be furnished.
The mechanical contractor shall furnish the services of an experienced superintendent, who shall
be constantly in charge of the installation of the work, together with all skilled workmen, fitters,
metal workers, welders, helpers, and labor required to unload, transfer, erect, connect-up, adjust, start, operate,
and test each system.
Unless otherwise specifically indicated on the plans or specifications, all equipment and materials shall
be installed with the approval of the Construction Manager in accordance with the recommendations
of the manufacturer. This includes the performance of such tests as the manufacturer recommends.
1.11 MOTORS
Motors shall be built in accordance with the latest International Standards and the Philippine
Electrical Code. Motors shall be tested in accordance with these standards and conform thereto
for insulation resistance and dielectric strength. Each motor shall be provided with conduit terminal box,
adequate starting and protective equipment as specified or required. The capacity shall be sufficient to
operate associate driven devices under all conditions of operation and load and without overload, and at
least horsepower indicated or specified. Each motor shall be selected for quiet operation.

The mechanical contractor shall be responsible for the provision of all necessary foundations, supports,
pads, bases and piers required for all air conditioning equipment, and for all other equipment furnished
under this contract, and shall submit drawings to the Owner for approval and coordination with the general
contractor before fabrication or construction of same.
Construction of foundations, supports, pads, bases, and piers where mounted on the floor, shall be of the
same materials and same quality of finish as the adjacent and surrounding flooring material. Pads and curbs
should be monolithic with the slab where it is located. All equipment, unless shown otherwise, shall be
securely attached to the building structure in an approved manner. Attachments shall be a strong and
durable nature and any attachments that are, in the opinion of the Owner, not strong enough shall be replaced
as directed.
1.14 ACCESSIBILITY
The mechanical contractor shall be responsible for the sufficiency of the size of shafts and chases, the
adequate clearance in double partitions and hung ceilings for the proper installation of his work. He shall
cooperate with the General Contractor and all other contractors whose work is in the same space, and shall
advise the General Contractor of his requirements. Such spaces and clearances shall, however, be kept to the
minimum size required.
The mechanical contractor shall locate all equipment which must be serviced, operated, or maintained in
fully accessible positions. Equipment shall include but not limited to: valves, traps, clean-outs, motors,
controllers, switch-gear, and drain points. If required for better accessibility, furnish access doors for this
purpose. Minor deviations from drawings may be made to allow for better accessibility, and any change
shall be approved.
The mechanical contractor shall provide the General Contractor the exact locations of access panels
for each concealed valve, control, damper or other device requiring service. Access panels shall be
provided and installed by the General Contractor and as specified in the architectural sections of the
specifications. Locations of these panels shall be submitted in sufficient time to be installed in the normal
course of work.
The Owner shall furnish and install all power wirings up to the designated terminals except: (a)
temperature control wiring; (b) equipment control wiring; and (c) interlock wiring. The mechanical
contractor shall furnish and install all power wiring connections to all motors and controllers complete
from power source or equipment junction box, including power wiring thru starters. The mechanical
contractor shall install all starters not factory mounted on equipment.
The mechanical contractor shall, regardless of voltage, furnish and install all temperature control wiring, and
all interlock wiring, and equipment control wiring for the equipment that the mechanical contractor
furnishes.

After all circuits have been energized and completed, the Owner shall be responsible for all power wiring,
and all control wiring shall be the responsibility of the Mechanical Contractor. Motors and equipment
shall be provided for current characteristics as shown on the drawings.
The mechanical contractor shall provide all cutting and patching necessary to install the work specified in
this section. Patching shall match adjacent surfaces.
No structural members shall be cut without the approval of the Owner, and all such cutting shall be done in a
manner directed by him.
The mechanical contractor shall provide and locate all sleeves and inserts required before the floors and
walls are built, or shall be responsible for the cost of cutting and patching required for pipes and ducts
where sleeves and inserts were not installed, or where incorrectly located. The Mechanical Contractor
shall do all drilling required for the installation of his hangers.
Where sleeves are placed in exterior walls below grade, the space between the pipes or conduit and the
sleeves shall be packed with oakum and lead and made completely watertight. Sleeves shall be constructed
of 24 gauge galvanized sheet steel with lock seam joints for all sleeves set in concrete floor slabs terminating
flush with the floor. All other sleeves shall be constructed of galvanized steel pipe unless indicated on the
drawings.
Fasten sleeves securely in floors, walls, so that they will not become displaced when concrete is poured or
when other construction is built around them. Take precautions to prevent concrete, plaster, or other
materials being forced into the space between pipe and sleeve during construction.
In all areas where ducts are exposed and ducts are passing thru floor, the hole shall be surrounded by a 100
mm high by 75 mm wide concrete curb.
1.18 WATERPROOFING
Where any work pierces waterproofing including waterproof concrete, the method of installation
shall be as approved by the Construction Manager before work is done. Contractor shall furnish all
necessary sleeves, caulking and flashing required to make openings absolutely watertight.
Upon completion of all work and all tests, the Mechanical Contractor shall furnish the necessary
skilled labor and helpers for operating his system and equipment for a period of three (3) days of eight
(8) hours each, or as otherwise specified. During this period, instruct the Owner or his
representative fully in the operations, adjustment, and maintenance of all equipment furnished. Give at
least forty-eight (48) hours notice to the Owner in advance of this period.
The mechanical contractor shall furnish to the Project Manager four (4) complete bound sets for delivery to the
Owner of typewritten or blue-printed instructions for operating and maintaining all systems and
equipment included in this contract. All instructions shall be submitted in draft, for approval, prior to final
issue. Manufacturer’s advertising literature or catalogs will not be acceptable for operating and
maintenance instructions.
The mechanical contractor, in the above mentioned instructions, shall include the maintenance schedule for
the principal items of equipment furnished under this contract.

1.20 MECHANICAL MAINTENANCE
Scope - The mechanical contractor shall provide the necessary skills and labor to assure the proper
operation and to provide all required current and preventative maintenance for all equipment and
controls provided under this contract for a period of one year after substantial completion of the contract
as defined in these specifications.
Operation - The mechanical contractor shall receive calls for any and all problems experienced in the
operation of the equipment provided under this work, and shall take steps to immediately correct any
deficiencies that may exist.
Maintenance - The mechanical contractor shall provide monthly inspection of all equipment and record the
findings on a check list hereinafter specified.
Check List - The mechanical contractor shall provide a check list and shall post a copy of it on the
equipment or near the equipment concerned. The check list shall be a list of each piece of equipment found
in the scope of these specifications. The check list shall have a space for each of the next 12 months to
provide a space for check-off.
The mechanical contractor shall certify on this check list that he has examined each piece of equipment
and that, in his opinion, it is operating as intended by the manufacturer, it has been properly lubricated,
and that all necessary current and preventative maintenance has been performed as recommended by the
manufacturer and by good and accepted practice.
Repairs - All equipment that requires repairing shall immediately be serviced and repaired. Since the
period of maintenance runs for one year concurrently with the warranty and guarantee, all parts and labor
shall be furnished at no extra cost to Owner.(Except for Owner-furnished equipment)
Control System - Once each month, the mechanical contractor shall check all controls in the building to
ascertain that they are functioning as designed. This shall apply to all thermostats, aquastats, humidistats,
freezestats, and firestats. This portion of the work shall be performed by the mechanical contractor who is
responsible for all controls.
Filters - Filter maintenance shall be a special part of this contract and this contractor shall inspect all filters
once every month and shall clean or replace filter, as necessary.
Emergency Service - When emergency service is required beyond regular working hours to maintain the
system in operation, the mechanical contractor shall furnish such service.
Extension of Services - In case the supplied equipment experiences repetitions of similar breakdown within
one year, the contractor shall extend the same maintenance services for the period of warranty extension as
ma be stipulated.
Warranty - The mechanical contractor shall guarantee all equipment and system components furnished
and installed for the project to be of brand new make, rated as prescribed in the bid documents, free from
any defect, and suitable for continuous normal operation for the first one year after installation. In case the
system breaks down repeatedly due to the same or similar reasons during the first year of operation, this
contractor will extend the warranty period for another year or as may be agreed upon with the Owner.

SECTION 2
MECHANICAL EQUIPMENT
a. Type - The units shall be of the air cooled split package, wall mounted & floor mounted,
complete with fans, throw-away filters, coil and safety controls, and shall be suitable for operation with the
remote air cooled condensing units shown on the drawings.
b. Capacities - The units shall have capacities as shown on the drawings and dimensions are based on
the standard LG, Daikin, Mitsubishi or similar approved equal. The brand indicated herein is only for the
purpose of establishing unit quality, size and dimensions and that any other brand conforming to the same
shall likewise be acceptable.
c. Casings - Shall be constructed of 18 gauge panels with baked enamel finishes complete with
removable front panels for easy servicing and maintenance. The units shall be completely insulated with
fiberglass material.
d. Supply Fans - Fans shall be double width, double inlet centrifugal type amply sized for operation
against indicated static pressure. Direct expansion cooling coils shall be provided with capillary tube for
proper refrigerant control.
e. Fan Motors - The fan motors shall be of sufficient wattage so as to be non-overloading throughout
the range of the fan curve. Motors shall have electrical characteristics as shown on the drawings.
f. Cooling Coils - Shall be of direct expansion type with sufficient rows to satisfy the conditions
shown on the drawings.
g. Controls - Control panels shall be factory wired. Contactor plus internal overload protection for
all motors, high pressure cutouts, low pressure protection through low-pressure cutouts and internal
compressor winding thermostats shall be provided. Controls may be reset by means of the “ON-OFF”
switches and shall be prevented from cycling by lockout controls.
h. Warranty - A one-year shall be provided by the Mechanical Contractor for furnishings parts and
labor for replacing any part of the conditioner (FCU & ACCU) which becomes defective in normal
operation. Warranty shall commence with the installation and/or operating check out of the equipment.
a. General - The air cooled condensing unit shall have all operating components assembled on
one common base. These shall include: compressor, condenser coil, condenser fan and motor, charging
valves, moisture indicating sight glass, back seating refrigerating valves, all controls and a holding charge of
R-410a. The unit shall be designed for outdoor installation and should match the indoor unit. The unit
configuration shall be as those shown on the drawings and dimensions are based on the standard LG,
Daikin, Mitsubishi model or a similar approved equal.
b. Casing - Shall be of 14 gauge zinc coated steel with all exterior surfaces painted with enamel
for weather protection. Drain holes shall be provided for limination of rain. Provide removable panels for
access to components.
c. Condenser Fan - Shall be statically balanced propeller type fan, direct driven by a permanently
lubricated ball bearing heavy-duty motor with built-in thermal overload protection.

d. Condenser - Shall have copper tubing with heavy-duty aluminum fins. The coil shall be factory
tested at 2928 kPa and dehydrated. A factory or field installed sub-cooling circuit shall be provided to sub-
cool refrigerant a minimum of 6.6 degrees C below saturation temperatures.
e. Compressor - Shall be serviceable fully hermetic type designed for R-410a operation. Compressor
shall be mounted on vibration isolators and have forced feed lubrication, and immersion type crankcase
heaters. The compressor shall have also spring loaded valve heads for protection against liquid “slugging”
and automatic oil pressure actuated internal cylinder.
f. Controls - Shall be factory wired and mounted in a control panel in exterior of the casing.
Control panel shall be wired complete with magnetic contactor for both compressor and condenser fan. In
220V/1Ph/60Hz applications, a reduced voltage auto-transformer starter shall be provided unless an
asymmetrically wound motor is utilized, in which case part winding starter is acceptable.
g. Location - Locate the unit where shown on the drawings providing enough space for servicing
and maintenance of the unit. Where necessary provide air discharge duct extension or duct deflector to
avoid short cycle of the discharge hot air.
a. Pipe Material - Shall be type "L” copper tubing, hard drawn with wrought copper solder type fittings
suitable for connection with silver solder.
b. Pipe Workmanship - All piping shall be installed parallel or perpendicular to the building construction
or as indicated in the plans or drawings. All piping shall be installed so as to allow for expansion.
c. Piping Joints - All piping joints shall be made with silver solder. The piping shall be charge with dry
nitrogen while constructing the joints. A removable type drier strainer shall be installed in the liquid line. A
three valve bypass shall be provided for the strainer. After the Freon piping has been completed, the
refrigerant system shall be pressure tested at a pressure of 2100 kPa, high side and 1050 kPa, low side.
While the system is being pressure tested, an electronic leak detector shall be used to check for leaks.
Pressure shall be maintained on the system for a minimum of 12 hours. The system shall be evacuated
when the surrounding ambient air is not less than 15 degrees C. A minimum vacuum of 2.0 mm of mercury
shall be pulled on the system and maintained for 12 hours. The vacuum pressure displacement shall not be
less than 9 CMH. The vacuum shall be checked with an electronic gage.
d. Piping Supports - All pipes shall be supported from the building structure in a neat and workmanlike
manner and wherever possible, parallel runs of horizontal piping shall be grouped together on trapeze
type hangers. The use of wire or perforated metal to support pipes will not be permitted. Hanging pipes
from other pipes will not be permitted. Spacing of pipe supports shall not exceed 2400 mm for pipes up to
31 mm and 3000 mm on all other piping. Hangers shall pass around the insulation and an 18 gauge steel
protective band, 300 mm long shall be inserted between the hangers and the insulation.
f. Insulation Workmanship - All insulation shall be applied over clean, dry surfaces, butting adjoining
sections firmly together. All flanges, valves and fittings shall be insulated with fabricated mitered segments
of pipe insulation, equal in thickness to the insulation on the adjoining pipe. All fittings shall be installed and
finished in strict accordance with manufacturer's recommendation.

b. Pipe Workmanship - The piping shown on the drawings shall be installed complete and shall be installed
parallel or perpendicular to the building construction.
c. Piping Joints - All pipes shall be reamed to full pipe diameter before joining. Joints shall be screwed.
Screwed joints shall be made with standard pipe thread and approved compound applied to the male thread
only. Valves and specialties shall likewise have screwed joints.
d. Piping Supports - All pipes shall be supported from the building structure in a neat and workmanlike
manner and wherever possible, parallel runs of horizontal piping shall be grouped together on trapeze
hangers. Vertical risers or perforated metal to support pipes will not be permitted. Hanging pipes from other
pipes will not be permitted. Spacing of pipe supports shall not exceed 2.40 M for pipes up to 31 mm and 3.0
M on all other piping. Hangers shall pass around the insulation and an 18 gauge steel protective band, 300
mm long, shall be inserted between the hangers and the insulation.
e. Arrangement - The condensate coil drip piping system shall be carefully arranged to carry away the
unwanted water. All parts of the system shall be graded at 25mm every 2500mm.
f. P-Trap - Provide P-trap for the system at the outlet of the drip pan. The height of the trap should be
greater by 50% than the expected negative pressure in the pan.
g. Termination - Suitable termination of the condensate drip system shall be the floor drain in the machine
room. Care shall be taken in the disposal to prevent spilling of drain to avoid "wet" floor or wherever
appropriately provided by the building contractor.
h. Insulation - All pipes where condensation may occur shall be insulated properly. The drain pipes shall be
insulated with 25mm thick "ARMAFLEX" insulation or approved equal.
b. Capacities - The capacities of the units shall be as shown on the plans and drawings.
c. Motors and Drives - Motors shall be of the compact, moisture proof, dust proof, totally enclosed
condenser motor type with automated oil circulation systems for bearing lubrication.
d. Intake Grilles - The intake grilles shall be of the decorative perforated type and integral parts of the units.
e. Ductworks - Shall be connected by flexible ducts with helical reinforcing wires, and clamped to ducts of
gauge 24.
f. Dampers - Shall have integral backdraft dampers to prevent the backflow of exhaust air and to keep out
rodents.
g. Controls - The fans shall be controlled as shown on the engineering bid plans. Toilet exhaust fan
switches shall be ganged with the toilet light switches.

b. Finish - The register shall be provided with a factory applied gray metallic finish or as directed by the
Construction Manager, applied over a rust inhibiting prime coat.
c. Mounting - The mechanical contractor shall coordinate the location of the register relative to the ceiling
lights and other ceiling outlets. The outlet shall be mounted by means of wire string hangers under the floor
slab or roof slab. The ceiling T-runners shall not be made to support these outlets.
d. Connections to Ductwork - The register shall be connected to the ductwork properly. Make sure that the
duct collar snugly fits the inside of the register neck. The mechanical contractor shall coordinate the location
of the ceiling diffuser relative to ceiling lights and other ceiling outlets.
2.7 SUPPLY AIR GRILLES/REGISTERS
a. Type -Shall be of the double deflection type with horizontal face bars and vertical rear bars. The integral
volume damper shall be of the opposed blade type. The register shall be constructed of G.I. sheet with a
frame of not less than 31mm in width. The register shall have a continuous sponge gasket at the periphery of
the frame. The register shall have an effective area of not less than 80 percent. Submit a sample for approval
prior to manufacture of the total requirement.
b. Finish - The register shall be provided with a factory applied gray metallic finish or as directed by the
Construction Manager, applied over a rust inhibiting prime coat.
c. Mounting - The mechanical contractor shall coordinate the location of the register relative to the ceiling
lights and other ceiling outlets. The outlet shall be mounted by means of wire string hangers under the floor
slab or roof slab. The ceiling T-runners shall not be made to support these outlets.
d. Connections to Ductwork - The register shall be connected to the ductwork properly. Make sure that the
duct collar snugly fits the inside of the register neck. The mechanical contractor shall coordinate the location
of the ceiling diffuser relative to ceiling lights and other ceiling outlets.
a. Duct Material - Shall be zinc-coated G.I. sheet of the thickness of the metal and stiffeners as indicated in
the schedule of the drawings.
b. Duct Workmanship - All ductwork shall be constructed and erected in a workmanlike manner. Ducts
shall be straight and smooth on the inside with neatly finished joints, airtight, and shall be free from
vibration under all conditions of operation. The internal ends of slip joints shall be made in the direction
of air flow. The ducts shall be securely attached to the building construction in an approved manner.
Changes in dimensions and shape of ducts shall be gradual. All duct sizes fall within the limiting dimensions
indicated on the drawings unless otherwise approved. Curved elbows, unless otherwise specified on the
drawings, shall have a center line radius equal to 1-1/2 times the width of the duct. Air turns shall be
installed in all abrupt elbows and shall consist of curved metal blades or vanes, arranged to permit the air to
make the turns without appreciable turbulence. They shall be the manufacturer's standard product and shall
be quiet when the system is in operation. Configuration of ducts shall be as shown by the detail on the
drawings. Duct hangers shall be as shown by the detail on the drawings.
c. Flexible Connections - Wherever ductwork is connected to fans, air handling unit or other equipment
that may cause vibration in the duct shall be connected to the equipment by means of a flexible

connection made of fiberglass fabric impregnated and coated with neoprene or other approved material.
The connection shall be suitable for the pressures at the point of installation.
d. Insulation Material - All ducts shall be insulated unless otherwise noted on the drawings. Ducts shall be
insulated with 25mm thick FIBERGLASSS, fire retardant, with 48 kg/cu. m. density and with factory
applied aluminum vapor barrier or elastomeric rubber type insulation Class “0” or “1” with minimum
thickness of 20mm depending on the U-value and density, in compliance to NFPA 90A requirement. The
insulations shall be attached to the ducts by means of mechanical clips and adhesives.
e. Insulation Workmanship - Apply adhesives on the air duct surface and then fasten the insulation over
12 gauge mechanical clips or fasteners, such as weld pins on 300 to 500 mm centers tightly butting
insulation with sealant adhesive. A minimum of two rows of fasteners or clips per side shall be used.
a. Casing - The casing shall be made of ga. 16 and painted with gray baked enamel finish.
b. Push Button Switch - The push button switch shall be of the heavy duty type. The button plates shall be
made of hard plastic with color. Removable threaded front ring and a collar to prevent unintentional
operational shall compose the expose part of the button.
c. Pilot Light - The exterior part of the pilot light shall be composed of the lamp collar, decorative front
ring and color raised lenses. The light to be rated at 220 volts.
d. Contact Block - The contact block shall be equipped with self - lifting washers for easy cable connection.
e. Toggle Switch - The toggle switch should be the heavy duty type with a nut to securely fasten it to the
casing.
f. Nameplate - The nameplate should be made of black plastic and embossed on it is the unit designation in
white letters. It should be attached to the unit by means of adhesive or by bolts and nuts on four corners.

SECTION 3
a. Scope - After completion of the installation of the air conditioning systems, and prior to the entry of
the operations, the A/C system and all its appurtenances shall be adjusted and balanced to deliver air
quantities as specified, indicated in the drawings or as directed by the HVAC Consultant.
b. The mechanical contractor shall provide the necessary manpower and technicians to assist the TAB
Contractor in the testing, adjusting and balancing work. All the calibrated reading instruments shall be
provided by the TAB Contractor.
c. Air Quantity Adjustments - Total air quantities shall be obtained by adjustment of fan speeds. Branch duct
air quantities shall be adjusted by volume dampers. Dampers shall be permanently marked after air balance
is completed so that they can be restored to their correct position if disturbed at any time. Volume dampers
shall be used to balance air quantities at the outlets and inlets provided final adjustments do not produce
objectionable draft or sound levels.
a. Scope - Subsequent to the final air balance test, the entire air conditioning and ventilation systems
shall be tested to satisfy performance of all units as a satisfactory system.
b. Air Conditioning Systems - The conditioning systems shall be tested and it shall be established that
all controls are calibrated accurately and performing satisfactorily and that all units are cooling
satisfactorily. The systems shall be checked for vibration and excessive noise and all such conditions
corrected.
c. Final Clean-Up - At the completion of all work, all equipment on the project shall be checked for
painting damage, and any factory finished paint that has been damaged shall be repaired to match the
adjacent areas. Any metal or especially covered areas that have been deformed shall be replaced
with new material and repainted to match the adjacent areas.
3.3 IDENTIFICATION
a. Scope - All equipment and control panel on the project shall be identified as specified herein. All
marks of identification shall be easily visible from the floor or usual point of vision.
b. Equipment - All equipment, shall be identified by stenciling the title of the equipment as taken from the
plans in a position that is clearly visible from the point of access. The letters shall be made with black paint
and shall not be less than 50mm high. The titles shall be short and concise and abbreviations may be used
as long as the meaning is clear.
c. Control Panel - All panel-mounted controls and instruments shall be identified by engraved
nameplates mounted just under the control or instrument. The engraved nameplates shall be engraved on
"Lamacoid", or approved equal plastic which will be black and show white letters when engraved. Letters
shall be 13mm high or as otherwise specified on the plans.

101.1 GENERAL
The general conditions and provisions of the Civil Work Contract not in conflict
with these Specifications and the drawings form part of and are included in this
section of these Specifications.
The CONTRACTOR is advised the visit the site and satisfy himself as to local
conditions and facilities, the nature of work and ascertain such other conditions as
may affect his work. He will be deemed to have done this before preparing his
proposal and no subsequent claim on the ground or inaccurate information will be
entertained.
101.3 SUB-CONTRACTOR
The CONTRACTOR shall not sub-contract the whole or any part of the work
without the written consent of the Owner. The CONTRACTOR shall be
responsible for any work carried out by any sub-contractor as if he himself were
undertaking the work.
The CONTRACTOR shall execute all work in a neat and workmanlike manner
and shall do all necessary work whether it is clearly specified in these
Specifications or shown in the drawing or not. All work shall be done in
accordance with the best practices employed in modern electrical installations.
The CONTRACTOR shall employ only competent and efficient workmen and
shall upon written request of the ARCHITECT, discharge or otherwise remove
from work any employee who is in the opinion of the ARCHITECT is careless or
incompetent or who obstruct the progress of the work or acts contrary to
instruction or conduct himself improperly.
The CONTRACTOR shall within ten (10) days after the award of the contract
shall submit for approval of the ARCHITECT / ELECTRICAL CONSULTANT a
list of materials he proposed to use in the work, including such samples, catalog,
drawings and descriptive data as may be required by the
ARCHITECT/ELECTRICAL CONSULTANT. All materials and equipment
installed without prior approval of the ARCHITECT/ELECTRICAL
CONSULTANT shall be risk of subsequent rejection.
Any defective work, whether the result of poor workmanship, defective materials,
damage through carelessness, or any other cause, found to exist prior to
acceptance of, or payment from the work shall be removed immediately and
replaced by work and materials which shall conform to those Specifications, or
shall be otherwise remedied in an acceptance manner. This clause shall have full
effect regardless of the fact that the work may been done with full knowledge of
the ARCHITECT.
These Specifications and the Drawings indicate the general layout of the system
and the CONTRACTOR shall be responsible for the proper installation of the
system without substantial alteration or modification.
The CONTRACTOR shall examine and shall be familiar with the Specifications
and Drawings of the Civil Works, the Air-Conditioning Works and the Sanitary
Works. He shall arrange his work and dispose his materials so as not to interfered
with the work or storage of materials of the other Contractor. Should the
CONTRACTOR cause damage to any other contractor on the work, the
CONTRACTOR shall upon due notice settle with such contractor by agreement or
arbitration. The CONTRACTOR shall be liable for any claims by other
contractor against the OWNER on account of such damage.
The ARCHITECT or his representative shall be allowed access to all parts of the
work at all times and shall be furnished such information and assistance by the
CONTRACTOR as may be required to make a complete detailed inspection.
Materials and installation shall be subject to such test as are deemed necessary by
the ARCHITECT to properly ascertain their fitness both during installation and
after installation is complete. The cost of such test shall be borne by the
CONTRACTOR.
The CONTRACTOR shall do all cutting and patching required by the work by
engaging men who are skilled in the particular trade to do the work. Surfaces
obtained by cutting and patching shall exactly match surrounding works so that
there will be no evidence of alteration or patching.
The CONTRACTOR shall make all arrangement and pay for the provisions of the
necessary electricity supply required for the work and shall clear away all
temporary installation before or upon completion of the work.
The CONTRACTOR shall not withdraw from the site until the OWNER has
agreed that no further work is necessary at the time.
The CONTRACTOR shall not suspend or fail to make proper progress with the
work without justifiable cause. The Owner in the event of delays or suspension of
the work still persisting after written complain shall have the right to take over the
work and all the materials on the site and make arrangements as are necessary to
have the work completed by others.
101.15 CLEANING UP
During the process of the work and on the completion of the project, the
CONTRACTOR shall remove from the premises all dirt, debris, rubbish and
waste materials caused by him in the performance of his work. He shall remove
all tools, scaffolding and surplus materials after completion and acceptance of
work.
The ARCHITECT approval of such drawings shall not relieve the Contractor of
responsibility for the deviations from the drawings and specifications unless he

submit additional sets of "AS-BUILT" drawing for submission to the Government
Approving Authorities.
The installation specified herein comply with all laws and regulation applying to
electrical installation in effect with the provision of the latest approved edition of
the Philippine Electrical Code, and with the rules and regulations of the local
utility companies concerned.
Wiring shall be in Electrical Metallic Tubing (EMT) for Power & Lighting.
103.2 GROUNDING
The following shall be grounded in accordance with the Drawing and the
requirements of the Philippine Electrical Code and with standard grounding
practices.
Metallic conduit and raceway system including gutters, boxes, and cabinets.
Non-current-carrying metal part of all electrical equipment including fixtures and
motors.
Grounding resistance shall not exceed 5.0 ohms. Additional ground rods shall be
installed when necessary to obtain this value.
103.3 FEEDERS
The Drawings indicates the general methods of installations of all circuit wiring
and the outlet which are to be supplied from these circuits. Branch circuits
The approximate location of each fixture receptacle, special purpose outlet, switch
and electrical equipment are indicated on the Drawings. The exact location to be
determined later at the site as the work progresses. The right is reserved by the
Interior Designer, to change the exact location of any switch, light outlet,
receptacle outlet and any other outlet in any room before same is installed.
Only powdered lubricants not injurious to cable insulation and raceways shall be
used and only when lubrication is necessary.
Solderless pressure connectors of proper size shall be used for terminals, tapes
and splices for all wires and cables except for branch circuits connection shall be
surely fastened and shall be such as not to loosen under vibration and normal
strain. Color coded shall be L1 – Red, L2 – Yellow, L3 – Blue, Neutral – White,
Ground – Green.
Not more than 90 degrees bend shall occur on any run. When it becomes
necessary to have more than four degrees bends in any run, an intermediate
pullbox shall be installed to facilitate pulling of wires.
All conduit runs shall be as called for on the Drawings. Conduit shall be installed
in such manner as not to weaken or interfered with the structure of the building.
No horizontal run embedded conduits shall be permitted in solid walls and
partitions. Conduits below grade shall be encased in concrete enveloped with a
minimum thickness of 50mm (2") or embedded in floor slab.
Exposed conduits shall be run parallel to at right angles with lines of the building
and shall be securely fastened in place by means of approval and fastening.
Conduits support shall be fastened to walls by means of screws or bolts with
expansion shield.
The use of wooden or lead plug is not permitted. Conduits shall be cut by
hacksaw, the end being reamed after threading and before installing. All ends
shall have locknuts and bushing. Field bends shall not be allowed for rigid steel
conduit larger than 20mm trade size except by hydraulic bender.
104.1 Intermediate Metallic Conduit (IMC) shall be hot-dip galvanized mild steel pipe
and shall be 10 ft. length. Conduits shall be of Japanese manufacturer
"PANASONIC" brand or approved equal.
104.3 Conduit fitting shall be U.S. Underwriter Laboratory (U.L.) listed or approved
local equivalent.
104.4 Outlet boxes shall be hot-dip galvanized or cast metal as required. Thickness of
pressed steel boxes shall not be less than gage # 16, deep type.
104.5 Panelboard and cabinet shall be swinging dead-front-type with covers. Cabinet
shall be made of sheet of the following thickness of mat and trim if no single
dimension exceeds 24 inches and no surface area is over 360 square inches.
No. 14 U.S. gauge tub, mat and trim if no single dimension exceeds 60 inches and
no surface area over 1,500 square inches.
No. 12 U.S. gauge tub, mat and trim if no single dimension exceeds 60 inches and
no surfaces area over 500 square inches.
No. 10 U.S. gauge tub, mat and trim for any cabinet larger than the foregoing.
Door up to 30 inches high shall be equipped with push lock and door over 30
inches shall be equipped with "T" handles.
1.0 Circuit Breaker shall be U.S. Made “GE”, “Square D” or “ABB” brand but
only one brand throughout.
2.0 Circuit Breaker below 2000 Amperes shall be molded case.

holder, and standard cool white lamp. Fixture housing shall be baked enamel,
white interior, gage # 22 minimum galvanized steel unless otherwise noted.
The CONTRACTOR shall submit samples of other type of lighting fixtures for
the approval of the Interior Designer and the Engineer.
104.7 Wiring devices shall be “PANASONIC”or approved equal. Receptacles for
general use shall be 15 amperes, 220 volts.
EW 106.0 TESTING
Ground Test - the entire installation shall be free from improper grounds and from
short circuits. Each panel shall be tested with mains connected to the feeder,
branches connected and switches closed. All fixtures in place and permanently
connected. Lamps removed or omitted from the sockets and all switches closed.
Each individual power equipment connected for proper and intended operation.
In no case shall the resistance be less than that allowed by the Regulation for
electrical equipment of the building. Failures shall be corrected in a manner
satisfactory to the Architect and the Engineer.
Performance Test - the Electrical Contractor shall test all system of the entire
electrical installation for proper operational conditions. These conditions shall
apply to the power and lighting installation as well as low voltage and alarm,
control, signal and communication system. Where sequence operation is required,
the Electrical Contractor shall test for proper sequence and leave the entire
installation in satisfactory working condition.
Phase Test - the electrical Contractor shall determine correct rotation of all motors
and phase of the entire power installation before final connection to the line.
Final connection of main feeder buses to the main circuit breakers of the
switchgear shall only be made after correct phase in relation to Power Company's
primary line.

PART 1 – GENERAL
E. The Structured Cabling System shall support Local Area Network (LAN)
10/100/1000 BASE-T Ethernet applications capable of supporting the
provision of power to the Data Terminal Equipment via the electrically
conductive Media Dependent Interfaces as specified in the latest IEEE
802.3af “Power over Ethernet” (PoE) standard.
H. The system warranty will cover the components and labor associated with the
repair/replacement of any failed link as a result of a defective product when a
valid warranty claim is submitted within the warranty period.

The patch cords for the work area shall include the following

The size, location and provisioning of services and facilities in the (FD)
should be in accordance with ISO/IEC 11801. The FD also house the rack
mounted copper and fiber termination units or patch panels defined in the
drawings. All internal horizontal and/or backbone cables shall be
terminated on a patch panels or distribution frame.
All cabinets and racks shall be augmented with horizontal and vertical
management hardware, allowing excess patch cord lengths to be stored in
the size of cabinet, both front and rear, to properly dress horizontal cables
and patch cords.
The voice backbone cable shall be 100 ohms balance UTP multi-
pair cable in 25-pair cable configuration. It shall be Category 5e
compliant and shall meet the following specifications:

3.1 INSTALLATION
A. Each piece patch panel and outgoing cable from the patch panels shall be
labelled.

B. Warranty Period
The contractor or installer shall repair, correct or replace any defect of any
nature that may occur for a period of one year from the date of the issue of the
Certificate of Practical Completion. The period of maintenance of such repaired
work shall be extended to a period of six months. The contractor shall hold
sufficient stock of parts replacement to allow speedy repair or maintenance of
equipment.
C. Maintenance
3.4 TRAINING
1.1 The work under this Section shall be subject to the requirements of the General
Conditions and Specifications, which shall form part of this Specifications and shall apply
to all works to be performed under the Electrical Division. The contract documents,
instructions, drawings and specifications shall be considered as one. Whatever called for
by any of the documents shall be binding as if called for by all.
2.1 The work to be done under this Division consists of the fabrication, furnishing, delivery
and installation, complete in all detail of the Electrical Work at the subject premises, and
all works materials incidental to the proper completion of the project, except those portion
of the work which are expressly stated to be done by others. All works shall be done in
accordance with the governing codes, and regulations and the specifications, except
where some shall conflict with the codes, which the latter shall govern. The requirements
with regards to materials and workmanship specify the required standard for the
furnishing of all labor, materials and equipment necessary for the complete installation of
the work specified herein and indicated on the drawings. These Specifications are
intended to provide a broad outline of the required equipment and material, but are not
intended to include all details of the design and construction.
3.1 Under this Division and together with the Specifications, provide all materials and tools
and perform all the work necessary for the complete execution of the electrical system
shown on the drawings with reference to the general construction drawings as herein
specified, or both except as otherwise excluded and which, without excluding the
generality of the foregoing, shall include but not be limited to the following principal items
of work:
a.) Supply and installation of complete fire alarm system services.
b.) Painting of all exposed electrical conduits, enclosures and equipment
c.) Termination of FDAS system.
d.) Complete testing and commissioning of FDAS systems.
4.1 The work under this contract is to install according to the requirements of the latest
Philippine Electrical Code, the rules and regulations of the municipality, and the
requirements of the local power and telephone companies. Nothing contained in these
specifications or shown on the drawings shall be construed as to conflict with the national
and local ordinances or laws governing the installation of the electrical work and all such
laws and ordinances are hereby made part of these specifications. The contractor is
required to meet the requirements thereof
4.2 All permits required for this work shall be obtained by and at the expense of the
contractor. The contractor shall furnish the Architect, Engineers and the Owner the final
5.1 The contractor shall during the progress of work keep a careful record of all changes
where the actual installation differs from that shown in the construction drawings. The
engineers will furnish at cost a complete set of prints on which the contractor shall in a
neat and accurate manner make a complete record of all complete work. These drawings
shall be submitted to the engineers for approval.
After approval they shall become the property of the engineers and will serve as the
basis of the As- Built plan to be submitted by the contractor. Final payment will be
withheld until receipt of the approved record drawings.
6.1 Prepare and submit for approval to the Engineer shop drawings, fabrication drawings,
catalog cuts or brochures of materials, equipment, fixtures or devices to be furnished. Do
not submit individual sheets, catalogs or drawings, for instance, lighting fixtures should be
for all types to be supplied, rather than a few random types. After final approval by the
engineer, a sufficient number of copies shall be furnished for distribution, a copy if which
shall be included in the As-Built records for maintenance purposes.
6.2 Submit to the engineer sample boards for display of approved materials to be used like
conduits, wires, wiring devices, plate covers and/or other items as may be required by the
consultant.
7.0 COORDINATION:
7.1 This Contractor shall cooperate in every way necessary with all other trade contractors
to whose apparatus he shall connect as part of his work and provide proper work
connections and facilities for the implementation of their work. The contractor is hereby
called upon to prepare shop drawings showing details of connection to the equipment,
location of sleeves, inserts and supports as may be required for the assistance of other
contractors. Upon demand he shall furnish these drawings in adequate copies for the
information of all parties concerned and shall coordinate the preparation of these
drawings by consultation with other trades involved before submitting them. The approval
of such drawings shall not relieve the contractor in anyway from the responsibility of not
properly locating or coordinating his work with the work of others.
8.1 The plans as drawn are based upon the architectural drawings and the details and
shown condition as accurately as it is possible to indicate them in scale. The plans are
diagrammatic and do not necessarily show all details to fit actual building conditions. The
location of outlets, apparatus and appliances shown on the plans are approximate. The
contractor shall be responsible for the proper location in order to make them fit with the
architectural details and instruction from the Engineer’s representative at the site.
9.1 This Contractor shall guarantee that the entire electrical system are free from all
defective workmanship and materials; and it will remain so for a period of two years from
the date of acceptance of the work.
9.2 The Contractor shall indemnify and save harmless the Owner, the Architect and the
Engineers from and against all liability for damages arising from injuries or disabilities to
persons or damage to properties occasioned by omission of the contractor or any of his
subcontractors including any and all legal expenses or otherwise, which may be incurred
by the Owner, the Architect, or the Engineers in the defense of any claims, actions, or
suit.
10.1 Wherever herein after the word “for approval” or “approved” (make, type, size,
arrangement, etc.) are used especially in regards to manufactured specialties, or
wherever it is desired to substitute a different make or type of apparatus, shall be
submitted to the Engineer and approval secured before the apparatus is ordered or
installed.
11.1 The Contractor shall be held fully responsible for the work of any subcontractors or
manufacturer performing work or supplying materials, as it is intended that the entire
electrical work, when finally delivered to the Owner, shall be ready in every respect for
satisfactory and efficient operation.
12.0 WORKMANSHIP
12.1 The work throughout shall be executed in the best and most thorough manner under the
direction of and to the satisfaction of the Architect and Engineers, who will jointly interpret
the meaning of the drawings and specifications and shall have the power to reject any
work and materials which, in their judgment are not in full accordance therewith.
12.2 The Contractor shall have in his file, for ready access and reference a set of drawings
indicating all work as normally installed, incorporating in same all changes and additions.
Upon the termination of the contract, he shall prepare a set of drawings indicating thereon
the electrical work as actually and finally installed. These drawings shall be turned over to
the Engineers.
13.1 All materials shall be new and shall conform with any of the standards such as UL, IEEE,
NEMA, IPCEA, ASA, and ASTM, in every case where such standard has been
established for the particular type of material in question.
13.2 All materials to be used on all systems shall comply with the following specifications,
unless noted specifically and all materials when not specified shall be the best of their
respective kind.
13.3 Samples of any material to be used shall be submitted for approval to the Electrical
Engineer who prepared the design.

14.0 INSTALLATION REQUIREMENTS:
14.1 Approval of equipment and materials: All materials shall be new and meets the
requirement of the specifications and shall bear the inspection label wherever such
standards have been established. As soon as practicable after the official award of
contract and before any material is ordered, the Contractor shall submit to the Engineers
for approval, one complete list of materials, apparatus and equipment, in triplicate, giving
the manufacturer’s name, address, descriptive data, trade name of items ad rated
capacities, certified analysis, catalog number, etc., and when called upon to do so, the
complete specifications and cut of drawings of such item, of whole or portion of list, as
required and cut of drawings of such item, of whole or portion of list, as required by the
Engineers which he proposes to use or install.
14.2 Cutting and fittings: Contractor shall do all cutting and fitting required for the installation
of the work to make and join the various parts and coordinate with the work of other
trades, in accordance with the drawings and in a manner satisfactory to the Engineers.
14.3 Protection: Contractor shall effectually protect his own work from damage during and as
may be necessary after installation and shall likewise protect adjoining work of other
trades from damage resulting from the installation of electrical work.
15.1 The location of various items indicated on the drawings are presumed to be
approximately correct, but it is to be understood however, that the small scale drawings
are necessarily diagrammatic and that such locations as shown, are subject to slight
revision as the work is installed, which may be necessary to accommodate local
construction conditions. No major change shall be made, however, without the approval
in writing of the Engineers. The contractor shall examine and study the architectural scale
drawings, large scale and full size details, the approved shop drawings of other trades
and shall frequently consult with the general contractor to ascertain any changes that may
have been made and he shall be guided accordingly before establishing the precise
locations of conduit runs, pull and junction boxes and outlets for auxiliary systems.
16.1 All wires shall be copper, soft-drawn and annealed, shall be of 99% conductivity, shall be
smooth and true cylindrical form and shall be within 1% of the actual size called for.
16.2 All wires and cables shall comply with the requirements of the Underwriter’s
Laboratories, the ASTM and the IPCEA as they apply in particular.
16.3 Wires and cables for auxiliary systems shall be plastic insulated for 00 volts working
pressure, THW/TW unless otherwise noted on plans.
16.4 All wires and cables shall be color-coded and as manufactured by Phelps Dodge or
equal.
17.0 CONDUITS:
18.1 Junction and pull boxes per code gauge steel shall be provided whether or not indicated
in the plans subject to the requirements of the Philippine Electrical Code to facilitate the
pulling of wires and cables. Pull boxes in finished places shall be located and installed
only with the permission of and to the satisfaction of the Architect and Engineers. Sizes
hall be subject to the approval of the Engineer.
19.1 General: Furnish and install complete fire detection and alarm system as shown on the
plans and as covered by these specifications. All equipment shall be brand new and
conforming to recognized internationally accepted standards similar to National, Simplex
or the same brand as installed in the building
19.2 System Components:
Manual Station: This shall be inside combination box with confirmation lamp to
indicate continuity of signal from the manual station. Material shall be made from
1.2mm thick steel with bright red color finish. Signal is transmitted to control panel by
pushing the pushbutton inside the box.
Alarm Bell: This is a motor driven low-current consumption operating on 24V DC.
Bells shall be operated on the fire outbreak floor and the floor just above and below it.
In other cases it can be sounded simultaneously.
Heat Detectors: This shall be rate-of-rise and fixed temperature type. Detectors shall
be provided with a small leakage hole that will maintain the balance of pressure
thereby preventing false alarm.
20.0 CLEANING UP
20.1 The Contractor shall at all times keep the construction area, including storage areas
used by him, free from accumulation of waste materials or debris from and about the
premises. All tools, scaffolds, equipment, and materials not the property of the Owner
shall be properly disposed upon completion of the project. The Contractor shall leave the
work premises in a condition satisfactory to the Engineers and the Owner.
21.1 Contractor shall submit the following compiled/bind together, all certificate of completion
& warranty certificates, operation manual, write-ups of general electrical description
equipment and device data sheets & brochures and the Operational Procedure of the
whole electrical installation, maintenance manual detailing the Preventive Maintenance
Inspection checklist, equipment asset register with supplier’s contact numbers, test
procedure made and the commissioning test result. Also, all permit documents and as-
built electrical plan in electronic file and A3 size print shall be included.

SECTION 15400
PLUMBING / SANITARY SYSTEMS
PART 1 GENERAL
1.01 SUMMARY
A. The provisions of General Conditions apply to all work under this Section.
B. The Plumbing contractor is required to refer to all Architectural, Structural, Mechanical, Fire Protection,
and Electrical Plans and investigate all possible interference and conditions affecting his work.
A. All work shall be performed in accordance with all applicable municipal codes, laws and regulations issued
by Government Agencies and Authorities:
A. The work includes the furnishing and installation of all materials and equipment necessary to complete a
Sanitary/Plumbing System in accordance with the best practice of the plumbing trade as listed herein but
not limited to the following:
1. All sanitary, waste and venting system including grease traps and floor drains.
2. Installation of all plumbing fixtures, trims and accessories as specified by the Architect.
3. Testing for leakage of all water supply and distribution system, drains, waste, sewer and venting system.
B. All electrical power wiring except that furnished as an integral part of factory assembled equipment or as
otherwise specified herein.
A. The drawings show the general arrangement of all piping. However, where local and/or actual conditions
at the jobsite necessitate a deviation or rearrangement, the Contractor shall prepare and submit the new
arrangement for the Architect and Engineer’s approval.
B. Small-scale drawings do not possibly indicate all offsets, fittings and other parts of the system required.
The Contractor shall arrange work accordingly, furnishing such fittings, trap valves and accessories as may
be required to meet such conditions.
A. The Contractor shall submit for the Engineer’s approval four (4) copies of all complete lists of
manufacturers name of all materials he proposes to use within fifteen (15) days after award of contract.
B. The Contractor is also required to submit working drawings, shop drawings in duplicate to the Consulting
Engineer at least three (3) weeks before any fabrication is to be carried out for his approval.
PART 2 PRODUCTS
2.01 GENERAL
A. All materials to be used shall conform to the standards specified. Brand names mentioned in this
specification are only for the purpose of indicating the desired quality and design.
B. The Contractor shall assume the cost of and the entire responsibility for any change in the work as shown
on contract drawings, which may be occasioned by approval of materials other than, those specified.
A. Each length of pipe, fittings, traps, fixtures and devices used in the plumbing system shall have cast,
stamped or indelibly marked on it the manufacturer’s trademark or name, the weight, type and classes of
products so required by the standards mentioned.
B. All materials and equipment mentioned in these specifications, including all incidental items not specifically
indicated but required to complete the contract should be new and free from defects.
A. Hot and Cold Water Lines - shall be High Density PPRC Type 3 (Polypropylene Random Copolymer)
Class PN-25 Polypropylene Pipe materials. Fittings shall be fusion weld type, imported conforming to
German Technology DIN8077-8078 and ASTM 1281-93 similar to "ALFAIDRO", "PILSATHERM",
"POLYMUTAN", "REHAU", "VESBO", "BUGATTI" brand or approved equal or similar to existing / refer to
fit-out guidelines.
B. Sewer/Waste Pipes –Shall be Polyvinyl Chloride Pipes (PVC) pipes and fittings, Series 1000 II, "CROWN
PIPES","NELTEX", "EMERALD", "MOLDEX" brand or approved equal. Fittings shall be solvent cement
jointing conforming to ASTM D2564, or similar to existing / refer to fit-out guidelines.
C. Vent Lines – shall be Polyvinyl Chloride Pipes (PVC) pipes and fittings, Series 1000 II, "CROWN
PIPES","NELTEX", "EMERALD", "MOLDEX" brand or approved equal. Fittings shall be solvent cement
jointing conforming to ASTM D2564, or similar to existing / refer to fit-out guidelines.
D. FCU Drain Pipes – shall be Polyvinyl Chloride Pipes (PVC) pipes and fittings, Series 1000 II, "CROWN
PIPES","NELTEX", "EMERALD", "MOLDEX" brand or approved equal. Fittings shall be solvent cement
jointing conforming to ASTM D2564, or similar to existing / refer to fit-out guidelines.
2.04 VALVES
A. Gate Valve – shall be non-rising stem, all bronze, female threaded connection, minimum of 150 psig
working pressure, “KITZ” brand or approved equal.
2.05 JOINTING
B. PVC Pipes and Fittings – PVC cement or as per Manufacturer’s recommendation, conforming to
ASTM 2729-71 and ASTM D2564.
C. Dielectric Unions – dissimilar pipe connection to prevent galvanic action and corrosion.
A. Water Hammer Arrester – shall be copper body with threaded brass, piston type, max static
pressure 250 psi, max spike pressure is 400psi, “PPP” brand or approved equal.
2.07 CLEAN-OUTS
A. Clean-out shall be of the same size as the pipe, the location of which is extended to an easily accessible
place.
2.08 VALVES
A. Horizontal runs of pipe shall be hung with adjustable wrought iron or malleable iron pipe hangers spaced
not over 3m apart.
B. Hangers shall have short turn buckles or other approved means of adjustment.
C. Inserts shall be of cast steel and shall be of type to received a machine bolt or nut after installation.
D. Vertical runs of pipe shall be supported by wrought iron clamps or collars spaced not more than 9m apart.
E. Water and Vent Pipes, 65mmφ and larger, band type 6.1mm x 25mm flat mild steel or black iron with
15mmφ round rod with plates and nuts. 50mmφ and smaller split ring type with 10mmφ iron rods with
insert plates, toggle bolts, clamps or expansion shield.
A. Pipe sleeves shall be installed and properly secured in place at all points where pipes pass through
masonry or concrete.
B. Pipe sleeves shall be of sufficient diameter to provide approximately 6.4mm clearance around the pipe of
insulation.
C. Pipe sleeves in walls and partitions shall be of cast iron, wrought iron or steel pipe. Pipe sleeves in
concrete beams or concrete slabs shall be wrought iron or steel pipe.
D. Pipe sleeves on footings shall be cast iron or steel and shall be not less than 100mm larger in diameter
than the pipe to be installed.
E. Where pipes pass through water proofing membrane, the sleeves shall be provided with integral flange or
clamping device to which a flashing shield can be soldered.
F. The space between the pipes and sleeves shall be made watertight by inserting a picked oakum gasket
and filling the remaining space with poured lead caulking thoroughly.
A. Furnish and install where indicated on the drawings grease interceptor (traps) with a flow rate of 10.0
gpm to serve kitchen sinks, “JPI” brand.
B. Overall efficiency of the interceptor shall not be less than 90% when operating at the specified rate of
flow.
2.12.1 GENERAL
A. All equipment shall be supplied from reputable firms engaged in the manufacture of each particular items.
The entire assembly as installed shall be given a start-up and test run to prove that all the specifications
have been met before acceptance by the Owner. The test duration shall be 24 hours. Submittal of the
Certificate of Test to the Owner shall be a condition of final payment.
B. The specifications herein stated are basic guide only. Other items not so indicated but which are
obviously necessary for the proper operation of system as intended shall be supplied in accordance with
accepted engineering standards.
C. The equipment shall be guaranteed for a period of at least one (1) year of trouble free operation. Supplier
shall certify the availability of spare parts locally and service in case of system breakdown within a period
of at least three (3) years. Manual of operation and maintenance and lists of spare parts shall be supplied
together with the equipment.
D. The supplier shall submit at least two (2) copies of pumps performance curves showing among others, the
pump rating and pump efficiency, properly marked thereon.
E. Accessories to be supplied for each group shall include one (1) non-slam type check valve, and two (2)
gate valves, of size equal to the pump discharge and suction, rated 150 psi. One (1) pressure gauge for
each set of pumps and pipe fittings necessary for complete installation shall be provided. The pressure
gauge shall be 100mm face diameter, reading from 0 psi (0 kg/cm) to 100 psi (7 kg/cm).
F. Price quoted shall include cost delivery of all quoted items to the jobsite. Pump and motor installation
dimension drawings shall be submitted together with the quotation.
G. The brand, names, and place of manufacture of pump, motor, valves, controls and all accessories where
applicable shall be indicated in the quotation. Description of pump impellers shall also be included.
H. A metal nameplate indicating in indelible letters the correct specifications of the pump and motor shall be
properly attached to the assembly at a location such that the information written thereon can be
conveniently read by all concerned.
PART 3 EXECUTION
3.01 GENERAL
A. Piping shall be installed as shown on the drawings, as recommended by the manufacturer and as directed
during installation, straight and direct as possible, forming right angles or parallel lines with building walls
and other pipes, and neatly spaced. Erect pipe risers plumb and true, parallel with walls and other pipes
neatly spaced.
B. All piping shall be properly supported or suspended on stands, clamps, hangers, or equivalent of approved
design. Supports shall be installed in such a manner to permit pipe free expansion and contraction while
minimizing vibration.
C. Do not install pipe in a manner, which interferes with other pipes, ducts, conduits, equipment and
adjacent structures of the building.
D. The arrangement, positions and connections of pipes, fixtures, drains, valves and the like, indicated on
the drawings shall be followed as closely as possible.
E. The responsibility for accurately laying out the work and coordination of installation with other contracts
rests with the contractor. Any field layout interferences that occur shall be reported immediately to the
Architect.
F. All pipes shall be cut accurately to measurements and shall be worked into place without springing or
forcing. Changes in pipe sizes shall be made with reducing fittings.
G. Roughing-in for pipes and fixtures shall be carried along with the building construction. Correctly located
openings of proper sizes shall be provided where required in the walls and floors for the passage of pipes.
All items to be embedded in concrete shall be thoroughly cleaned and free from all rust, scale and paint.
H. Pipes shall not pass through columns, footings, beams of ribs, except where noted on the drawings.
A. All pipes shall be reamed before threading. All screw joints shall be made with graphite and oil or with an
approved graphite compound applied to male threads only. Threads shall be full out, and not more than
three threads on the pipe shall remain exposed.
B. Caulking of threaded joints to stop or prevent leaks will not be permitted. Use 3M pipe thread sealant or
equivalent on all G.I. or steel pipe screwed on threaded joints.
A. Keep all horizontal runs of piping, except where concealed in partitions, as high as possible and close to
the wall.
B. Piping shall be properly graded or pitched to insure easy circulation, drainage and prevent water hammer
and noise. Slopes as follows unless otherwise indicated.
C. Hot and cold water lines shall pitch, up in the direction of flow at 1 inch in 60 feet horizontal run.
D. Maintain a minimum of 6mm per 300mm pitch but in no case flatter than 3mm per 300mm run for all
sanitary soil, waste and leader lines.
A. All exposed metal surfaces shall be rid of grease, dirt or other foreign materials.
B. Chrome or nickel plated piping, fittings and trimmings shall be polished upon completion.
C. All equipment, fixtures, valves and fittings shall be cleaned of grease and sludge which may have
accumulated. Any stoppage or discoloration, or other damage to parts of the building, its finish or
furnishings due to the system shall be repaired by the Contractor.
D. All exterior surfaces of piping to be installed in or through concrete floor fill or tile floors, and underground
shall be given one coat of acid resisting paint having a bituminous base.
E. Pipe hanger supports and all other iron works in concealed spaces shall be thoroughly cleaned and
painted with one coat of asphalt varnish.
F. Finish and all other iron works shall be as directed by the Architect.
A. Slip joints shall be permitted only in trap seals or on inlet side of the traps.
B. Tuckers or hub drainage fittings shall be used for making union connections wherever practicable in
connect ion with dry vents.
A. The entire system of drains, waste and vent piping inside the building shall be tested. Water test shall be
in accordance with the Plumbing Code. Every portion of the system shall be tested to hydrostatic pressure
equivalent to at least 1.5m headwater. After filling, water supply shall be shut-off and allowed to stand ½
hour under test, during which time there shall be no drop greater than 100mm.
B. Upon completion of the roughing-in and before setting fixtures, the entire cold-water ping system shall be
tested 150 psi for a period of two hours before covering.
C. Where a portion of the water piping system is to be concealed before completion, this portion shall be
tested in a manner similar to that described for the entire system.
D. The Contractor shall furnish and pay for all devices, materials, etc. labor and power required in connection
with all test. All tests shall be made in the presence and satisfaction of the Consulting Engineer.
E. Defects disclosed by the test shall be repaired of if required by the Consulting Engineer or his
representative, defective work shall be replaced without extra charge to the Owner. Test shall be repeated
as directed until all works are proven satisfactory.
F. The Contractor shall also be responsible for the other trades that may be damaged or distributed by the
tests or the repair or replacement of his own work and shall restore the damage to its original condition
without extra cost to the Owner.
G. The Contractor shall notify the Consulting Engineer at least a week in advance of making the required
tests.
H. All repairs to piping shall be made with new materials at the expense of the Contractor.
A. If the inspection or test shows any defect, such defective work or material shall be replaced and the test
shall be repeated until satisfactory to the Architect.
B. All repairs to piping shall be made with new material at the expense of the Contractor.

A. The entire water system shall be thoroughly flushed and disinfected with chlorine before it is placed in

B. Chlorine shall be liquid chlorine or hypochlorite (HTH) and shall be introduced in to the water lines in

C. Chlorine dosage shall be to provide no less than 50ppm of available chlorine and allowed to stand for 24
hours, after which the system shall be flushed with potable water until the residual chlorine content is
about 0.2ppm. All valves in the system shall be opened and closed several times during the chlorinating
period.
D. The Contractor shall furnish and pay for all devices, chlorine materials labor and power required for
disinfection purposes.
A. All piping shall be adequately and durably identified by distinctive colored paints as follows:
A. The following equipment if furnish by the Contractor in any section of the specifications shall guaranteed
against defective design, materials and workmanship for a period of one (1) year from the date of final
acceptance.

replaced by the Contractor at his own expense.
3.11 RESPONSIBILITY
A. The Contractor shall be responsible for the coordination among different trades on the job in order to
finish the work in the least possible time, in strict accordance with the plans and specifications.
B. Throughout the construction period open ends of all installed pipelines shall be kept closed by temporary
plugs.
C. Drainage lines shall not be used to conduct dirty construction wash waters especially those with cement
mixes to avoid possible clogging.

FIRE PROTECTION SYSTEM
1.01 SUMMARY
B. The sub-contractor for the Fire Protection Works is designed as the Contractor in this
Division.
A. The work covered in this contract shall conform to the specifications, standard codes, ordinances
issued by the authorities, and requirements of the following:
B. All construction permit and fees required for the work shall be obtained by and at the expense of the
Contractor. The Contractor shall furnish the Architect, the Engineer and the Owner final certificates of
inspection and approval from the proper government authorities after the completion of the work.
C. The Contractor shall obtain all necessary allowances, pay royalties, etc. In connection with the use of
any patented device or system and shall save the Owner harmless from any claim or lawsuit arising
from such use.
A. The Contractor shall furnish all materials, equipment, tools, labor and services necessary for the
complete installation of Automatic Fire Sprinkler System in strict accordance with the technical
specifications and drawings, complete and ready for use.
The work essentially shall include, but shall not necessarily be limited to the following items:

B. Test requirement laid out in the standards for the installation of sprinkler system NFPA-13 shall be
performed prior to the approval of the work.
C. Isolated leak tests or partial tests of areas may be performed prior to installation of ceiling materials
in the area to preclude any damage there at during total system final tests.
D. The Contractor shall furnish the Owner a written statement to the effect that the work covered by the
Contract has been completed and tested, before requesting for final approval of the installation by
the Fire Department Authority.
A. The Contractor shall be held fully responsible for the work of any manufacturer or sub - contractor
supplying materials to or performing work for; as it is intended that the entire Fire Protection System
shall be ready in every respect for satisfactory and efficient operation when finally delivered to the
Owners.
B. The Contractor shall assume full responsibility and shall provide the services of a qualified Engineer to
supervise the complete installation of equipment and to conduct the final acceptance tests.
C. The work throughout shall be executed in the most thorough and satisfactory manner in accordance
with the best practices of the trade.
A. Prior to installation, the Contractor shall submit data for approval showing that he has successfully
installed fire protection system and equipment of the same type and design as specified herein or
have at least five years of experience in installation of system of this type and be familiar with
applicable local laws and regulation.
B. Has been regularly engaged in the servicing, installation and testing of automatic sprinkler system.
C. The Contractor shall show at least two installations including the names and locations of the project
he has installed. He should indicate the type of each system and certify that each system has
performed satisfactorily in the manner intended for a period of not less than eighteen months.
D. Submit certificates of each welder’s qualification prior to site welding; certification shall not be more
than one year old.
PART 2 PRODUCTS
2.01 MATERIALS
A. Materials and equipment shall conform to the respective publications and other requirements specified
herein.
A. Furnish and install as indicated portable fire extinguisher, wall hung or wheeled extinguishers of the
type, rating and size, as shown in the drawings. Units shall be approved by the Fire Department
having jurisdiction and UL listed. Mounting shall be inside fire hose cabinets and as shown on
drawings. “AMEREX” “KIDDE” brand or approved equal.
A. Where American Standards are specified, other approved national or local standards may be
acceptable, provided copies of these standard Specifications are forwarded to the Engineer for his
written approval.
B. Black iron, schedule 40 pipes, ASTM A-53 for pipe sizes 150 mm φ and above only (wet and dry).
“SUPREME” brand.
Black iron, schedule 40 pipes, ASTM A-120 for inside building installations (feed mains, cross mains
and branch lines). “SUPREME” brand.
C. Sprinkler system fitting shall be extra heavy pattern. Whenever a change in pipe size is made, one
piece of reducing fitting shall be used. Provide mechanical grooved couplings at riser pipes of every
floor.
E. Steel pipe flanges mating with steel equipment flanges shall have the same facing as mating flange.
F. Screwed union shall not be used on pipes larger than 50 mm (2”). Coupling and unions of pipes other
than screwed type shall be of types approved specifically for sprinkler used.
A. Sway Bracing: Steel flat bars, structural grade 7 mm minimum thickness, with corrosion protection;
shape / type as shown on plans.
B. Pipe Hangers: Steel flat bars, structural grade, 7 mm minimum thickness, with corrosion protection,
shape as shown on plans and 13 mm diameter bars with corrosion protection as shown on plans.
A. MATERIALS:
A. These signboards shall be made of gauge No. 14 black iron sheet with baked enamel finish and letter
instruction as shown on the plans. Additional signboards shall be mounted on the unobstructed for
easy identification reading. Paints shall be basically gloss fire red and white.
PART 3 EXECUTION
1.01 INSTALLATION
A. Unless otherwise indicated or specified, all materials and equipment shall be installed in accordance
with the manufacturer’s recommendation and in accordance with NFPA 13. Cutting structural members
for passage of pipes and pipe hangers fastening will not be permitted. The system shall be installed by
an experience firm regularly engaged in the installation of fire protection sprinkler system in accordance
with NFPA standards. The Owner rejects any proposed installer who cannot show evidence of such
qualification. The Owner’s approval will not relieve the contractor from his responsibilities to perform all
work in accordance with specification and contract terms.
A. Pipe used shall not be subject to a working pressure in excess of 25% of the hydrostatic pressure test
required by ASTM A-53.
B. All side piping shall be installed by means of screwed or flanged fittings. Flanged joint shall be used at
all sprinkler risers and provided with 1.6mm thick long fiber asbestos, cross-laminated gasket “cranite”.
D. All welding shall be “shop welding” only and shall be done by electric arc welding process.
E. Special couplings, grooved couplings, and flexible connecting approved for use in sprinkler system may
be used in place of unions and flanged connections where applicable.
F. Fittings for aboveground piping shall be of the type specifically approved for use in sprinkler system.
Bushings shall be used only where standard fittings of the required size are not available. The use of
bushings is further restricted to the requirements of NFPA 13.
G. Reductions in pipe sizes shall be made with one piece reducing fittings. Single bushings of the face type
will be permitted. Where used, face bushings shall be installed with the outer face flush with the face of
the fitting opening being reduced. Bushings shall not be used in elbow fittings, in more than one outlets
of a cross, or where the reduction in size is less than ½ inch.
H. The recommended methods and requirements for supporting of hanging pipe, as set forth in NFPA 13
shall be mandatory.
I. Escutcheons shall be provided at all finish surfaces where exposed piping passes through floors, walls,
or ceiling. Escutcheons shall be fastened securely to pipe and shall be chromium-plated iron or
chromium plated brass, either one-piece or split pattern, held in place by internal spring tension or set
screw.
J. Protection of piping against earthquake damage shall be provided. Methods of protection shall be in
accordance with applicable requirements of NFPA 13 and Appendix A with the exception that the
“Earthquake Zones” map of Appendix A shall not apply to this project.
A. Pipe passing through concrete or masonry walls or concrete floors shall be provided with pipe sleeves
fitted into place at the same time of construction. Each sleeve shall extend through its respective walls
or floor, and be cut flush with each surface. Sleeves in bearing walls, waterproofing membrane floors,
and wet areas shall be steel pipe or cast iron pipes. Sleeves in non-bearing walls, floors, or ceiling may
be steel pipe, cast iron pipe, or galvanized sheet metal with lock-type longitudinal beam.
B. Minimum clearance between the pipe and sleeve shall not be less than 25 mm (1”) for pipes, 25 mm
(1”) to 89 mm (3-1/2”) and 50 mm (2”) clearance between pipes 100 mm (4”) and larger. The
clearance between pipes and sleeves shall be filled with non- - combustible flexible materials such as
asbestos rope and furnished with semi-hardening mastic flush.
C. Floor sleeves shall extend at least 76 mm (3”) above the top of the wearing surface.
D. Drains, fire department connections, test manifolds and other auxiliary piping connected to risers shall
not be cemented into walls or floors.
1. Adequate sway bracing shall be provided to oppose longitudinal or transverse pipe movements.
Lateral bracings shall withstand a force equal to 50% of the weight of the water contained in
piping, valves and fittings.
2. Piping anchorages shall not be secured on two (2) dissimilar parts of the building, which will
move differently.
B. Hangers Installation:
1. Approved inserts may be used for the support of hangers, anchorages in concrete. Expansion
shield should be used in a horizontal position on the sides of concrete beams and shall be above
the bottom reinforcements.
3. When pipes 100mmφ diameter and larger are supported in the vertical position, the supports
shall be at a minimum spacing of 3.0 meters (10’) on center. Holes in concrete for expansion
shield shall be made of the proper size and depth, as specified for the type of shield used, to
provide a uniform contact with the shield over its entire length and circumference.
4. Maximum distance between hangers shall be 3.65 meters (12’) for size mm (1”). Provide at
least one hanger for each length of branch line, one between each two cross main branches,
one hanger for each 4.75 meters (15’) length of feed mains. The distance between the hanger
and the centerline of upright sprinkler shall be not less than 76 mm (3”).
A. Sprinkler heads, valve stems and the like shall not be painted.
B. After installation and test and before the installation of ceiling fixtures or boards, all piping shall be
prime painted and coated with two coats of gloss red quick drying enamel.
A. The Contractor shall conduct tests in the presence of inspector or authority having jurisdiction (The
Philippine Fire Protection Association of Fire Protection Associates).
B. To remove foreign materials, which may have entered the piping during installation of it, flushing or
underground connection is required before sprinkler piping is connected.
C. Hydrostatic Tests:
1. Tests pressure not less than 200 psi on system pressure plus 50 psig for two hours.
2. No visible leakage for inside sprinkler piping will be allowed. Fore underground mains and
laid - ins, exceeding the permissible leakage or joints necessary repair shall be made.
3. All control valve water pressure to insure proper operating tests. Use clean, non -
corrosive water.
4. Fire connection shall be tested.
A. Testing of drainage facilities shall be made by opening the main drain valve while the control valve is
wide open.
B. Test certificate shall be filled out and signed by the Owner’s and Contractor’s representative.
C. System operations and maintenance chart shall be submitted to the Owners upon completion of the
Contract. This shall include, among others, the locations of the control valves and care of the new
equipment.
A. The plans as drawn should show conditions as accurately as it is possible to indicate them in scale. The
plans are diagrammatical and do not necessarily show all fittings, etc. necessary to fit the building
conditions. The locations of valves, fittings and the fixture shown on the plans are approximately. The
Contractor shall be responsible for the proper location in order to make them fir with architectural
detains and instructions.
B. The Contractor shall complete the work herein described in accordance with the specific schedules set
by the Owners in accordance with General Contractor’s Schedule of Work.
2.04 GUARANTEE
A. The Contractor shall guarantee that the installed sprinkler system complies with the requirements of the
authorities and free from all defective workmanship and materials and will remain so, for a period of
one (1) year from the date to final inspection and acceptance of the work. The Contractor at no
additional cost to the Owner shall correct any defect appearing within one year.
A. The Contractor shall provide temporary fire protection system during the construction period. This shall
be of sufficient capacity to put any fire that may break out at any floors due to construction operations.
This is in addition to temporary fire extinguisher required.
B. The Contractor shall identify and save the Owner, the Architect and the Consulting Engineer Harmless
from and against all liabilities for damage to property occasioned by any or omission of this Contractor
on any of this Sub-contractors, including any and all expenses, legal or otherwise which may be insured
by the Owner, the Architect or the Consulting Engineer, in the defense of any claims, action or suits.
