entitled to Rent from the Lessee and the Lessee shall not be liable to pay any Rent. However. all other

2. RENT, STATUTORY AND REGULATORY PAYMENTS


2.1 In consideration of the Lessor(s) leasing the Premises to the Lessee, and on unhindered exercise by
the Lessee of any and all of its rights, privileges and benefits under the law and this Lease Deed and
subiect to the terms herein read along with the T&s, from the Lease Rent Commencement Date the
Lessee will pay to the Lessor(s), monthly rent as per the amount specifically mentioned in the Table A in
the Partl of this Lease Deed (hereinafter referred to as the "Rent") by the 10th working day for thbe same
month by Bank Transfer, and in exceptional circumstances by way of by cheque / demand draft at the sole
discretion of the Lessee.This Rent is the consideration by the Lessee for any and all rights of the Lessee

at any time during the term of the lease, the Premises or any portion thereof is rendered unfit for use by
Force Majeure event or otherwise, in that event the Lessor(s) shall allow the Lessee an abatement of all
or part of the Rent payable for the Premises,proportionate to the extent and duration of the damage, until
the whole of the Premises becormes fit for use. In the event the damage caused is not repaired by the
Lessor(s) within 7 days of the Lessee's notice to this effect, the Lessee without prejudice to its right to
