CONTRACT AGREEMENT
1. THE DATE OF AGREEMENT
This agreement is made between Client and Contractor on 08/16/2024

2. Client Name: A2-21 1333 NORTH MARKET LLC

3. PROJECT DESCRIPTION/LOCATION.
Client hereby engages Contractor to supply labor and/or materials as follows:

1. Clean all flat roof.


2. Remove all grave.
3. Install torch down rolls.
4. Troch it down.
5. Install new roof boot.
6. Install new bents.
7. Fix all metal beams that are bent.
8. Fix all concrete ceiling.

at the property located at:

All Work will be conducted in a manner consistent with the Construction Industry Quality Standards which are
in effect at the time of the Agreement signing.

4. CONTRACT PRICE
Client agrees to pay Contractor the total price of: $ 37,000 dlls
subject to modification for Changes (if they may occur) for the labor and material furnished pursuant to this
Agreement as follows:

A Down payment of $ 14,800 dlls (40 % ) shall be made upon the signing of this
Agreement; if for any reason the customer decides to cancel a job this down payment is non-refundable.

Progress payments shall be made as follows: The remaining amount: $22,200 dlls (60%) balance due upon
competition.
The Final payment shall be due at the Substantial Completion of the work (as defined in Section 3(a)
of the Home Improvement Agreement Standard Terms and Conditions).

5. CHANGES
No changes, additions, alterations, deviations or extras to the Work shall be made without a written Change
Order signed by the Client and Contractor, specifying the change to any labor and materials by the Builder, the
amount to be paid by Client and the change, if any, in the time of performance, including changes necessary to
conform to codes, laws or regulations required by any utility or government authority, or to address existing
conditions of the Project Site unknown to the Contractor at the time Contractor signs this Agreement. All
Change Orders shall be incorporated as part of this Agreement. Client understands and agrees that changes may
extend the time of performance.

6. AUTHORITY TO CONTRACT FOR THE WORK


The Client shall represent to the Contractor that he/she has the legal ability to authorize the Work done at the
Project Site.

7. DEFAULT PRIOR TO START OF CONSTRUCTION


In the event Client fails to fulfill Client's obligations under this Agreement, Contractor will be entitled to
receive payment for any time and material costs incurred by Contractor.

8. PROJECT TIME
Contractor shall commence work within working days after all the following occur: (i) this Agreement is
signed by Client and Contractor; (ii) the down payment is received by Contractor from Client; (iii) the site is
ready and available for the Contractor to commence the Work;. Substantial Completion shall occur on or before
4-8 working days thereafter, subject to the terms of this Agreement.

9. SIGNATURES
The signature of either Client (if more than one) subsequent to the signing of this Agreement shall be sufficient
for all purposes under the Agreement, including Change Orders, if any.

10. ENFORCEABILITY
If any part of this Agreement is found to be unenforceable, it shall not affect the enforceability of the remainder
of this Agreement. The failure of either party to enforce any term or condition of this Agreement shall not
constitute a waiver of any other breach of any right, claim, term or condition of this Agreement.

11. ENTIRE AGREEMENT


This Agreement, along with the Home Improvement Agreement Standard Terms and Conditions, constitutes
the entire contract of the parties. It is expressly agreed that no statement, arrangement, warranty, or
understanding, oral or written, express or implied, will be recognized unless it is stated in, or otherwise
permitted by, this Agreement. Client warrants that the person executing this Agreement and any subsequent
change orders, has legal authority to do so, including obligating the Client to a marital purpose debt, if married.
Client acknowledges review and approval of the entire Agreement before execution. This Agreement is not
assignable by either party without the other's consent.

12. ACCEPTANCE
NOTICE OF RIGHT OF CANCELLATION: THIS AGREEMENT MAY BE CANCELLED
UNILATERALLY BY THE CLIENT BY NOTIFYING THE CONTRACTOR IN WRITING WITHIN
THREE (3) CALENDAR DAYS AFTER SIGNING THIS AGREEMENT. IN THE EVENT OF
CANCELLATION OF THIS AGREEMENT BY THE CLIENT THEREAFTER, CONTRACTOR SHALL
RECEIVE IMMEDIATE REIMBURSEMENT FROM THE CLIENT FOR ALL COSTS AND EXPENSES
INCURRED TO THAT DATE.

13. WARRANTY
Company warrants all work will be performed in a good and workmanlike manner. All materials used in the
project will be new and of good quality; and all work will be completed as defined in project description. Any
warranties for parts or materials are subject to specific manufacturer terms on such products. This warranty is for
up to 10 years after repair has been performed.

This warranty shall be null and void if any of the following conditions occur:

A. Payment in full is not received within 3 days of job completion.

B. The structure has been modified, damaged or altered.

C. The structure piers have been undermined by water intrusion caused by any means causing heaving, soil erosion and soil movement
(including but not limited to: plumbing leak, negative drainage).

D. Acts of God or nature, fire, explosion, riot, civil commotion, terrorism, vandalism, malicious mischief, blasting, smoke, water damage,
steam or water escape, windstorm, hail, lightning, ice, snow, falling trees or other objects, hurricane, tornado, aircraft, vehicles, flood, mud
or mud slides, sinkholes, mine subsidence, faults, fissures, crevices, earthquake, land shock waves or tremors occurring before, during, or
after volcanic eruption, or by any other external cause, whether sudden or gradual; damage resulting directly or indirectly from: flood,
surface water, waves, tidal water, overflow of a body of water, (whether wind driven or not), water which backs up from sewers or drains,
water below the surface of the ground (including water which exerts pressure on or leaks through a building, sidewalk, driveway,
foundation, swimming pool, or other structure) wetlands, springs or aquifers quality or pot ability of water.

E. Any loss or damage caused by buried debris, underground springs, sinkholes, mine shafts, uncontrolled fill or other anomalies.
