EXTRA-JUDICIAL SETTLEMENT WITH ABSOLUTE
SALE
KNOWN BY ALL MEN THESE PRESENTS:
This Extra-judicial Settlement with Absolute Sale, made and executed
this ______day of ____________ 2024 at __________________, Philippines, by and
among:

WITNESSETH, that:
WHEREAS, we are the sole heirs of the deceased TOMAS and PAULINA
PASCUA who are both deceased;
WHEREAS, TOMAS and PAULINA PASCUA died intestate, without Will or
Testament, and without any outstanding debts in favor of any person or
entity;
WHEREAS, TOMAS and PAULINA PASCUA were the absolute and
registered owners of one parcel of land located at ___________________ and
property boundaries: see attached tax declaration of real property of the City
Assessor’s Office of Candon City, Ilocos Sur, containing an area of TWO
THOUSAND TWENTY TWO (2,022) square meters, more or less;
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of
the Philippines, and being with full capacity to contract, we do hereby
ADJUDICATE unto ourselves the parcel of land described above, in equal
shares after deducting all expenses relative to the sale of said property.
FURTHER, FOR AND IN CONSIDERATION of the sum of ONE
MILLION PESOS (Php1,000,000.00), Philippine Currency, the receipt
whereof is hereby acknowledged in full sum from
_______________________________ Philippines, we do hereby SELL, TRANSFER,
CONVEY and DELIVER, IN A MANNER ABSOLUTE AND IRREVOCABLE,
in favor of the said ___________________________ her heirs, assigns and
successors-in-interest, the property above described;
That we hereby warrant the property herein sold, conveyed and further
declares that the same is free and clear of all liens and encumbrances of any
kind whatsoever;
That thirty (30) days prior to this sale, the SELLERS gave notice, as
provided for by Art. 1623 of the Civil Code of the Philippines, to all possible
redemptioners about the sale, but none was interested in buying the same
except herein BUYER.

foregoing Extra-Judicial Settlement with Absolute Sale of the property

and their instrumental witnesses on each and every page hereof, and they
acknowledged to me that the same is their free and voluntary act and deed.
