A. Project Description
B. Contract(s):
1. 101 Site: The scope of this Contract is intended to include all layout, site demolition
and removals, earthwork outside new and existing building footprints, sub base
preparation of new building pads, dewatering, sub base courses for roads, parking areas
and sidewalks, asphalt paving and concrete paving, site storm and sanitary sewers,
fencing, traffic and parking markings, and site signage, topsoil stripping, stockpiling and
distribution, athletic field work, landscaping and associated General Requirements
required to produce a complete project.
2. 102 Foundations & Flatwork: The scope of this Contract is intended to include all
layout, licensed surveying, building foundation excavating and backfilling, shoring,
dewatering, sub base courses for foundations and slab-on-grade, formwork,
reinforcement, concrete, embedded metal fabrications, water/damp proofing, vapor
barrier and perimeter insulation, expansion controls and joint sealants and associated
General Requirements required to produce a complete project.
3. 103 Structural Steel & Metal Decking : The scope of this Contract is intended to
include layout, all components of structural steel frame and related appurtenances, hung
lintels, certain metal fabrications, metal decking with related appurtenances, roof opening
framing, roof top unit support framing, erection of all components, touch up painting of
primed surfaces and associated General Requirements required to produce a complete
project.
4. 104 Building Shell: The scope of this Contract is intended to include layout, all
exterior and interior masonry, reinforcement, metal fabrications, embedded metal
fabrications, carpentry, roofing, roofing accessories and flashing, curtain walls,
aluminum framing, storefronts, glazing, windows, hollow metal doors and frames,
hardware, GWB systems, louvers and vents, joint sealants and associated General
Requirements required to produce a complete project.
5. 105 Interior Construction: The scope of this Contract is intended to include layout,
asbestos abatement and demolition, metal fabrications, building insulation, carpentry,
hollow metal work, wood doors and frames, access doors, hardware, GWB systems,
millwork, flooring, entry mats, ceilings, painting, special wall finishes, fire proofing, fire
protection equipment, fire stopping, interior equipment, cleaning, elevator and associated
General Requirements required to produce a complete project.
6. 106 Plumbing: The scope of this Contract is intended to include all layout, new and
renovation, all extensions of existing plumbing and natural gas systems, excavation and
backfilling, sleeves, cutting and patching, concrete, removals, piping systems,
identification, hangers and supports, cleanouts, roof and floor drains, valves, wall
hydrants, fixtures, insulation and associated General Requirements required to produce a
complete project.
7. 107 Mechanical: The scope of this Contract is intended to include all layout, new
and renovation HVAC work, all extension of existing HVAC, excavating and
backfilling, sleeves, cutting and patching, temporary protection of existing systems,
HVAC piping systems, anchors and supports, valves, hydronic system and accessories,
fittings, cabinet unit heaters, ductwork, kitchen exhaust ductwork, fire and smoke
dampers, grilles, registers, diffusers, filters, unit ventilators, roof ventilators, controls,
insulation and associated General Requirements required to produce a complete project.
8. 108 Electrical: The scope of this Contract is intended to include all layout, new and
renovation, all extensions of existing electrical systems, excavation and backfill, sleeves,
cutting and patching, concrete, removals, raceways, raceways, fire stopping, underground
ducts and manholes, low voltage wires and cables, control transmission media, boxes and
cabinets, wiring devices, identification, switchgear, switchboards, grounding, panel
boards, luminaire systems, lighting controls, fire alarm systems, public access system,
telecommunications, CCTV, snow melting cable system, testing and associated General
Requirements required to produce a complete project.

C. Included in Contractor's base bid (additional to amounts of allowances) are costs for:
01045 Cutting and Patching: Responsibility for cutting, fitting and patching required to complete the
work.
01051 Grades, Lines and Levels: Responsibility for laying out the work. Existing site surveys will be
provided by the Owner, for information of the Contractors/Subcontractors.
01060 Reference Standards: Publications which include minimum requirements set by authority,
custom, or general consent; establishing accepted industry criterion.
01070 Abbreviations: Acronyms of construction association, codes, and reference specifications;
abbreviations used on drawings.

01100 Alternates: This section describes the changes to be made under each alternate.
A. Alternate proposals shall include the difference in price (addition or deduction) from the Base
Bid, for substituting, omitting or adding to materials or construction required by the Bidding
Documents as part of the Base Bid construction work.
B. The difference in price shall include all omissions, additions, adjustments of all trades as may
be necessary because of each change.
1. [TO BE SPECIFIED] Contractor shall furnish, install and maintain temporary power and
lighting system. Owner shall pay electric energy costs (Allowance in Base Contract for
consumption costs).
2. All contractors provide and maintain temporary power extensions and equipment from
building’s permanent electrical system.

maintain additional electric service if needs exceed capacity of electric service provided;
provide higher wattage lamp where required.
B. Temporary Water:
1. [TO BE SPECIFIED] Contractor shall provide and maintain 3/4" hose bib(s), centrally
located throughout Project Site(s), for the use of all Contractors, including paying all
costs for installation, fees, permits, usage and maintenance. Obtain temporary water from
existing facilities at each site. Provide temporary water by water truck, storage tanks or
other similar methods prior to the time that piped water service is available.
2. All Contractors: Pay the cost of keeping the temporary water system operational after
regular working hours or on a Saturday, Sunday or holiday. Provide all hose and other
extensions from connections and all labor, materials and supplies required to supply
water.
1. [TO BE SPECIFIED] Contractor shall provide and maintain ample chemical toilet
accommodations for all persons employed on the Project.
2. When toilet rooms are substantially completed and ready to be used as temporary toilets,
[TO BE SPECIFIED] Contractor shall provide same in two (2) separate rooms (male and

a. Permanent fixtures upon the written approval of Architect and CM.
b. Contractors are expressly forbidden from using the existing facilities.

D. Materials Hoists: All contractors shall furnish, install, maintain and operate, at the expense of
each Contractor, all hoisting requirements.
E. Temporary Elevator Service for Workmen or Materials: The Contractor shall not utilize
permanent elevators during construction on this project.
F. Temporary Enclosures
1. In the event [TO BE SPECIFIED] Contractors fail to provide their respective portion of
the weathertight, insulated enclosure of the building by the dates specified in the
Milestone Schedule, utilizing the permanent building enclosure systems, the delinquent
contract shall provide an equivalent level of weathertightness and insulation by utilizing
temporary enclosure system.
2. Each Contractor shall provide and maintain any temporary enclosures necessary to
properly execute the Work prior to the dates specified in the Milestone Schedule.
G. Temporary Fence Enclosures: Minimum 6 ft. high chain link fabric fence provided and
maintained by [TO BE SPECIFIED] Contractor, including concrete “jersey” barriers where
required.
H. Temporary Roadways, Staging Areas and Parking Areas: [TO BE SPECIFIED] Contractor
temporary roadway, staging areas and parking area work.
1. Each Contractor shall wash all tires of mud and debris prior to entering onto a permanent
roadway or parking lot, and remove, at least once each day, all dirt and debris which may
collect on permanent roadways.
2. [TO BE SPECIFIED] Contractor shall power wash all permanent roadways at the
completion of earth-moving operations.
J. Traffic Control: In the event that work under a Contract requires any street closing or traffic re-
routing, that Contract shall make all necessary arrangements with the local and state traffic
authorities, provide and implement all traffic control plans, pay all fees and costs, and acquire
all permits.
K. Maintenance of Temporary Roadways, Staging Areas and Parking Areas: [TO BE SPECIFIED]
Contractor shall continuously maintain all temporary roadways, staging areas and parking areas
free of snow, ice, water, dust and mud including, but not limited to, regular regrading of stone
surfaces and provision of additional stone as directed.
L. Water Control: [TO BE SPECIFIED] Contractor provide, maintain and operate pumps and other
services as required to keep the Work free of water at all times.
1. All Contractors shall dispose of all water with due care; shall not infringe on the rights of
others on the Site, of adjacent property owners and of the public; and shall pay all cost in
connection with the removal of such water.
1. [TO BE SPECIFIED] Contractor shall provide fire prevention control through completion
of the project, including the provision of fire extinguishers in each area of work, as
required by law.
2. All Contractors shall comply with the safety provisions of the National Fire Protection
Association’s “National Fire Codes” pertaining to the Work and, particularly, in
connection with any cutting or welding performed as part of the Work.
1. All Contractors shall comply with all laws, rules and regulations governing pollution
control; take all necessary precautions to prevent silt and waste of any kind from being
deposited resulting in silting and reduction of quality of streams. Refrain from the
disposal of volatile fluid wastes into storm or sanitary sewer systems, approved sewage
disposal systems or any waterway and from burning trash or other waste materials.
2. [TO BE SPECIFIED] Contractor shall control dust at all times and construct and maintain
temporary dust barriers.
1. Each Contractor may provide a temporary office structure for their use.
2. [TO BE SPECIFIED] Contractor shall provide temporary telephone equipment and
connect Architect/CM temporary field office to the School’s permanent telephone
system. Include provisions for fax machine and high speed data connection.
3. Each Contractor shall be responsible to provide temporary phone service.
P. Rubbish Removal:
1. [TO BE SPECIFIED] Contractor shall provide dumpsters and trash receptacles as required
for removal of all trash and construction debris. Promptly remove filled containers,
provide empty containers, relocate containers that interfere with the progress of the
Work, and pay all associated costs.
2. Each Contractor shall be responsible to deposit trash and debris into these containers and
clean their work areas on a daily basis.
Q. Project Identification: [TO BE SPECIFIED] Contractor shall provide and maintain Project
Identification signs (size 4’ x 8’); design as directed. Include an allowance of $ _______ to
provide miscellaneous construction signs.
R. Moisture and Condensation Control: [TO BE SPECIFIED] Contractor shall provide for
ventilation of all structures until completion and acceptance of the Work and shall control such
ventilation to avoid excessive rates of drying of construction materials.

Contractor shall provide such ventilation as may be recommended by manufacturers of
products being installed.
2. Upon building enclosure and/or activation of the temporary heating system, [TO BE

through completion of the project.
S. Protective Services: Each contractor may provide security service at contractor’s expense and
assumes full responsibility for thefts or damage to their work.

facilitate movement of equipment, personnel and materials between various levels of
building at no cost to other contractors.

2. Permanent HVAC system components shall not be used for heating and ventilating
during construction unless approved by CM. The Contractor utilizing permanent HVAC
system components shall vacuum ductwork, replace filters and otherwise clean and
refurbish all such components prior to substantial completion.
3. Cost of Temporary Heat and Ventilation
