The nature and scope of the investigation requested may include information obtained through personal interviews
concerning residence, verification, the number of dependents, employment, occupation, general health, habits reputation
and mode of living.
You do not have to reveal any information regarding courtesy titles, that is you do not have to state whether you are
Miss, Mr., Mrs., or Ms. Your first name and surname, (whether birth given, obtained through marriage, or a combined
surname) is sufficient.
You do not have to reveal any information regarding the receipt of alimony, child support, or separate maintenance

Maximizing Conventional Refinance Benefits
The following bullet points provide important cost savings and loan processing
information concerning your conventional refinance. Loan No.: 1010056452
If your loan will not close (rate lock will not expire) until after your next mortgage payment is due,
then please make your current mortgage payment as near the 1st of the month as possible and
immediately confirm with your processor that it has been made. Please provide your processor
with the manner in which your payment was transacted (automatic withdrawal, check, phone pay)
and the date the payment was made.
Provide your signed application and required documentation as soon as possible since this
documentation is what allows us to begin processing your loan request. Processing can take the
majority of the rate lock period depending on several different variables including each employer,
asset institution, appraisal, title company, and of course business volume.
Receipt of final underwriting approval and an update from your home owner's insurance agent is
when your loan is generally ready to be scheduled for closing. Be advised that some mortgage
companies take several days to process payoff requests.
Closing times near the end of the day and dates near the end of the month are very popular and
will be limited by demand. You will want to consider flexibility with closing times to avoid an
additional payment to your current mortgage company.
Rate lock expiration dates should be considered when scheduling your closing. Failure to close
prior to your rate lock expiration date may cause additional expense or forfeiture of your locked
rate. It is not possible to gain a better interest rate by allowing your rate lock to expire.
If it becomes necessary to wait an additional month to close your loan, you will need to make an
additional "on time" payment to your current mortgage company. Your processor will need to know
your payment has been made before starting the payoff process and final underwriting over again.
The previous bullet points should be reviewed should an additional mortgage payment become
necessary.
