LEASE AGREEMENT

THIS AGREEMENT OF LEASE executed at Chennai, this 23rd day of


August 2023, entered into between

Mr.SRINIVASAN A, S/o.Mr.Amirthalingam, residing at Villa – 31,


Chettinad Enclave Phase – 2, Pallikaranai, Chennai - 600 100, hereinafter called the
“LESSOR” of the “FIRST PART”
AND
1.Mrs.LATHA SUNDAR RAM, W/o Mr. Sundar Ram Ganeshan,
M/o 2. Mr.Suresh Sundar Ram, 3. Mr. Selvam Sundar Ram, residing at Classic
Corner, Building – 2, Flat – 104, Section 3, Matheran Road, Post – New Panvel,
Nere Village, Nere, Maharashtra – 410 206, hereinafter called the “LESSEE” of the
“SECOND PART”

Whereas the OWNER agrees to let the lease premises being Plot No.48, DABC
HABITAT, 1st West Cross Street, Polachery, Chennai – 600 127, AND
WHEREAS the LESSEE approached the Lessor to lease out the premises consisting
of House in the above said premises for a sum of Rs.8,00,000/- (Rupees Eight
Lakhs Only) free of interest towards the lease amount for a period of 11 Months
from 23.08.2023 to 22.07.2024. whereas the Lessor agreed to lease out the said
premises to the LESSEE on the following terms and conditions:-

1. The LESSEE has paid a sum of Rs.7,00,000/- (Rupees Seven Lakhs Only)
towards the lease amount for the schedule mentioned premises to the Lessor
and the Lessor hereby admit and acknowledge the receipt of the same.
Balance Rs.1,00,000/-(Rupees One Lakhs Only) will be Paid on or before
23rd of October 2023.

2. The Lease period is 11 Months from 23.08.2023 to 22.07.2024.

3. The LESSEE agrees to pay per month the Electricity as Meter Pay to direct
Electricity Board by Lessee.

4. The parties hereto agree that the LESSEE shall utilize the premises for
residential purpose and the schedule mentioned premises shall not be used
for any commercial or unlawful purpose.

5. The LESSOR or his agent shall be entitled to inspect the premises at any
reasonable time during the day by giving previous notice to the LESSEE.

6. The LESSEE agreed to maintain the premises neat and tidy and she shall
hand over the vacant possession of the schedule mentioned premises to the
lessor on the date of expiry of this lease period without causing any damage
to the structure. In case there is any damage the money can be reduced from
the Lease Amount.
7. The Lessor agrees to repay the lease amount of Rs.8,00,000/- (Rupees Eight
Lakhs Only) on the date of expiry of the said lease period to the LESSEE
after deducting the damages or compensation caused by the LESSEE if any.
8. The LESSEE shall keep the premises in good tenantable condition and shall
carry out necessary repairs, as and when it is necessary, at their own case.

9. The LESSOR alone shall be liable to pay the property tax or any of the levy
levied by appropriate authorities in respect of building.

10. The LESSEE shall not sublet the portion in part or full or transfer or assign
the tenancy to any other party without the written consent of the LESSOR.

11. Both the parties hereto agree that this lease may be terminated during the
lease period by giving (3) Three Months.

12. Both the parties agree to exchange each other the lease amount and
possession of the schedule mentioned premises respectively on the date of
termination of the lease.

13. This Lease agreement can be renewed on mutual consent of both the parties
on expiry of the same on mutual consent of both the parties.

14. The LESSEE shall not commit any unlawful activities.

15. THE LESSEE should paint the complete house on vacating the premises or
shall pay the amount to LESSOR

Kitchen : 2 Nos Tube Light & 1 No Exhaust Fan
Master Bed Room : 1 No Tube Light
Attached Toilet : 1 No Holder with bulb & 1 No Exhaust Fan

Attached Toilet : 1 No Holder with bulb & 1 No Exhaust Fan
Common Toilet : 1 No Holder with bulb
Terrace : 1 No Holder with bulb
