Dear Sir,
With reference to the site visit made by Mr. Dipesh Sharma on 4th Sept. 2023, we present you a brief
Observation Notes.
Visual Structural Assessment and Repair Proposal:
SITE OVERVIEW:
The site assessment was conducted at Mr. KC Jain’s apartment on the 2nd floor of mansarovar
building exhibi ng notable structural distress at some places. The building's age in addi on to its
loca on of coastal area, has contributed to visible damage and deteriora on in key structural
elements.
Since, the site is not completely naked and there are s ll frames of false ceilings in rooms and hall
area, full false ceiling in bathrooms and there has been cladding done to several columns and beams
in the apartment making it difficult to assess completely. Also Note, one of the bedrooms was locked
on the day of visit and access was not given. The structural repairing of ceilings of a bedroom was
under process on the day of visit.
Although, Most of the Other RCC units has been exposed and has been thoroughly checked and
markings {X} has been done on the patches where it debonded or spalled concrete is observed.
OBSERVATIONS MADE WITH VISUAL ANALYSIS:
A thorough visual examina on as well as tapping at several exposed and accessible parts of RCC units
unveiled widespread cracking in the ceiling patches of the apartment.
Certain ceiling patches, in par cular, display conspicuous fissures and substan al degrada on.
Small sec ons of patches in columns and beams are also present signs of damage, with visible
concrete spalling and cracks.
DETAILED FINDINGS:
The ceilings in both the rooms on the LHS of Hall (when facing hall window) showcase a
spectrum of crack sizes and debonded patches ranging from minor fissures to pronounced
fractures.
Severe spalling of concrete has been observed in parts of ceilings in kitchen and both
bedrooms. One of the Ceiling por on adjacent to bedroom window shows signs of previous
repair but fully debonded surface with disintegrated steel. This por on of ceiling need to be
carefully and skilfully treated.
The Corner of Hall window showed sign of extremely distressed RCC beam over the marble
strips. On removing broken marble strips and chiselling the concrete beneath, it is found to
be a concrete lintel below the beam which is debonded with the beam hence distresses &
damaged.
Other varying characteris cs of these cracks suggest different causal factors and dura ons of
distress at some spots
PROBABLE CAUSES:
The building's considerable age has contributed significantly to gradual deteriora on and
weakening.
The loca on of the building is near the coastal area hence corrosive factors are heavy.
Environmental influences like moisture, temperature fluctua ons, and humidity have likely
amplified the cracking.
Historical modifica ons, renova ons, and changes in load distribu on have introduced
structural imbalances.
RECOMMENDATIONS AND PROPOSED TREATMENT:
A er a comprehensive evalua on, we propose the following remedia on measures to reinstate the
structural integrity of the ground floor shop:
Implement a comprehensive range of structural treatments, including:
Reinforcement Corrosion Treatment: Arrest the corrosion process to enhance the lifespan of
exis ng reinforcements.
New Reinforcement Installa on: Introduce new reinforcements strategically to reinforce
weakened structural members.
PMM Treatment: Apply a strengthening technique using pre-stressed materials to restore
load-carrying capacity.
GI Net Reinforcement: Introduce GI Net reinforcements to highly damaged slap por ons.
CONCLUSION AND URGENCY:
The condi on of the structural components within the Apartment of this aging building is of concern
with development of cracks with me on any finishing work over distressed units. The cumula ve
effect of me, environmental factors, and prior modifica ons has culminated in a precarious state
that demands some a en on. It is strongly advised that prompt ac on be taken to ensure the
structural soundness of the premises and mi gate any poten al issues.
