DIVISION 1: GENERAL REQUIREMENTS
A. SUMMARY OF WORK
The work described in this AGREEMENT involves providing all necessary materials tools and equipment
for building a TwoStorey Residence With Attic in Kawit Cavite. All tasks outlined in the specifications
must comply with the general conditions (UAP) document 301.
B. WORKMANSHIP
Skilled individuals who are experienced in the specific type of work must complete all necessary tasks.
The OWNER can ask the CONTRACTOR to replace workers who do not meet quality standards or
behave inappropriately during construction. High-quality work is expected at every stage.
C. EXAMINATION OF SITE
1. Location examination prior to offering is required for the premises and all conditions in that.
Consider all such conditions which will influence work and no extra expenses will be engaged for

D. PROTECTION OF WORK AND PROPERTIES

E. PROJECT COORDINATION AND SUPERVISION 1
1. Securing Subdivision (Homeowners) Regulations and Restrictions is the CONTRACTOR's
responsibility. The contractor is required to comply to all homeowner requirements and communicate
with the architect and construction MANAGER or OWNER for any necessary plan modifications.
2. Contractor is in charge of organizing all the many tasks and crafts involved in the project,
including any subcontracted work.
3. To oversee the building job, the CONTRACTOR must hire capable and effective ARCHITECTs,
Engineers, or Superintendents.
4. During working hours, the CONTRACTOR shall provide a site engineer or certified
superintendent to the project. Complete sets of construction work schedules, logbooks, and relevant
paperwork and permits must be made available at all times on the job site.
5. The CONTRACTOR is obliged to give a copy of the minutes to the OWNER and ARCHITECT.

F. SUBMITTALS
All permits including homeowner’s permit, building permit and municipal permit shall be secured and
facilitated by the CONTRACTOR.
1. The following must be submitted by the CONTRACTOR for approval to the ARCHITECT and
CONSTRUCTION MANAGER:
a) Every permit needed to carry out the building
b) Estimated Quantities List with respective values
c) The Construction Work Schedule with the relevant value
d) Shop drawings for any fabrication-related tasks
e) Any mock-ups that the owner, construction manager, or architect requests
f) Finish sample sets and materials provided by the contractor
g) Samples of materials provided by the contractor and utility (plumbing and electrical)
h) The OWNER must get all keys and locks to rooms and entrances that were purchased from
hardware during building to address security issues. The CONTRACTOR is not permitted to
replicate keys or any associated the work area
G. PROJECT RECORD DOCUMENTS
1. The CONTRACTOR is required to maintain copies of all construction documents and meeting
minutes (in two sets), logbooks, and other records always available on the property.
2. All books, records, and other paperwork pertaining to the construction contract must be kept by
the CONTRACTOR for a five (5) years following the last payment
3. All construction meetings must be minuted by the CONTRACTOR. Minutes must be provided in
copy within four sets. Within three days following each meeting, the OWNER and the ARCHITECT will
each receive a set. Whenever possible, At the construction site, supply one set that is in good shape.
H. TESTS
It is the CONTRACTOR'S responsibility to acquire laboratory testing for components (such as samples of
concrete mixture, certifications for steel goods supplied on location) as instructed by the ARCHITECT;
get laboratory examinations for non-OWNER provided items to the owner at no additional cost.
I. CONTRACT CLOSE-OUt

d. TEMPORARY SITE FACILITIES
1. Temporary Facilities: The contractor is required to provide an office for the following
purposes: construction site office; full-service resident architect/engineer office for
matters pertaining to project supervision.
2. Other Temporary Provisions:
• The General Contractor shall provide all temporary lighting, power, water supply and all
necessary facilities sufficient enough for the simultaneous use of all possible fields of work to
complete the project.
• The General Contractor shall provide the necessary number of warehousemen to ensure
security of construction site.
• The General Contractor shall provide at necessary no of units of Fire extinguishers.
• The General Contractor shall provide Billboards for precautions for Public Safety.
• Other provisions as required by the National Building Code
D. STORAGE AND FILING OF MATERIALS
1. Delivery: General Contractor shall ensure that materials are
properly turned over and delivered on site in good quality and condition. A time
and delivery record shall be available.
2. Storage: General Contractor shall designate and/or allot a space
to sub-contractors for storage of their materials and for erection of their sheds
and tool houses (if necessary). Materials shall be arranged properly and
accordingly in terms of sizes, quality, quantity, category and time of use.
3. Warehouse shall be maintained properly by a designated person
of the General Contractor.
4. All cement, lime and other materials affected by moisture shall
be stored on platforms and protected from weather. Materials shall be stored as
to insure the preservation of their quality and fitness for their work. Stored
materials shall be located so as to facilitate prompt inspection.
5. Should it be necessary at any time to move materials, sheds or
storage platforms, the Contractor shall do so at his own expense.
