CONTRACT OF LEASE
KNOWN ALL MEN BY THSES PRESENT:
        This contract of lease made and entered into by and between-
MARY ANN A. ANGELES, is a legal aged Filipino with residence and postal address at 377 PACHECO ST.
TONDO MANILA, hereinafter referred to as the LESSOR.
-and-
       TUTUBAN PROPERTIES INC., with office address at 2nd Floor Centermall
Building, Tutuban Center CM Recto. Avenue, Manila,1012, PH hereinafter referred to as
LESSEE.
        That the LESSEE desires to lease a portion of the ground floor with an area of approximately
58.12 square meters of 2nd F MS2 Tutuban center mall Building, Tutuban Center CM Recto. Avenue,
Manila, Manila, 1012, PH subject to the following terms and conditions:
    1. TERM                       : That the period of the lease shall be twelve (12) months to commence
       on the 1st of February,2024 and expires on the 30th of January, 2025.
    2. RENTAL RATE                : That the rental for the premises shall be FIFTEEN THOUSAND pesos
       (P15,000.00) a month payable in advance with out necessity demand, on or before the first five
       days of each month.
    3. PAYMENT/DEPOSIT            : That upon signing this contract, the LESSEE shall pay the LESSOR the
       sum of THIRTY THOUSAND pesos (P30,000.00):
                        a. FIFTEEN THOUSAND pesos (P15,000.00) as ONE month’s DEPOSIT.
                        b. FIFTEEN THOUSAND pesos (P15,000.00) as an ADVANCE rental for the first
                             month.
                        The first items to be held by the LESSOR while this contract of any renewal there
                        is in effect – to answer for any change, expenses or any other claims that the
                        LESSOR may have against the LESSEE, it being understood that this amount shall
                        be refunded and/or charged off against such claim’s expenses, charge upon
                        termination of the lease.
    4. IMPROPER USAGE             : That the LESSEE agrees not to make or suffer any illegal unlawful,
       improper and or offensive use of the premises (such as disco, bar, gambling house,, etc.) other
       than as herein specified.
    5. STORAGE                    : That the LESSEE shall not stored or keep in the leased premise
       explosive, inflammable or combustible materials and shall abide with the existing laws,
       ordinances and regulations of the proper authorities.
    6. DAMAGE TO PREMISES : That the LESSEE agrees to pay and defray, at his own cost and
       expenses, any damage to the premises cause by negligence or default of said LESSEE, his
       servants or visitor.
   7. UTILITIES                  : That all expense for water, electricity services incurred. In the leased
       premises shall be for the account of LESSEE.
   8. IMPROVEMENT                : That the LESSEE shall not introduce improvements within the premises
       without the consent and approval of the LESSOR and any fixed improvements introduced shall
       become the property of the LESSOR excepts fixtures and improvements is removable or
       separable there from without breaking or impairing any parts of the premises.
   9. FIRE LOSS                  : That in case the lease premises or part thereof be destroyed or
       damage by fire or any unavoidable incident so as to render premises unfit for use, then the
       rental shall be adjusted accordingly and in case of total destruction. The lease shall be
       terminated outrightly.
   10. SANITATION                : That the LESSEE shall comply with all safety regulations and shall
       maintain the leased premises in clean and sanitary conditions at all time.
   11. NON-PAYMENT               : Should the LESSEE fail to pay rental for two (2) months or if the LESSEE
       neglects to comply with any of the covenants, conditions, agreements or restrictions, stipulated
       above, this contract of lease shall be vacated peaceably by the LESSEE for the discretion of the
       LESSOR.
   12. TURNOVER OF THE PREMISES : That is understood that upon the expiration or termination of
       the lease agreement, it shall be the obligation of the LESSEE to promptly deliver the leased
       premises to the LESSOR in a good and tenantable condition in all respect as when delivered
       pursuant to this contract – reasonable wear and tear accepted.
   13. BREACH OF CONTRACT : Any breach by either party of any term or condition herein stipulated,
       shall entitle the other party to rescind this contract. Furthermore, in case of breach of the
       LESSEE, the LESSEE should pay the LESSOR ONE (1) month rental fee for penalty.
IN WITNESS WHEREOF, we hereunto affix our signature this __________ day of _____________, 2024 at
Metro Manila, Philippines.

        Known to me and to me known to be the same persons who executed the forgoing instruments
and who acknowledged before me that they executed this Contract of Lease and that the same is their own
free and voluntarily act of deed.
       This instrument consisting of two (2) pages, signed by the parties.
