KNOW ALL MEN BY THESE PRESENTS:
I, MERLYN P. ILISAN, of legal age, Filipino, married to Carlito
Ilisan and resident of Tumcon Ilaya, Pototan, Iloilo, Philippines, hereby
manifests:
WITNESSETH
That I am the sole heir of the late SPS. ENRIQUE PARREÑAS and
JUANITA GRANADA PARREÑAS who died intestate leaving no will and
no debts sometime on ______________________ and ______________________
at Pototan, Iloilo, Philippines, respectively;
That during the lifetime of the late SPS. ENRIQUE PARREÑAS and
JUANITA GRANADA PARREÑAS, they are co-owners a parcel of land
identified as Lot No. 788-B, covered by Transfer Certificate of Title No. T-
92472, located at Brgy. Luna, Jaro, Iloilo City, Philippines, which parcel
of land is more particularly described and bounded as follows:
TRANSFER CERTIFICATE OF TITLE
No. T-92472
“A parcel of land (Lot No. 788-B, Psd-06-019638) being
a portion of Lot 788, Iloilo Cadastre, Cad. 20), situated in the
District of Jaro, City of Iloilo, Island of Panay. Bounded on the
SE., along line 1-2 by Lot 789, Iloilo Cadastre Cad. 20; on the
SW., along line 2-3 by Luna Street, on the NW., along line 4-1
by Lot 790 Iloilo Cadastre, Cad. 20 x x x. Containing an area
of FORTY-FOUR (44) square meters, more or less.”
That pursuant to Sec. 1, Rule 74 of the New Rules of Court, I
hereby adjudicate unto myself the twenty-two (22) square meters,
portion of the above-mentioned parcel of land free from all liens and
encumbrances.
WAIVER OF RIGHTS
That for and in consideration of my love and affection towards my
first cousin, MA. EDNA MAMON-BAYLEN, I, MERLYN P. ILISAN, hereby
WAIVE, TRANSFER and CONVEY all my rights, interests and
participation over the one-half (1/2) share equivalent to twenty-two (22)
square meters of the above-mentioned parcel of land which I inherited
from my late parents Sps. Enrique Parreñas and Juanita Granada
Parreñas in favor of MA. EDNA MAMON-BAYLEN, of legal age, Filipino,
married to Glenn Allan Villanosa-Baylen and resident of Brgy. Tumcon,
Pototan, Iloilo, Philippines, her heirs, assigns and successors-in-interest,
free from all liens and encumbrances whatsoever;

This DEED OFABSOLUTE SALE was made and entered into by

BERNABE MAMON, JR., of legal age, Filipino, married to Luz
Mamon and resident of Tumcon Ilaya, Pototan, Iloilo, Philippines,
hereinafter referred to as the VENDOR;

MA. EDNA MAMON-BAYLEN, of legal age, Filipino, married to
Glenn Allan V. Baylen and resident of Brgy. Tumcon, Ilaya, Pototan,
Iloilo, Philippines, hereinafter referred to as the VENDEE;
WITNESSETH:
That the VENDOR by virtue of the “Certification” dated January 25,
1989, duly executed by Enrique L. Parreñas, is the owner of a portion of a
parcel of land identified as Lot No. 788-B, covered by Transfer Certificate of
Title No. T-92472, located at Brgy. Luna, Jaro, Iloilo City, Philippines,
which parcel of land is more particularly described and bounded as
follows:

That for and in consideration of the amount of ONE HUNDRED
THOUSAND (P100,000.00) PESOS, Philippine Currency, receipt of
which is hereby acknowledged by the VENDOR, the latter do hereby
SELL, TRANSFER and CONVEY as he hereby sold, transferred and
conveyed by way of Deed of Sale in favor of the VENDEE, MA. EDNA
MAMON-BAYLEN, of legal age, Filipino, married to Glenn Allan V. Baylen
and resident of Brgy. Tumcon Ilaya, Pototan, Iloilo, Philippines her heirs,
successors-in-interest and assigns the portion of the above-mentioned
parcel of land containing an area of twenty-two (22) square meters,
more or less, free from all liens and encumbrances whatsoever;

particularly described and bounded as follows:
